Would never willingly buy a Pulte home because they use the cheapest possible materials to save them money. However, if you want to live in a 55 and older community they have you. They are definitely about Quantity over Quality. Very slow to fix things so make sure EVERYTHING is completed prior to closing because they are very slow to return. They certainly take the fun out of buying new construction.

Do not be fooled by Del Webb's sales tactics - their "Build Quality Experience" is just a sales gimmick - Del Webb is a track house builder and the fit and finish of their homes reflects this - we spent over $40K for upgrades to our Kitchen, Master Bathroom and Flooring and the fit and finish is terrible - there is no quality control during the build process so nothing gets addressed until after you close on the house and then you are at the mercy of Del Webb's "Warranty Center" which is the most non-responsive outfit I have every dealt with - the tradesmen they send to fix the numerous things that WILL BE WRONG with your house are never on time and act like they are doing you a favor fixing the things they were probably responsible for messing up in the first place - if you want to buy into the "Del Webb Life Style" but also want a custom look to your home I would strongly recommend you forgo purchasing upgrades from Del Webb and have them installed after you take possession of your home by qualified tradesmen - Del Webb is good at cranking out track houses but custom work slows them down so they do not take the time necessary to do a quality job with anything beyond their standard finishes - we were hoping to purchase a turnkey new home but instead we have spent weeks trying to get all of the problems addressed by Del Webb's warranty department before we move into our new home - the inconvenience has been staggering and no one at Del Webb cares because they only care about quantity not quality - it shows in their attitude and it shows in their final product ... Steve and Vanessa are the best. Venassa was most always available. Returned calls promptly. Listened..and acknowledged problem or difficulty and fixed or found an answer. Always kept us up to date on the homes progress and completion of work. She has A lot of good references and suggestions.

To begin with our construction supervisor was great. This helped in making it better. You have to remember these are not custom homes. They are out up pretty fast. If you can. Live to visit often you are much better off. The worst and really is annoying is the cheap paint. You can't upgrade the paint quality but almost everything else. Since it goes up quite fast and it is contract labor you need to be aware that the walls are not square. In putting in shelves and other items to our house we found walls were off as much as 3/4 inch from top to bottom. The master bedroom was 3/4inch higher on one side of the room. You must remember you are charged for everything above basic. If you are going into a Sun City it is more for the social activities and not so much the house so I have been told. They certainly keep the common areas up and plenty of things to do. With the growth here some worry if it can support all the people. Right now would do things different in upgrades in the house. Look very close to the floor plan and options and would have spent the money for them. ... More

Beware of all aspects of your construction. The workers do not know how to use a level. They state, “ if it is within a 1/4 inch it meets our standards”. Nice if I want a barn. The so called upgraded cabinets to level 4 are still particle board frames. If you are not there every day during construction, you may have some issues later on that may not be correctable.

Very slow in resolving issues. Fourth and last Del Webb home, not up to others.

Painters tracked paint in garage and front walk plus numerous spots on tile inside, Bricks unevenly laid in places and a few broken bricks used. Back porch concrete has unsightly gouges. Our grass was brown and full of weeds, while nearby neighbors all had good quality green grass. Cabinet installers put in water stained trim under counters in 3 rooms.

Great attention during the build and before closing. Poor response to complete final punch list after closing. Project manager said he’d be available to me up to 30 days after closing to schedule the trades in for the final punch list. He was not available and he did not schedule the trades. Regular service repair people from the community were scheduled instead. The electrical issues (outlets not working) have not been addressed in spite of my repeated attempts to get this done. My house is beautiful but I can’t cook and can’t use any outlets in the kitchen. Some work is scheduled for next week so I’ll be happy to update my review if that repair work goes well. ... More

Houses are just thrown together. It seems the faster they put them up, the more they will sell. It's a nice area but the quality and workmanship leaves a lot to be desired.

If you fall in love with it the first time you see the right model home for you......BUY IT!

Generally very happy with our new home. The longer we live here the more we appreciate our home and quality of our new home.

Very quiet home. We are living with active construction all around us and we hardly hear anything outside. Well built home and the Construction Manager (Chris B.) was great to work with even after the closing. We had a couple of issues and he stayed engaged while those were resolved to our satisfaction.

After spending a long time deciding where we wanted to locate we were pleased that the rest of the experience was very comfortable. It's never easy to relocate across the country let alone build a new home, but we grew to rely on the Pulte group to help us over any obstacles we encountered. Everyone was very helpful and we are happy in our new home.

We have bought many houses but never a new one before. We expected a stressful experience but it was the opposite. Amazingly few and very minor issues on closing. Very prompt attention to issues. Quality and service beyond expectation.

The day we took possession we had the following issues: Broken windows Painting is so bad they are repainting the entire inside of our house Refrigerator has bee replaced (Ice Maker DOA) Air Conditioning has failed on two occasions (Leaks were found on the outside of the house) The quality of our home is just not what we expected and our dreams have been taken away with all the issues

Pulte seems to build a very solid home , would reccomend as builder Some of the materials need be upgraded . Issues that need to be addressed are still not resolved since 7/30.

Timelines are usually met. Quality of subcontractors may vary. Problems are usually solved. Lot sizes may be narrow.

This is a beautiful community with well designed and solidly built homes. The grounds are lovely and well maintained. We have a beautiful and highly functional recreation center with a well equipped workout center, a massive and gorgeous pool and other amenities.

Escrow only closed about six weeks ago so my experience is new and minimal, but positive.

Let me start by saying we love our house and everything we upgraded it to be. But, #1 problem, the kitchen cabinets were too high, and no one wanted to admit they were not reachable. It took almost 4 months to get them lowered. We upgraded the baseboard to 5 1/4”. I requested it be installed on top of the tile, they said “no” so we have 4” baseboard instead. Another request was the tile replicating hardwood be installed with a 1/8” grout line instead of a 1/4” grout line, but no not possible. We feel after paying $100,000.00 in extras it becomes a semi-custom home, but it was not treated as such. I hope this helps people do their homework and not settle. ... More

A very nice house in a nice community. Looking forward to the Del Webb lifestyle.

All we can say is make sure all your needs are met before closing. If they are not do not close. You will find Pulte is not a custom builder but a track builder, which is a big difference.

We have only been in our house for 6 weeks. Thus far, it seems to be of very good quality and the responsiveness to issues has also been very good. Value is an interesting proposition to consider. The prices were quite high for the area when we bought, and have been increased a few times since. I guess 'whatever the market will bear' would apply. I'll have to give it one year before accurately assessing the value, depending upon how the house holds up through four seasons, the continued responsiveness and how the community develops/grows.
