If del webb wants happy home owners, start with the final touches and make sure the house is at least clean before telling them to close. Regardless of all the things not being completed, that was the most important to me, especially after being told it was done. The plant beds are horrible, almost dead when I closed. I've been watering them. One plant is dead and the grass is dying. I pull my own weeds. I was told I didnt have to do anything in the yard, but I dont want it to die. The most disorganized company I have ever experienced and worked with! Pulte advertises “Quality” associated with their homes and what you get is far from that! Cheaply built homes! Their trades (sub contractors) are unskilled labor. The trades will tell you that - they show up, make $600 a day, no training required! I paid thousands of dollars in upgrades only to get products that are sub par, damaged with an attempt to be covered up hoping it goes unseen. In any place in the home you will find something not level, damaged or missing. The lack of oversight and quality ensurance can be seen everywhere. When something is addressed to be fixed, don't expect it to be done right the next time but instead expect multiple attempts before something is completed to one's satisfaction. Expect to find many issues with the home after closing. Things like scratches on cabinets that were hidden because they were not identifiable because the home is so filthy. My experience with Pulte Del Webb has been horrible. The Construction Manager, Sam has not made any of the repairs that he promised to make. The problems are numerous and the repair team has been unattentive.

Many Workmanship Issues; Extremely Poor Follow-up

We thought we bought a new house from Del Webb/Pulte; not a fixer-upper! After moving in, we had nearly 60 issues requiring repair or replacement. It’s been nearly two months since receiving the keys to our house and there are still 30 issues remaining. Many of them are major issues. Poor oversight during construction along with poor workmanship are the root causes for having so many repair issues after closing. Extremely slow follow up caused by a very disorganized process for making post construction repairs is as frustrating as finding so many repair issues after closing.

I am disappointed in the quality of responsiveness from the construction manager, and that many of the defects that were noted before closing in the walk through were left uncorrected despite assurances that they would be. To-date they still remain un-rectified. The warranty service has been practically non-existent.

Pulte is hands down the worst builder I have ever worked with. From their deceiving sales experience, their models show one material but when they build your home they substitute inferior material, to the substandard construction process. They inspect their own work and violate building codes that are not enforced by outside inspections. Home took forever to complete, but homes next to me went up faster, paint/grout stains all over wrong color tile installed. Couldn't not close the back door to secure home, toilets back up due to cracked clean out pipes. Handle fell off door causing me to slip and fall injuring myself, $21,000 in ER costs. Regret this purchase, trying to make the best of it, if the joke of a warranty departments comes to fix the issues.

This is the worst house built I ever seen. I have built five other house and if you added up the problems with all five of them, this house surpasses them 10-fold. If I knew the quality of the workmanship that I was getting, I would not have built with Del Webb (Pulte company.) The models do not tell the true story of quality. We purchased in March of 2022, at the height of the hysteria, and closed on 2/10/23. Had the home inspected 3 times, and found pages and pages of issues, which were addressed. The worst was yet to come with the finish work. Beaten up trim, gouges, dings, and paint speckles all over the wood floors have created a mess. Spent 14 hours scraping the paint off the floors! From the moment we walked into the Sales Office, Pulte demonstrated a high degree of a lack of integrity through the entire process. The Sales Team initially lied to us regarding our initial visit arrangements. Sales Team members do not get back to you when you have questions. Project Managers do not have a handle on their projects and communicating with the customer. Post close, Pulte cannot fix in a timely manner the outstanding issues which remain. Bottom line. What Pulte says they will do and what actually happens is the real issue. It comes down to integrity.

Buying a Pulte home, more than three-quarters of a million dollars, was and continues to be the worst experience we have had in purchasing a new home. After being in the building industry ourselves for the last 30 years, the quality of materials and the workmanship are the worst ever. No insulation, walls not plumb, studs 24 inches apart whereas in most building codes they are 16 inches apart. Cement work was awful, no way did a Georgetown building inspector inspect the inside of this house before giving occupancy, thresholds not finished, drawers and doors on cabinets not screwed in properly, takes forever to get hot water. The list could go on and on. I would not recommend anyone buy a new home built by Pulte in this community.

My experience during the build process exceeded my expectations. Lance was proactive and responsive throughout. However, I was encouraged to close with several punch list items that are still outstanding almost two months later. It seems that once you close you move way down on the priority list. Sadly, this has tainted my opinion of the house and community.
