Del Webb community itself is great but the current builder seems to value quantity vs quality. The project managers do a great job but the subcontractors (i.e. concrete contractors) work is rather sloppy.

Good size rooms, nice appliances

During final inspection it was noted that our irrigation system extends some 8 feet off of our property onto an adjacent 20 foot storm drain easement. Staff had two men come to "fix it". They took 2 to 3 minutes and said it was taken care of. THEY DID NOT CUT AND PLUG OUR SYSTEM. THE 10 HEADS ARE STILL CONNECTED TO OUR SYSTEM AND STILL ACTIVE. That portion of our system needs to be cut and plugged. The 20 foot storm drain easement adjacent to our property has NOT had sod placed on it. There is no ceiling light in the flex room/library. The light switch is in an unacceptable location. The sod on our property was poorly installed with gaps between the sections, portions missing and rocks left on the site. The master bath floor tiles are uneven. There are still dead plants in the front yard that were dead because of the watering ban before closing. Two of the pullout trays in the kitchen are defective. The back splash in the kitchen caulking has cracked. The door to the electrical panel in the garage does not latch. There is considerable construction in our area. There is NO daily cleanup effort made. The roads are left with mud and grave all over. The once per week street sweeping is grossly inadequate. Mud tracks on vehicle wheels onto the driveway and into the garage and tracks into our homes when we walk through the mud. ALSO, UNACCEPTABLE!!! We have spoken with two Pulte employees about these items. We were informed to send an e-mail which has been done. WHEN WILL CORRECTIONS BE DONE???? Represented ceramic tile as wood look vinyl floor. My truck will not fit under garage door height. Del Webb does not do lawn maintenance on home owners property. There is not a golf course next to Sweetgrass Del Webb.

Homes are nice, and we love the complex, but upgrades are excessively expensive. Head construction supervisor promises quick fixes for issues but doesn’t follow through and requires numerous attempts to get things done. We are still waiting on several issues we were promised would be done within a week, a month and a half later.

We've been in our new home a little over a month. So far, so good. These Del Webb homes are spec homes, not custom homes, so the quality of workmanship and materials is average to above-average and adequate for the average buyer. Del Webb/Pulte has been responsive to warranty issues which have been fairly typical and no more than might be expected.

I love it and enjoy meeting new people and love my home. Want to share it with Family and Friends...

We had several cosmetic issues when moving in, which the company has been pretty good to work with. We had a significant backsplash issue on the kitchen which led to it being torn out twice and re-done. On the third time, they upgraded the backsplash and got it right. The other significant issue is that the stairwell is out of square. When we reported it (prior to closing) they adjusted the kick plate at the bottom step so it appeared square compared to the flooring lines. However, walking down the stairs, it was obvious that the bottom step is 1 1/2 inches deeper on one side than the rest of the steps. Several “quick fix” attempts have been made to correct it without success. This issue includes the side plate being shorter on one side at the bottom of the stairs. In our case the only person who did a five star job was the floor installer. The painters put the thinnest coat paint over walls and baseboards without wiping them down so most of our walls and baseboard are gritty. Drywall has dents. The bottom of doors were never sanded so jagged paint job there, all fans install improperly the heater never got connected. The patio has same problems with paint none of the nails were chalked were talking at least 100 nailhead, lots of cracked wood, many of the fascia boards holding up the roof have large cracks, gate damaged. We are very pleased with outcome. We built our house while living 500 miles away. Our field managers gave us frequent updates and answered all questions very promptly.

Good experience!

From beginning (starting with the sales person Al) to end (finishing with the construction supervisors, Oscar & Tommy) it was a good hassle free experience. The most important question is, based on my experience, would I do it again? The answer is a resounding "YES".

Our experience was wonderful. We had communication with everyone that was involved. We FaceTime and saw our home in progress before and during.

Overall experience was very positive and would recommend if you’re looking to build. Dates were outlined from beginning that highlighted key dates throughout the process and all the way though closing. These dates were almost exactly as outlined/promised that provided and allowed for us to have clear expectations during the process. Also foreman provided updates, pictures and progress every Friday that also provided great insight. Very pleased with quality, communication and overall process. We’ve built several house over the years and this was by far the easiest and most accommodating one we’ve ever experienced! I wouldn’t hesitate to ever go through this same process with Del Webb again although we aren’t moving! Salesman, interior designer and job foreman were all excellent resources and Bert helpful and knowledgeable! ... More

Cabinet quality lacking. Flooring options too expensive. Go builder base flooring and use outside contractor. Cleaning and prep for closing are dismal. Unfortunately squeaking wheel doesn’t always get service

I was not present for the building of my home, but Del Webb met my need to monitor progress on construction with a virtual meeting and by meeting with my representatives in my absence. When glitches did arise, I found the help of my sales counselor and, later, my field supervisor invaluable. Post move-in, they have been very responsive to my requests.

The sales part of the process was excellent. They worked with us and answered all of our questions that we knew to ask. I am disappointed with the workmanship for the price we paid. Also disappointed with the quality of fixtures particularly the plumbing fixtures. After the 1st walk thru, we found several things that should have been addressed and fixed at that time because they were wrong. It took several calls to have these corrected and they weren’t taken care of until the week before the final walk thru. If these things had been addressed at the time they were discovered, there would have been less of having to do a total redo. We have had several issues with things not working properly. Response to the issues is good. But when scheduling repairs, the time frame is not always good. We are still having garage opener issues after a month and a half. We also were not told about several things in the building and closing process that came as a surprise to us. One of the issues was a huge charge for hoa at closing that was not the dues. I would suggest a different standard paint color for inside. The color now being used gives the homes a very cold uninviting feeling. At design time we were very limited in exterior choices because we were told neighbors had those colors. That is fine except houses behind us have the exact same stones and very similar colors as their neighbors. I do want to say that Zac, Brandon and KrisAnn have been very helpful in trying to solve our issues. It's enjoyable tailoring your new home to your personal preferences given the multiple choices.

The model homes of course have all the upgrades to make you want it more, but the reality is you will make great decisions with Del Webb no matter if you choose carpet , tile or hard woods. The craftsmanship is impeccable.Top Quality materials used throughout the home. Every aspect of Energy Efficiency is incorporated into each Del Webb home.

We are please with our new home and the pace at which more homes are being built.

Finish out was pretty good. Some options were significantly overpriced, others were reasonable. With studs 24" on center with no plywood on exterior (stucco goes on top of tyvek) a little concerned with how sturdy it is built. Seems to be pretty well insulated. Lack of natural gas in the community is a big draw back - every thing is electric.

From the time we selected the model home best suited to our needs through the building process and final inspections we found all of the Del Webb representatives to be responsive, caring, and with excellent attention to detail
