The build quality of our new home is excellent! We were also impressed with the responsiveness and support from our Field Manager, Kohl F. However, the landscaping by Pulte's preferred contractor was a major disappointment and we will need to redo it all. Do not use their contractor. You will regret it.

Workmanship suffers due to limited time subcontractors have to complete the job.

I'm not happy with the quality of the workmanship on our tile floor. Grout is not even seemed like the just slapped it down quickly, didn't use spacers so grout lines are uneven, some tiles are raised not happy with this. We were told they are within the quidelines. If they can get them perfect in the model homes the quality should be the same in all homes. Very discussed!

As we prepared to relocate to Lakewood Ranch and Del Webb, we had the assistance of our great sales consultant, Jen D. From the very beginning, she was extremely responsive to our questions and plans, and made the buying process so easy once we were ready to move forward. She had incentives ready in a timely fashion that helped streamline our decision-making process. Once into the build, our project manager, David B. was an extension of the responsiveness that Jen had already laid down. David was a real pleasure to work with, and always had an answer for us when we emailed him anything; it probably helped that we were local while our house was being built, but that didn't affect his communication. When all was said and done, everything came together smoothly, and what we inspected at our Celebration, and the minor fixes that David committed to complete in the week running up to closing and move-in, was excellent. No flexibility

We are very happy with our Del Webb home. It was built in a timely fashion and there were numerous options and upgrades. The quality and standard is excellent. We found on our trips to check on the building of our home at different stages that there was a pride in workmanship. The building site was tidy. There was an obvious communication and respect between the managers and tradesmen as any hiccups were quickly addressed and rectified. We are very pleased with our new home and would thoroughly recommend Pulte and Del Webb.

We are overall very pleased with our new home. We do have issues but they are being taken care of.

We love our new retirement home. Pulte works hard to follow up on little things to fix. Brandon, our building manager is the best, making sure everything is perfect. Our neighbors are so friendly and welcoming. Our Lodge-Amenity Center is great! Heather, our Lifestyle Director is actively creating interesting and fun activities! We are so blessed to be living in this community!

We feel fortunate to have landed at a Del Web home in Frisco Lakes. The entire home-buying experience has been excellent. Our Sales Counselor remembered us from last year and notified us of a time-critical opportunity that we feel fortunate to have acquired. We absolutely love the design, the size, and the utility of our new house and fell as if we're living in a resort bungalow. The construction and finish quality is great, much better that I've experienced with previous custom builds. Our experience is that Del Webb and Pulte know how to do things right and that's what they do. We've been so pleased with our experience that we've switched our mortgage, homeowner's insurance, and auto insurance all to Pulte. Together we've built nine new houses and Del Webb/Pulte has been, by far, the best experience. And we have complete confidence in our home and the Pulte companies as we move forward. ... More

Not enough flexibility. Designer at design center provided different rules between different buyers.

I have built more than one home. Based on my experiences, this builder is above average in all areas of the process of buying a new home. I would recommend them to others. However, there were issues that could be improved and areas I have seen done much better by other builders. My intentions for providing this review is in hopes that it would help a potential buyer and help the builder improve. Initial purchase included walking homes that were built and ready within a timeframe I requested. This process was fine. I would advise homeowners to ask questions such as, what are the differences in these home, please show me the upgrades, does this home come with the standard features that were provided? My salesperson was not forthcoming of this type of information and a major standard feature was missing. Once I brought this to their attention they had the missing feature added to the home in a timely fashion. Inspections done by independent inspectors identify many items that the builder say are not required to be addressed due to code differences. Additionally the buyer cannot always verify a repair was done. This unfortunately is the nature of the beast and buyers that have not been through this process may need to be informed prior to inspections. I have built before so I was aware this would be the result. Final move-in was less than stellar. During the walkthroughs items for repair were marked with blue tape. However many items identified were not corrected by closing as promised. It appeared that the blue tape was removed without making the repairs. The home was very dirty, from the tile floor to windows you could hardly see out. Some of these items were cleaned after move in which is very inconvenient to the buyer. Quality is questionable. Since before the first walkthrough the external doors have been difficult to lock, requiring two hands which is not easy for older adults and the internal doors rattle when closing them. The irrigation system design is extremely poor, the trees provided were diseased and the grass is a patchwork of different varieties of bermuda. Expectations of how long a repair should take are not properly explained. The builder representative should set timeframe expectations that are reasonable based on their experience. Even if the timeframe is going to be 4-5 weeks it is better to set that expectation up front. Responsiveness to small or emergency issues has been timely. ... More

The home is well built and the project manager was excellent. Cabinet and appliances are poor. Even if upgraded from base level. Most cabinets had defects from factory and had to be removed and replaced and all appliances needed warranty repairs immediately .

We have been very happy with our entire experience at Stone Creek Del Webb from contract to design to the home building process. Everyone was polite and welcoming. We are happy with our choice to move into this lovely neighborhood.

Good things: the house meets my needs. The design is nice. Bad things: The quality is under my expectations. The repairs take a long time to make.

I must praise everyone we dealt with along the whole process. Beginning with Bill Olex, the salesman who helped us choose the right option for us. Then the Pulte mortgage staff were incredible. Very efficient, patient, friendly and professional from filing, approval to closing. The site manager Tommy was such a pleasure to deal with. He explained every step so we could understand, kept us updated, stuck to the schedule (in fact ahead of schedule) to the every end. I must state that building this home was not a nightmare like the stories you hear. It was exciting, informative and actually FUN! I am so satisfied with the workmanship and materials used. start your process early

We love this house, its layout, roominess, and amenities. But, it gets rather pricey when you want things the way you want them, rather than how the "computer system" wants them. For example, the "computer system" said we could not extend tile into the closet immediately adjoining the 2nd bedroom's bathroom. We were forced to have carpet. Similarly, we couldn't have the same color cabinets in our Laundry Room as we had in our Kitchen. Good grief! Craftsmanship? The bricklayers did an absolutely outstanding job. Just about the best bricklaying I've seen anywhere. Painting? The painters did a great job, too, on the walls, ceiling, and trim, but unfortunately also the floor, door knobs, strike-plates, tile, mirrors, electric cover-plates, etc. Oh, yeah, and if you want to inquire about making a change, it'll cost you $250 just to ask the question. And, that $250 is not returned as a credit should you move forward with the (costly) change. The Sales Representative and Construction Supervisor were both great to deal with. They were attentive to our needs throughout the process. We received regular weekly updates throughout and sometimes more often, always keeping us to date, especially when we couldn't be in San Antonio at the time. ... More

Have been very disappointed in quality & customer service. This is the fifth new home experience we’ve had and definitely the most disappointing. It’s been a fight on every issue from having a toilet moved that was off center at a shower, kitchen island top seam that was ragged & filled with the wrong color material, corian master shower wall cap that was rough cut and uneven (never was made right) to the poor housekeeping & cleanup on delivery. We’ve had promises made and not fulfilled along with tradesmen filling our occupied home with dust from cutting our quartz countertops & corian because their dust control equipment wasn’t working. This is the home we spent our lifetime working for along with paying in excess of a half a million dollars for the experience. We expected a better product from Pulte as well as positive responses to our concerns. We haven’t met a neighbor home buyer yet that’s had a painless experience. We’re still dealing with issues several months after taking delivery and spending more frustrating hours dealing with poor quality work and unfulfilled expectations. I was very disappointed in the quality of the construction of my first new home ever. Lots of little things visible and a few that were just totally ridiculous to have even been presented to me as the buyer. And there is a huge push for you to say you are satisfied within a few days after closing when it takes a little time to find things that need to be corrected.
