Sales person was great until problems with construction surfaced and then all communication ceased. construction supervisor failed to answer most of our inquires and failed to follow thru on verbal commitments whether they be communication or physical construction. We were not at all pleased with his performance. The warranty supervisor after we closed was excellent with quick response and stayed on top of the contractors when they failed to make the repairs properly.

Our 2nd Home from Del Webb/Pulte... Base price is good, but options are expensive at the design center You can do better buying them after close and having them done by a independence contractor if you have the time and patience. Once the houses were completed there were lots of small issues with the houses that take a lot of time to resolve. Chipped Floor tiles, walls out of square, drywall issues, roof issue, etc. Nothing huge, just lack of attention to detail by the subs as they are under pressure to deliver the house ASAP and get paid "By the job", leaving repair people to clean things up after closing. Recommend that you get a qualified home inspection soon after closing to find everything and get the repairs underway as it will take several months to get everything completed. ... More

Amazing

We--and our neighbors--were rushed through the process of selecting our finishes and electrical. Strongly suggest you be actively involved throughout the building process. We were from too far away to check on things. To our surprise, they started building before we could sell our home. (We had planned to rent in the area while building.) Consequently, outlets were in the wrong place, and a toilet is noticeably off center. Even so, I love my home and the area. I feel it is over priced for the quality ; their paint is horrible and it's applied sloppily. You are really paying for a lifestyle--not a home. Poor performance

Very easy to work with. So many selections to choose but all quality. Easy to work with during the entire process, start to finish.

Shelley is a great sales person and Nick did great follow up for the things that needed to be fixed after purchase!

Buying a new home should never be the horrific experience that it was for me. Too many delays. The lack of gas meter installation caused a major delay which caused me to have to live in a hotel for 2 weeks and pay a lot of money for storage of my personal belongings and pet care. It was a total nightmare. During initial delays I had an agreement with the builder which I have yet to be paid for and it’s been almost 2 months. I have inquired about it several times and have gotten no response. I am tired of begging. In the first week after moving in there were big and urgent issues which went ignored for quite some time. After making my first repair list the CS manager responded quickly which I really appreciated. There were a number of areas that showed poor workmanship. Many things didn’t seem to work properly and left me thinking whether anyone checked or tested anything. I did not get a junction box to connect a chandelier in the dining room ceiling. I was told by many different people and many different times it was standard yet there was none installed in my house. I could go on. Everyone was responsive. Our questions were answered in a timely manner.

The construction process was on time. The sales and construction staff were very responsive. The house itself is of great quality

Minor problems were fixed by friendly workers.

get home inspected prior to closing and walk through with field manager. Take lots of pictures and write down all adverse issues; anticipate long waits to get repairs done. Check all keys for operability including mail box and golf cart garage prior to closing; we didn't get correct mail keys (we were assigned to different mailbox by USPS than Del Webb thought) for 7 wk.

Throughout the building process, we were informed of all the extras the Del Webb/Pulte puts into a home. Any cosmetic problems we had were handled very quickly. We are happy we purchased this home.

They definitely have this house building down to a science. Wonderful experience. I love Festival. It's so nice here.

Was unhappy with, how the crew forgot to install the Loop that was always in contract, so they had to compromise our main slab pour breaking it up to go back and install something that should have been install correctly. They export garage floor to cover the defect, but the expiry job was poorly done many pits in floor. Backsplash wasn’t happy with the finish. All the tiles are not level in home with some chips.

Advise them to the home closely inspected before closing.Walls are not square, cracked or chipped floor tiles,grout all over the mop boards, stucco comming off the exterior,

Just moved into our home Fall 2019. Finding issues of poor workmanship daily. The exterior of my home looks like a 10 year old painted it. Promised many things that were not followed through with. Pest control system that was supposed to be installed was just “forgotten”. The contractor landscaping is sloppy with little thought being put into it. On the positive side, the views are spectacular and our neighbors are wonderful. Pulte needs to improve communication between supervisors and contractors and set a higher standard for finish work.

I love how efficient this house is. With the in wall pest tubes and exterior termite ports. Solid construction and very low energy bills. So far everything is top quality.

The home is beautiful and the customization we did was well worth it. The one area of concern and less than satisfied is the warranty process. While the customer service agent was very thorough and notated all our areas of "need work/repair"; there was a complete lack of oversight when the trade workers came to execute on the directives. Expecting a homeowner to understand and explain the requirements to the trade workers with no construction expertise is not effective and results in inadequate repairs or repeat visits. My homeowner suggestion is that the project manager, or their designee, needs to be here when the trade workers arrive, to ensure clarity of what needs to be done. ... More

Closed on 10/31/2019 and discussed all problems that needed to be fixed with project manager. We were promised issues would be taken care of prior to our moving in 3 weeks later. Upon move-in we found that absolutely nothing was taken care of; including electrical outlets not working, doors that would not close/lock, tons of unfinished painting/drywall, and a house filled with construction debris, dust, filthy windows, etc. The follow-up with customer service has been tedious and time consuming. Here we are weeks later and only a few of the issues have been resolved. I've learned in life that if you find problems at the "bottom" that usually means there's problems at the "top". Pulte comes out with a survey almost immediately after you move in. Be sure the "punch list" is totally remedied before you rate your foreman.
