From the moment you walk in the door and are greeted, you are guided through the process of your new home build. There is check-in and everything is on schedule. Have been pleased with the quality of our home and the Del Webb team at Southern Springs.

At the beginning we were excited and confident. During the meeting at Design Center we realized some loopholes in the process. Complete misinformed and disappointed during the building process. The quality of painting, floor, garage door and others are very low. The team from Design Center do a poor job. Many things are not fixed after signing the closing documents. Very disappointed.

You need to very detailed in communications and follow up on all request to be sure things are completed to your satisfaction.

We have not moved into the house yet.

You have to watch your builders like a hawk! No a critique of people but the slap, dash process. Hey too often were dismissive of concerns until we elevated to higher and higher levels.

We were very pleased with the entire purchase procedure. The sales group went over all the details of building our home, i.e. floor plan and cost of any additions. The people in the Design Center were extremely helpful. Our builder was always very responsive to our questions.

Quality bones. Interior paint was poor but good response to our concerns.

We expected our finished home to be of the quality of the models. What we got was something far less than that. There is a lack of attention to details, especially with the painting and chalking. The painters coming back to do the “repairs” said they aren’t given enough time and cheap paint is used.

I found the process to be very smooth. This is the first time I have had a home built. My sales persons were very good about responding to my many questions. I had an excellent field manager who always got answers to my concerns and responded very promptly to my calls/texts. The Design Center and granite store were fun and exciting to visit. Walking into my new home was wonderful...Just what I had pictured. Thanks!

From the beginning, working with the sales office, the design person, the construction manager, talking with the workers, Pulte Mortgage, title company and closing - all went so smooth and everyone was so helpful, friendly and knowledgeable. We still have some issues from our pre-closing walk-through to be resolved, but the construction manager is working with us.

Our realtor was warm and responsive to our concerns throughout the process, with pictures and updates. Other than an e-mail to transfer our funds (in red ink), we did not hear from her after we closed on the house, very disappointing since we were actually visiting another Del Webb community when homeowners were receiving their keys. The staff was enthusiastic, very proud, and gave the new residents a beautiful welcome basket. We receive a blue cloth shopping bag with a box with our new locks and keys. We expected more of a "class act." The agent in the design center was very patient and helpful. We love the design of the home itself. Everything is falling into place and how our guided decisions made it possible. During construction we lived 6 hours away. We were told that there would be a walk-through after framing. We were never informed of it, even though we made arrangements so that a family member living close by could do the walk-through for us. Our realtor said an e-mail was sent but later apologized that it was not sent. Our house is in a small pocket that does not receive cell phone service. We should have been informed of this challenge long before we moved into the house. There should have been some disclaimer. This was a major challenge and actually a health risk, especially if any emergency medical care might be needed. You had to get in the car and drive somewhere else to call. There were many things that still needed to be completed. We definitely felt the rush on Pulte's part to get us in the house so that the money could be collected by the end of the year. The property was deeded by the end of the morning. We were told to please come by later, as the house was being cleaned. We arrived at 4:15 to find the floor wet and the heat blazing, with no thermostat on the wall and the master water closet window open. We were not able to close it because a spring was broken. The house was not cleaned well; windows were poorly cleaned and paint splatters were on the floor. We later learned that the hot water was not turned on for the dishwasher. One very upsetting area to still be addressed is the dust and perhaps paint embedded in our hardwood floors. The design has stress marks in it; many of the marks now have white in them. This is truly distressing (no pun on words intended) in that while the house was under construction, the floors were never protected by any kind of cover once the hardwood was installed. This was mentioned to the staff, but it never did get covered. This was an expensive upgrade and yet it was not protected. Dust and concrete rocks were dragged into the house. Thereby, undue rough wear and tear on our floor has occurred. Also noted during the building process was a black area in the floor of the master shower. We pointed this out, but it was not addressed until three weeks after we moved into the house. The black area was mold! This is unacceptable. The project manager was very courteous and said that things would be taken care of even though we were moving in. It has been a steady stream of subcontractors moving in and out since we moved. We purchased a Samsung refrigerator which tripped because of the GFI outlet required by city building code. After a visit with the electrician and the project manager, it was not working. We have just now learned from another home owner that an arc was put in so that their fridge and washing machine would work. This was not presented to us as an option. It has taken 3 technician visits sent by Samsung with no resolution. Finally, the unit will be accepted back. However, we really like the design of our Samsung fridge and would like to keep it. We learned about the arc being installed just two days ago. Johns' first response to our call about the arc was that he was not aware about the GFI arc and that he had to check with the electrician. We have experienced a great deal of stress regarding the many challenges we have dealt with, including the infringement of our time (very extensive regarding the fridge, especially) and having to be available so that subcontractors could resolve the issues. With the follow-up concerns, all staff members at one time or other (Chris, Paul, John) did respond with, "It's not my responsibility." Very slowly our many concerns are being addressed, sometimes with a supportive response from the team, sometimes with resistance. This whole experience has been stressful, disappointing and unexpected. We chose to go with Pulte Bldrs. and Del Webb based upon our experiences with Del Webb communities. ... More

Everyone of Del Webb's people were helpful and courteous throughout the entire process of buying and building. We were quite impressed!

This has been quite an experience moving to this community as we had been at our previous home for 41 years. This is a quiet, lovely community for seniors. The building supervisor Gary, has been a saint guiding us through the process and helping us with problems that have come up. I cannot say enough about this man how helpful that he was. Unfortunately, in the beginning we were told and promised there would be cell service in this community. If you have WiFi in your home your cell phone may work at times. But, outside and traveling through the community it is hit and miss. We were told recently after we purchased our home the cell towers are not turned on because a small group of younger residents in the area are afraid for their children living near a cell tower. Unfortunately, this was not told to us in the beginning. We feel this is a safety issue especially with seniors when an emergency arises in your home or walking the community and you may need help. We will address this to the HOA and hopefully this issue will be resolved. But, it does not look promising. A beautiful place to live and it will be even better when the new commercial site will provide the amenities that are needed. ... More

I bought my home from the phone. I am from another state, however, my realtor and the sales agent were fantastic. I made a lot of calls and they had a lot of patience. If you are lucky enough to select upgrades make sure you think everything through.

Builders make every effort to ensure the buyer is completely satisfied with their purchase.

The only response we get is "sorry that's not covered", go hire a contractor.

I walked in to my new house for the first time to find dust everywhere, paint everywhere, need for touch ups everywhere and many issues that even now after a month and half have NOT gotten fixed. Extremely dissatisfied. :(

Quality house with usual response to issues.

Our sales consultant Elizabeth was absolutely amazing! She, in our opinion was the best thing in the whole home buying experience! Danny, our project manager has been a great help as well. It is clear that Pulte has some outstanding people on their team. The quality of the workmanship in the construction of our home has been quite impressive! Overall this home purchase has been an enjoyable time and we are very happy in choosing Del Webb Orlando.

Most materials are the lowest cost in the market place
