Great gated community with great amenities.

It has required multiple visits to resolve a couple issues. Love the layout of the house and 98% of the construction went smoothly. Our construction manager Mike has been very helpful trying to resolve a couple of issues. The subcontractors have required multiple visits on a couple issues that Mike assumed the would schedule and take care of the issue on a single visit. The house overall has met our expectations, this being the 4th house we have constructed in the Phoenix metro area.

Issues get resolved but seem to take a long time.

Love the floor plan and openness of our Dunwoody Way. Biggest complaint we have is Pulte’s lack of flexibility. You can have anything you want as long as it is on the menu, but if it isn’t on the menu don’t ask and don’t ask for substitutions or any changes to their plan. Was forced to install their light fixtures despite not liking them. After closing we then had to remove theirs and install what we liked. What a waste!

Everything went very smoothly and all the Pulte people were very helpful and kind. We love our new home.

Was not told - need insurance for golf cart - garbage comes at different times - not told how to keep windows clean - who do I hire - backyard tree planted is dying - do I call someone - had problems with thermostat- wi-fi went out last night - did not expect this for a new home - -

Materials used in build out are cheap, thin sheet rock, watered down flat paint, flooring less than average easily scratches with the slightest movement of furnishings, requires soft pads on bottom of every furnishing, heels on shoes easily scratch, small dog nails scratch, in other words, not conducive to living unless you plan to sit and not wear shoes or move, grout not sealed and not an option, thus spec home used white grout which easily gets dirty. Overall the quality of the materials used to build Pulte homes is less than average.

Home was delivered exactly on time as first estimated. We were kept well informed throughout the entire process.

Some of the sixteen problems we reported with our brand new home included an improperly-installed dishwasher that leaks every time we use it, a clogged shower drain, a broken door lock, a scratched refrigerator with non-functional ice maker, a defective water softener, two worker-stained carpets, and just discovered—“marble” kitchen counters that change color in response to becoming wet. Several of these have been fixed to our satisfaction, but some we’re still waiting for action on.

Just wish someone would help me figure out how WHAT I purchased operates!!!

From the moment we first met the Oxford Greens Sales rep, Ronda, and then, the Construction Manager Tony, and Customer Service Facilitator Keven, ALL of our questions, choices and related concerns about lot choice, material and options choices and the construction process were addressed promptly, honestly in our best interests, and completely accurately. In addition, all of the projected construction completion dates were met. Our new home is everything we had planned and hoped for, and the Fairview at Oxford Greens community and site facilities are fantastic.

Contract workers were often sloppy and they had to redo. Response by Pulte construction manager was great as is the response by the customer care manager. BUT with some poor quality products used and sloppy installation it does not give us a sense of security for this new build.

We found the project manager and warranty follow up person very responsive. Community Director a bit less so. We are in our third round of getting punch list items taken care of by the contractors the warranty person has specified. Overall I am satisfied with my commitment to Del Webb.

We were very impressed with Del Webb/Naples from our first visit, and now in our first month of new home ownership, we are very satisfied and happy with our new home. Every step of the process, from initial visit, to sales discussion, purchasing, watching the construction develop, to closing, to orientation and moving in was very positive. We can't say enough about the people in Del Webb and Pulte we met during the process. They were all terrific! Del Webb/Naples builds a very good home at a very good price, and they have created a very nice place to live here in SW Florida.

As much as I love my home I can see lots of issues that weren’t properly taken care of. Pulte’s fix for everything is caulk! If your able to visit your home site, do it. We can see that the quality of workmanship is lacking. Before moving in our home we addressed several items with our home build supervisor but he was lacking in getting things done properly. We did threaten to not go to closing and most items were “done” in a rush to get us to close. I will say that the warranty rep (James) is Pulte’s saving grace. He has been wonderful at getting things taken care of. I can not stress enough making sure that the site supervisor is on top of all the work done by the contractors that are working on your home. This is my second home with Pulte in the same Del Webb community and I can see the difference between my current home and my first and can see the lack of workmanship on my new one. ... More

Would highly recommend

The floor plans available are really nice. Even though most people choose the Magnolia or Tangerley, the exterior elevations and brick choices make the neighborhood varied. We had a decent experience during the build process where the majority of things were repaired when we or our inspector pointed out. but we are still waiting for a cabinet shelf to be repaired (promised it would be done two weeks after closing). They also built our garage door openings crooked and attempted to repair right before closing and they are still slightly crooked. The worst part of the build is the Sheetrock. Window openings vary by 1/2” from top to bottom and you can see the seams on most all ceilings. If you build HIRE YOUR OWN inspector. Do not trust they will find the problems before closing on their own. Our inspector found multiple issues with the HVAC and wood floor installation and they were repaired before closing. Their inspector did not find these problems. Warranty service after move in is very responsive. As with any new home the upgrades are expensive. The Pulte design center is really nice and the designers were extremely helpful. The home seems to be very efficient. It maintains the temperature without constantly running the HVAC system. There will be issues with any home build and overall we are pretty happy with our new home and the neighborhood. I would highly recommend this neighborhood and the homes. Quality of workmanship in various trades that Pulte Homes is using is severely lacking, not only in my new home but seems to be consistent with many neighbors I have spoken to. Hard to notice every little thing or detail on final walk through. Even after some of the corrections are made, they are still deficient in quality work. Either Pulte is hiring subcontractors that do not have extensive home building trade experience or their subcontractors are not utilizing experienced people that take pride in their work. They seem to just rush through a project so they can go on to the next project. Very disappointing. ... More

Most home buyers end up doing the quality control function for new homes with many and varied issues. Poor paint, caulking, tiling are common as are more serious issues with roofing, missing insulation, granite quality, HVAC balancing, noisy vents when the wind blows 10mph, etc.etc The builder claims to minimize the “cookie cutter” look but bends the rules on occasion when it means a sale and does not take advantage of opportunities to add variety through house or paver colors, landscaping, and other exterior options. Interior options are very limited and base level of flooring, cabinets, appliances are among the lowest level and quality available. Expect to pay significant amounts beyond the base price to get even average (big box) quality upgrades as well as very high lot premiums. Sales and marketing are the strengths, construction management understaffed and inadequate to manage subcontractors and level of homes under construction. ... More

Communication was poor throughout construction process until very end. Updates inconsistent and issues were not handled timely when brought to Pulte’s attention resulting in continuous repairs for few months post close. Certain trades were careless and lacked detail without accountability. Lot and surrounding area trash was extraordinary with no regard for owner’s expressed concern. Good effort was made by Pulte and some vendors post-closing to correct outstanding issues (but not painter which did a less than mediocre job) but most should have been addressed during construction which would have significantly reduced time to coordinate repairs on behalf of everyone and homeowner’s frustration. ... Design is good. Accessory systems very thought out, real value. Lot size on the small side. Workmanship not very good.

We love our new home. Our construction supervisor was responsive and professional. The sales staff was helpful with every question, and patient through the build process.

Elaine, our salesperson was awesome. Our project manager for the construction, Mike was very helpful and took care of concerns promptly. Love our new home!

After a nightmare with closing we still have paint on the carpet. Holes in kitchen cabinets. Paint coming off outside trim. Loose window screams. Stain on walls. Very disappointed and feel as if I wasted my money. Would never buy from Pulte or in a community with them as a builder.
