Once they have your money they are done with you. Sent in warranty issues still not resolved.

Our homebuilding experience was positive. We love our new home.

Our sales person Meghan was very helpful in helping us select the right home for our family including all the upgrades we wanted and finishes. We got it all done in one day. Our builder Luke was very personable and competent. He responded quickly and efficiently fixed what ever the issue was. Del Webb is a well oiled machine.

From Aimee in Sales to Christine at the Design Center to Marc our builder, this was nothing but a pleasant experience. We love our new home.

AC was was a horrible design in attic. Sent from Air handler to one large box that fed the main room. Then the back of house and extra rooms were were fed off that main box. So, neither area gets proper air. They have been out 3 times. Just a bad design. And we found out installer did not put enough freon in system. Really just a bad design and bad effort all around

I believe the workmanship that goes into the "bones" of the house is very good. There were some minor issues that came up during the home inspection but nothing that couldn't be corrected. Responsiveness of the Warranty Team is exceptional. I do have some issues with the finish work, nothing earth shattering but of minor annoyance which are: -no toilet paper holders or towel bars in the bath rooms -shelving in the laundry is very high and difficult to reach -garage is drywalled but not painted -master bath door stop could be better, the way it's designed there is a high probability that the glass enclosure could be damaged by the door handle -quarter round trim work in bathrooms changes size between the vanity and the base board These are my observations and opinions based on over 40 years of home ownership and are meant as recommendations to enhance the customer experience. ... Some of the issues that were found when we had our pre-close walkthough led me to believe that the pre-close quality control was not the best. The kitchen sink had a leak. How was that not found? There was insulation stuck in the main water line of the home. Our private inspector indicated that there seemed to be a problem from one of the toilets and the project manager said he would have all the plumbing checked. Clearly that didn't happen. They had to dig up the beds in the front of the house to get the lines cleared. As far as we can tell, everything was fixed, but some of the items never should have happened. There is missing grout in the main shower that we didn't notice until we started to use the shower. Caulking was missing in the guest bath. Imrpvement needs to be made in your QC department. ... While we love the location and community we have been disappointed with the overall sales process and the quality of the home. I can spend lots of time going into the details but bottom line is Pulte has fine tuned the overall home process so that there needs ( revenue and profit) is way more important then the customer quality and experience. We built a home in AZ with another builder and that experience and quality was a million times better.

This is our third time we have bought over the years as a brand new home and we have had more issues with our Pulte home than the other two builders. The house was built with speed in mind and not so much on quality. The quality or the lack of quality comes down to inspect what you expect. speed of completion seems to be the focus versus focus on quality. Everybody is more than willing to fix the issue after the fact, but the issue never should’ve been there in the first place if the focus on speed wasn’t there. and focus and not so much on quality. All you have to do is slow down just a little bit and do it right the first time. For some reason, it seems to be a feeling that there is not enough time to do it right the first time but there’s plenty of time to do the corrections after the fact. ... More

Overall, we felt like Del Webb/Pulte were not totally honest and upfront with us during the buying experience. We were led to believe that everything in the Models was available for choice at the Design Center. Boy were we wrong. All of the nice touches added to the Models were additions by the Interior Decorators and are not available for selection at the Design Center. Then because the Community is so new, the house didn't appraise for the Sales Price and major hurdles had to be jumped so that we didn't have to come up with the cost difference at Closing. The Sales Staff can be very informative but you have to know what questions to ask because they are not going to offer any advice or heads-up unsolicited. We love our new Del Webb Legacy Hill home but we've had to make major renovations already to the ceiling fans / lighting as the only option provided was not anything that we found acceptable. You are offered only one ceiling fan/light kit or room light fixture option for the entire house which we found hideous. Before you sign on the dotted line to buy your Del Webb home make sure that you see the Design Center choices you will be offered so that you are comfortable with those decision as you don't get to make your Design Center selections until one to two months after you have signed the contact and put down a deposit to build your home. ... After my husband died, I wanted to move closer to my family and find a simpler life with a community that offered options for mental and physical stimulation. Connection to nature is important to me and it is present here...after all the construction is complete! I also needed to find community to be a part of. Del Webb has been a perfect match. Everyone that lives here is about welcome, and residents greeted me when I was just walking my dog after just moving in and knowing not one person. I feel safe here.

My husband who had Alzheimer's disease was going to live with me in our Del Webb home. Because of his disability it was imperative that we have a flat lot because he was so prone to falling. Despite knowing this information the saleslady we worked with sold us a sloped lot. The GC, Gerardo leveled the property somewhat. However it still has a steep slope. The GC was very conscientious in his attempt to rectify the condition but he couldn't make a good lot out of a bad one. And he was conscientious in trying to make the actual home as nearly perfect as it could be. I am very disappointed in my lot. The grass is awful, the landscape is spindly, and I have found 6 nails in the grass near the driveway and in the back yard. I was not told prior to purchase that I would have to pay the landscapers an annual fee of $300.00 if I wanted to have a fence installed, or I could get my own landscaper. I still have not been given a "welcome" to the community. Sadly my husband has passed away but at least I won't have to worry about him falling in the back yard. ... More

Del Webb provides a good list of standard models. The models limited and the selections are limited to what Del Webb can purchase in bulk. In 85 % of the selections they are acceptable. But Del Webb does not support unique taste. Be different is not encourage. Being unique is an add on.

From the initial contact with the sales center to the final walkthrough and closing, working with Pulte was a good experience. All Pulte employees we worked with were professional and followed up on questions, requests and concerns in a timely manner. We would recommend Pulte to anyone looking to build or buy a home!

Researching and engaging in the community has it's benefits. The pool and clubhouse and all it's ammenities surpasses any other over 55 community I've looked at.

Love the house but not enough electric breakers. The one for the kitchen island and two other kitchen plugs have tripped 3 times in a month and a half.

This wasn't our first time building a home and we've had bad experiences in the past. Building with Del Webb was a pleasure. No build is completely smooth, yet Del Webb was able to explain issues to our satisfaction or quickly respond and correct them in the field. Would recommend Del Webb.

From the moment we saw the plans for the Del Webb community, we knew we wanted to live here. The sales team and construction team were with us every step from initial deposit to closing. They made the process of buying the home easy and efficient. We love our new home and it’s built with quality products and sustainable practices.

Purchasing Pulte was a easy and smooth experience. Caryn was always available and helpful. Luis the builder supervisor was very good too. However getting house finished two months early, it felt rushed and there were a few details missed.Rob the gentleman that assisted after closing was efficient. Overall a pleasant buying experience!

The construction manager kept me updated at every stage of the build.

I closed on a pre-built home two months ago, and have only great things to say about it. I love it! The sales personnel (Logan and team) were honest and friendly. The construction under the manager (Alec) was of high quality and the attention to detail was well done. The community is active and very friendly (like family). I’d highly recommend this community and the homes!
