No response to any concerns brought to area managers (Bruce) attention.

There is still a drainage and landscape problem. Otherwise other issues were addressed in a timely manner.

Overall, the experience was very good but a few things could be better. For example, a "Floor Outlet Option" is predetermined per plan but I was told I couldn't have a copy of the plans. It's useless where it is. A drain for the washing machine was missed when the slab was poured and well into framing. Obvious mistake which was missed. It was corrected but this should not have happened in the first place. After closing and while moving in, we discovered the dryer vent had been sheet-rocked over. Why was this not noticed during the final inspection by Pulte? It was quickly corrected. Overall, we are very pleased with our home. These houses were built by people who don’t take any pride in their work. A tile in the kitchen that is deformed - who cares?! Paint so paper thin that one should immediately repaint. Driveway with a deep boot print in it? Who cares? Lawns that are all weeds? Doesn’t matter. The models yards look good....

Del Webb met the deadline but needed follow up for sparkling and paint touch up.

A good assortment of quality homes in a community with great amenities.

I really got good customer service before close of escrow but find Pulte really lacking in service after close. I lived in a Del Webb in California some years ago and found them to be much more customer friendly. I suppose I will get used to this but is disappointing.

The builders team did what they promised in a timely fashion

We love the home. It has all the features we need. All staff were friendly and responsive to our questions. We have no regrets.

Flexible closing date and time. Cooperative attitudes by all.

Disappointed in kitchen cabinetry. Could be so much better easily plus dishwasher is in wrong place. Big mistake! Flooring installation is poor. People are the best thing Pulte has going for it. Everyone is super nice and as helpful as can be under circumstances. Value is not there. Feel that I have paid too much for what I've gotten.

The entire experience has been totally exceptional!! We could not be any happier!!

Overall the house makes us smile. Have had problems with buried cables; ac leaks;(still not fixed) loose gas piping connections; some finishing work less than pristine. Our experience with site manager was good. Repairs handled promptly. He consistently showed concern for any problems we were experiencing. Enjoying our new home.

Biggest issue was front lawn sod. We received some bad sod and they agreed and are replacing it. Otherwise the house is great. Walls, woodwork, molding, etc were installed with excellent workmanship. We are very satisfied.

I’ve found several major issues with the house since I moved in and contacted the warranty division. They’ve come out to look and agreed repairs are needed, but nothing has been taken care of.

In purchasing my new house in Del Webb Orlando, I requested a delay in closing of approximately 10-15 days. Since this delay would take the closing out of the second financial quarter and into the third Del Webb said no. I was threatened with cancellation of my contract and loss of my deposit. I managed to close at the end of the second quarter. I was then informed that they may have to drive some equipment across my property to install a pool at the house next to mine. I said no. I informed Del Webb via email that I did not want them crossing my property with any kind of equipment to install a pool. They then said they would use narrower equipment and go between the houses to do the pool. During the construction of this pool my property was trespassed on and approximately 50-100 square feet of my new lawn was destroyed (it still has not been repaired or replaced and this was approximately one month ago). Then, during some interior work on this new house the workmen plugged some of their electrical equipment into my outdoor electrical outlet, stealing my electricity. Now about my house, I feel the painters were very sloppy, paint drops on the floor, poorly cleaned up paint errors on the floor and tile. The spacklefinish around some windows is very poor at best. The drain in my master bath shower is so slow that it is next to impossible to use the shower. I was away for approximately 3-4 weeks and I left a list of what I wanted corrected with the project manager on my house, there was complete access to my house during this time. When I returned nothing from my list had been taken care of but someone had accessed my house: The front coach lights were left on, the door from the garage was left unlocked, the main hall lights were left on, the drop zone light was on, the laundry room light was on, the kitchen lights were on, the kitchen island lights were on, the gathering room lights were on the light to the master bed room was on and the hall light to the 2nd and 3rd bedroom was on. The day I returned was the day that the project manager started to try to get things fixed. From now on all access to my home will only happen when I am present. ... More

Del Webb / Pulte Homes needs to meet with it's "construction partner" and do a way better job insisting that the subs clean up after themselves and respect the fact that they are working around occupies HOMES! The trash that they leave is not OK!!

Started off very excited. Did a few walk throughs before closing and items were not fixed. Drainage is terrible! Feel like as soon as we closed everyone washed there hands of us. HOA was not friendly or welcoming. I would have given it less stars, but the sales staff were fantastic to deal with. Hoping it gets better soon.

Really sad by the fact still have issues my two front trees are dead and the back property is a swamp

Some past warranty defects were reported. Response time in correcting some of these defects seemed unreasonable. Still awaiting repair of unfastened Garage Door Hinge.

Salesperson: Was good, however too many omissions. Things were found after the purchase that we should have been told on advance. Design center: Julie was very through in explaining everything, and very helpful in suggesting and/or recommending selections that fit out style and desires. Construction manager: Chris, was very proactive in his communication, and response time. He was very informative when asked questions about the construction. Closing: The closing was smooth and quick. We only had a few questions which were readily and clearly answered, so we could move forward without any issues. We did a final walk through prior to closing, however, you need to live in the house for several weeks or more, before you can discover any problems that you might have have. While the home has a "soup to nuts" warranty on it for the first year, there is quite a bit of "pushback & excuses" from the builders representative's, which is very disturbing. Speaking with other residents that we have met in our short time here, the general consensus is that while they build a nice home, the quality of the finish work, and they way your issues are addressed, leave not only something to be desired, but also a bad taste in your mouth. What should have been one of the most exciting moments in our lives, retiring and building a "brand new" home, has turned into a frustrating, aggravating, and disappointing experience. Many areas of sloppy painting. Paint specs left on floor and bathroom appliances. One of the crown moldings has sub-par wood that was just painted over. Doors not lined up to operate correctly. Divot in dishwasher door. One by one major items are being corrected. Overall happy with the house but expected better workmanship.

the work was done by non speaking English so they couldn't read all my change orders so I,can't give a good rating on work man's hip way too many major mistakes!!

Structural quality is very basic. Architectural interior are average, plumbing fixtures and shower are average quality, carpets are lower quality and are being replaced, outside water displacement is marginal and erosion control is marginal to poor. Otherwise we hope that we will enjoy the house.
