Follow up was very poor through out the process and the initial walk through was a waste of time because non of the issues were corrected. Our warranty person is trying but the sub-contractors are not easy to work with.

Large bureaucracy that struggles to provide customer service.

Disappointed in dealing with the Pulte bureaucracy when trying to get minors changes made during the build process. Pulte was more concerned with the process of building your house than it was to making sure they provided great customer service. Had to pay a $250 service charge to change out a refrigerator that cost less than the refrigerator that Pulte had scheduled for the house. Painting is a very poor quality and still cleaning or touching up paint issues.

I have been a loyal Del Webb follower since my parents lived in a Del Webb community in Arizona in the 1990s. They had such a great experience in their community and loved their home. I decided then that I wanted the same experience when it was my turn to retire. Unfortunately, the quality of workmanship and the cost do not parallel. Pulte homes are the quality of the original Del Webb name/homes. They are less original with minimal to no choices to make your home individual, and the quality of craftsmanship is poor at best. Building homes too fast and foregoing quality

Homes are being built too fast and workers are foregoing quality. We've had many issues and the most major issue will involve re-pouring the concrete for our front porch. We've been assured having to repour will not cause problems with the foundation of our home, but we are skeptical. Items we asked to be addressed in walk through were not addressed and now we are dealing with them through the punch list process. We had multiple dry wall patching issues. Paint used is like a primer and not a glossy finish making them very susceptible to markings and no way to wipe them down. ...

Workmanship is very poor. Tile work was the worst and having to have tile redone. I have had to wait for weeks for repairs. One issue after another. No one seemed to keep an eye on construction. Superintendent didn't stay on top of all the work. Cheap appliances including garage openers.

My construction manager has not been responsive to issues in my new home. I email him and text him and they are ignored. I have to call my sales person to get help. Many other issues for example I moved in Feburary but my home was done in December. When I moved in you could not tell as far as plants what was dead or alive and now I see the whole side of my yard the grass is dead and not growing in as it was not maintained while vacant. Also have five plants that are dead. There are other things as well....

On the sales side we had a serious issue with our salesman wherein we requested no futher communication with him. Never heard from the useless district manager although he was aware of the issue. Construction managment was terrible. Over Promise and underdeliver was the norm. There was no earned trust. I was told things were done and they weren't. Blatant lying. There was no supervision of the subs with no standard for quality workmanship. Construction managment accepted garbage as long as there were no compliants or no one picked up the defect. Stay away. They keep lying about the Amenity Center. When we bought, they said it would be completed by mid 2026. Then they said late 2026. Now they say late 2027!!!! The temporary one they set up has already been outgrown and people are avoiding it. Every resident here is very angry about this.

Materials used were inferior. When questions were asked they told us nothing was wrong besides nothing could be changed. We stated we would not move into this house unless fixed but again we heard we can’t do that. My manager will be very upset. It was supposed to be wheelchair accessible but it isn’t. We wanted to cancel the contract but was told you can but you’ll lose the monies put down. We will not be moving into the house and currently have it up for sale. My expectations of DelWebb were low to begin with. I have no doubt this likely seems unlikely from your end however my experience with DelWebb has been terrible from the start. The initial sales agent had to be replaced and as a result I contacted my lawyer about elder abuse which requires a level to be met to proceed. Even though the lawyer felt we met the standard I did not pursue as proving monetary damages would have been a challenge. The building process from Del Webb (Pulte) is terrible. It’s like they have never built a house before. My opinion is they are putting up houses so fast they make numerous mistakes. There is very little quality control. They think because the framing is built off site and it’s basically like a kit that just needs to be assembled it will be fast and easy. I would not recommend the builder or the staff of Pulte responsible for managing the process, and the product they produce is (and continues to be) seriously flawed. Specifically, they use inferior materials, the workmanship is shoddy, and getting them to fix warranty items continues to be a problem (even after three (3) months of ownership). I would not recommend them or the product they sell.

For this price point, the finish work was poor. There was overspray and paint drips along EVERY interior wall. On the outside, there was overspray, huge drips and a large area (2' x 2') of spilled paint on the rear porch. The 6" baseboard trim has wobbles throughout the primary rooms, the 1/4" round trim isn't cut at 45 degree angles and has no attention to esthetics, light switches and trim are not square, windows shades don't hang level due to poor manufacturing, LVP flooring has a very uneven finish, there are gouges and dents all over the home in the walls and around the door trim, chips ...

I expected better quality for the high price. Painter splattered paint all over everything (floors, outlets, outdoor pavers, etc.). Door hardward installed in the wrong place and much damage to the wood trim when trying to fix. Took 5 tries to get the correct refrigerator installed. Slab immediately cracked as did the stucco within one month. Kitchen cabinet doors scratched and two months later we are still trying to get this fixed. And more. My experience with the salesperson was great. Knowledgeable and professional My experience with Title Company was good until I asked about a special assessment. She was rude and impatient when trying to figure this out. My experience with the construction manager was good until the home was completed. He helped with a couple of things and disappeared without saying a word. Shame on him. My experience with the Care Manager so far has been responsive. Whirlpool appliances very poor quality. The gas oven was delivered broken. As of today, Whirlpool has not figured out why it has not worked.

The low voltage vendor Securepro miss labeled the codes for wiring tv hook ups. Can't be corrected since Pulte's lack of consistent plans allowed plumber to run pipes where the backing was to go. The rush to complete and lack of thorough inspection missed several item that had to be corrected after purchase. PM didn't provide shower rood for second bathroom told us to buy our own, he probably took it for himself. There is little oversiight of vendors Pulte uses. Homeowners in this community are EXTREMELY nice which is a HUGE plus.

While our construction manager listened to us there were many issues we had to bring up to him, things he should have known to do on his own. We paid to have items done a certain way and then found out that they arbitrarily would not do it. Had we known that we would have had a lot of extras done after closing. The subcontractors that Pulte uses are subpar to say the least.

We have lived in our house for a little over a month and we still have many issues. The workmanship is sloppy and has no quality. The construction managers lie right to your face. They tell you they will fix an issue and do nothing but lie. I would never buy a Pulte home again.

If something could go wrong, it did go wrong with our home build. It feels like they are building too fast with no quality checks. Our project manager was friendly but dropped the ball so many times. How anyone can be a project manager and not be organized is ridiculous. We live locally and would check on the home once a week. We found issues every single time we looked. I've been a Licensed Real Estate Broker in NC for 30 years and have sold over 400 homes. I've never seen a new home with so many issues. No heat, no hot water in the kitchen, toilets clogged up, numerous electrical issues (improperly wired and bad outlets). Shotty workmanship and finish work. Not all punch list items completed before closing and builder refuses to come back and warranty division won't fix them. I invite representatives from Del Webb to come to my home to see for themselves. Their sales video states "Quality and Commitment". We haven't seen either!
