We were excited about our new home and the lifestyle that a Del Webb community has to offer. But the house has been extremely disappointing. I’ve never seen such shoddy workmanship in the many years I was a Realtor showing all kinds of homes. Just today, one of our neighbors pointed out that our two month old house is about to lose the trim above the garage door. It is barely hanging on! The wood used for trim inside the house looks like rejects from a more quality oriented house builder. It is full of nicks and notches that were just painted over. Walls are crooked and there is paint slopped over hardware and light fixtures, etc. Obviously, the painters did not remove hardware before painting. Caulking is really bad to nonexistent. The sink in our wet bar is crooked. I was told someone would be out to check that several weeks ago and never heard back. Our microwave oven has a couple of dents. I could just go on and on… We get the distinct impression that Pulte emphasizes quantity rather than quality. They seem to want to throw homes together as quickly as possible to inflate their bottom line. Forget about the consumer! It is appalling!!! We and our neighbors paid rather large lot premiums for a view of a pond behind our homes. Soon after we moved in, we noticed the pond was being drained. No one bothered to let us know, and we later found out it was for making “improvements.” It has now been drained for several weeks with no evidence that anything is actually being done! We asked the HOA president last week about this issue, and he didn’t seem to know too much about it but was going to have a meeting with a Pulte person yesterday and then was going to get back to me today. I never heard back and tried calling him this afternoon but was told he’d left for the day but that he’d be back on Tues. And no one else knows what’s going on. So we are still left in the dark and are incredibly frustrated by our view of what used to be a pond and not having any idea of what is being done or when. ... More

Taking a long time to get things accomplished.

They are all about the $. Once they have your money, you become irrelevant. Someone to be ignored. The customer service is non existent. Quality of workmanship is that of a 4 year old. The only good thing is the clubhouse and the residents. If you buy a started home you can not change ANYTHING.

The field manager was inexperienced, his supervisor is incompetent and no one listened to us when we were telling them through the building process that things weren't going correctly. After closing we have been attempting to get the mistakes corrected and have only found one person interested in doing the right thing. If I had to build again with Pulte Homes I wouldn't do it and I wouldn't recommend anyone build with the group at Hill Country Retreat.

The quality of materials and workmanship are surprisingly poor given the price we paid ( $460,000) for our Del Webb house. They market brand names such as Kitchen Aid and Sherwin Williams paint, but the actual product from these vendors are their low grade lines. The paint is so poor and thinly applied it will rub off if you try to clean a mark off the wall. They use plastic fasciae and roof trim that rattles in the slightest wind. The interior doors are primarily made of cardboard and fit poorly in the casing. The so called premium cabinets are poorly made. We have had the cabinet vendor out seven times replacing poorly crafted doors and the doors are still damaged. The interior walls are wavy. Our neighbors experience many of our problems as well as others unique to them. The process to have Pulte correct items is frustrating and time consuming. I have had to submit repair request at least three times for a repair and am up to my sixth request for several items. Del Webb is a nice concept, but the homes built by Pulte are extremely poorly built. We will never purchase another home built by Pulte,, or their other affiliates. ... More

Do not expect to receive what you order. Pulte changes colors in major areas, in my case, the color of my roof. While most of the trades I have dealt with were eager to please and respectful, their tiling company is the worst in their industry. In my kitchen, they used 2 different dye lots. The tiles in the guest bathroom wall were not lined up and jutted out in some corners. They sent a man who was verbally abusive, aggressive and a bully. I had to tell him to leave and mot come back.

Del Webb utilizes inexpensive finishes. Quality of build comparable to spec home. Home build time rushed. Communication horrible. Lack of follow through or don’t respond at all to questions regarding home - community. Upgrade charges inflated. Upgraded master shower and secondary bath shower, at almost same upgrade charge. Secondary bath half the size and half the material, did not get what we paid for. Shower head second bath not even mounted on tile surface, instead mounted to drywall. Selling quick sell homes discounted as much as $60K. This devalues overall dollars per sq foot for potential resale. ... More

You must hire your own Home Inspector because there are serious mistakes being made by builder in this subdivision that is serious. Pultegroup needs to make some big changes in construction quality as it is poor

Very disappointing experience. Very misleading sales practice. Very inflexible and rather unfair throughout process.
