Do not believe everything you are told by sales or project management. Models look good but quality of workmanship in house is none existent. This is the third house we have built in various parts of the country. This was the most stressful and worse quality of the lot.

Never ending Nightmare!

It is now 4 months after closing with a long punch list and plenty of promises to address the issues immediately. To date, little has been done other than to replace the entire hardwood floors. The issues are so significant that I am not able to completely unpack & get settled. Writing to the Pulte Homes President got the floors replaced but little else. My house wasn’t clean before I moved in. Professional carpet cleaner said in all his 30 years he has never seen such filth in a brand new home. I have numerous issues that are still left unattended. I am not getting a response from the people responsible. I have issues with toilets, hot water, doors - we literally have to kick the back door to exit the house. A severe fire hazard.

Stay away from Pulte in Bellwether. Deplorable workmanship and dishonesty

Numerous serious preclose problems-cracked trusses, large hole in roof, dishonest staff, no quality control, untrained trades including the use of children, etc. Upon closing we had a gas leak, no AC requiring a new compressor, our dishwasher flooded our kitchen wood floor, a utility flood, an island made of quartz 9 in too long, wavy siding, wood floorboards cut short, wavy concrete needing to be redone after close, too numerous and inexcusable to mention

This is my 4th new build and by far the worst experience I’ve ever had. From the initial purchase to selection of finishes and through the entire build, closing and first weeks of living here, it has been excruciating.—delay after delay, one serious problem after another, difficulty getting problems addressed. The one positive thing is the wonderful neighbors.

The whole experience was terrible and still is. All you do is ask for things to be fixed which should of been right from the beginning. You have to wait for everything to be done. Pulte doesn’t want to fix things that should of been done in the begging. For the amount of money you spend on these homes you should get a much better product.

Dear Del Webb not sure if this is your fault but Pulte builder rushed us through the walkthrough and said that all the items we wanted fixed would be. But Ron from Pulte who did the walkthrough with us did not tell us we would never see him again and any construction issue would need to go through Pulte Warranty and we would be held captive at the subs availability. Obviously Pulte had issues with the subs before we closed and rather than push off our closing they shifted the burden on to us the new homeowner. I identified poor workmanship on the inside and outside of my home before closing and turned in several service reports of things that I did not see before moving in (e.g., busted wall inside kitchen cabinet, hole in bathroom cabinet, hole in kitchen ceiling, bathroom fixtures not installed) Noone has reached out to me. I regret purchasing this house!!!! Its not worth the money!!!!!

Moved in house and the list of issues is long. The biggest issue is the house is a energy efficient home. We pay double on our APS compared to our neighbors that have a bigger house. By 500 Sq Feet. Find out NO flashing on back of house. AC not working correct. When you email Pulte no answer. going on 2 months living in house and AC runs at 80 degrees all the time and we still pay $450 a month on APS bill. Not happy with Pulte.

This was the worst experience I have ever had building a home. Huge company building for Del Webb where everything is sub contracted out. No pride in workmanship. Things are slapped together and beat up. Constantly pointing out how bad things were. Look through a home that’s built vs. a model home. You definitely don’t get what you pay for.

I was told that Pulte was a quality home builder, but our experience (and that of our neighbors) has been far from positive. Pulte has cut corners, downgraded its materials, and provided poor workmanship. We have had problem after problem, and I would not have bought into Del Webb had I known what I know now.

We have had multiple quality related issues particularly with finish work. We are on the 5th crew to get problems fixed over a 2 month period and the issues aren’t resolved. Our lawn looks like they planted mostly weeds and DW/pulte is not timely addressing this problem. We would not recommend buying from DW/Pulte.

The finish work on the home was absolutely awful. Wall texturing and paint work was beyond terrible, unpainted sections in closets and behind toilets, trim work looked like it was done by amateurs. We had home inspection after our move in and found multiple errors on the roof where missing tiles could let water get unit the home, the outside stucco wasn’t much better. They drywalled over vents that were supposed to be on the patio that could cause roof damage. Overall my wife and I were very disappointed for the amount of money this home cost us to have to be put through his is despicable.

Buyer Beware! Pulte craftsmanship is absolutely abysmal. Defects in trim, drywall and painting is a nightmare! So much caulk is used to cover up mistakes. What is worse is that Pulte admits that trim, drywall and paint is the cause for most of the rework. Our neighbors have the same complaints. There is a lack of training and supervision, and no apparent quality control program. All of the work is apparently being done by an army of vendors and the vendors can't get qualified workers. I would not advise anyone to buy in this neighborhood or use this builder. I can only hope things will improve. I can see court action in the future. I was constantly fed misinformation. Their main excuse was supply chain difficulties, but it is obvious it is mismanagement and lack of communication. Their contract was great for them and covered everything that went wrong in their favor, I have met 20+ homeowners and I am yet to meet a happy or satisfied one.

Painting of millwork especially Baseboards look like they were blasted with sand and debris from not prepping floors by sweeping, blowing and vacuuming floors before spraying paint. The expression if you have nothing nice to say don’t say anything at all. Period . I have a door in my master bedroom that is hanging on the floor they said they were going to fix it before I moved in never fixed it. I’ve got a door in my kitchen that’s cracked they said they put a piece of blue tape on it said they’re going to change the door that was before I moved in never change it. I bought a new house 20 years ago in Sacramento California, never had any these issues of problems. . Just honest with you with my experience
