Painters were horrible. unresponsive to issues.

There were several issues with the doors throughout the house. They were misaligned or wouldn't close properly. The balance of the house was as expected.

I loved the model home with all the beautiful lighting, and upgrades, however, none of the upgrades shown are even remotely available to the buyer! The upgrades offered are not what you'd find in a home in this price range. I realize Pulte is a big company wanting to put up homes as fast as possible and buyers having to much input and changes would slow down their process. However, I haven't spoken to one new homeowner yet that hasn't said the same thing. High price for a cookie cutter house. 90% of the homeowners want choices and are used to finer finishing touches in their homes. We were all told we could make changes with the approval of the HOA after the home is built. Yes, that can be done but that turns into an additional cost that could've and should've been done during the building process. My home is still a work in process because of this, and I'm so disappointed since we just sold our 3 story home with all the bells and whistles for less than the price of this small "vanilla" home. ... We just moved into our second, newly built home in the same community. Both experiences were very good (or we would not have done it a second time) and we love the lifestyle.

Construction managers and sales consultant were very easy to work with.

As much as possible, follow the process closely. Write down any and all issues and share with your construction manager. Then follow up on the issues you shared to be sure they were resolved to your satisfaction. If you cannot be present during the building process, request frequent pictures of the progress so you can gauge what is happening.

We recently moved from Texas where housing is fairly inexpensive compared to the rest of the country. This Del Webb home in New Mexico is our third house. I admit the home we just left, purchased 14 years ago (2004) for roughly 175,000 (1900 sq. ft.) was a custom home. It had many upgrades-quartz countertops, custom birch cabinetry, full drawer glides, etc. We knew our new home in NM would be more expensive, but had no experience with Pulte. They look good on paper, and the model homes were nice looking. When we did our walk through, we noticed a few things, and pointed them out. When we actually moved in, and changed the extremely poor lighting that was installed we saw lots of things that needed to be fixed. Most of my kitchen cabinetry was filthy, not stained properly, and one drawer did not work at all. I then noticed that the drawers are not even full glide. I have seen better cabinets and drawers in RV's. A shameful cost cutting measure. My granite counters were filthy and we pointed this out. It was never cleaned, so we had to. I am talking about globs of grout left to dry on the counters. When we custom painted our walls we noticed sagging drywall. We had one section of our living room wall removed to re-frame and reinstall the drywall. Then we had to wait 2 weeks for someone to come caulk it to the baseboard and then paint it white again. We had scratches all over our cultured marble countertops where painters had set their paint cans and scratched it up in both bathrooms. Our bathtub was scratched up when it was installed. Still waiting on a fix for that. We had flooring that was installed incorrectly. I even had the construction supervisor tell us that my dishwasher didn't come with a panel for the bottom. We eventually found it in an upper cabinet. All the baseboards in my house had grey streaks because they were not painted properly. I will probably redo these myself. And it also could have been because Pulte does not use any primer before they slap that $1.50 white paint on. Our 20amp outlet in the garage was done incorrectly and my husband noticed it because he happens to be a very good electrician and knew what to look for. Admittedly, most of these issues have been fixed, although I am still waiting on new cabinet doors and drawers. We have been here 6 weeks now. We have not talked to one single person in this community who hasn't had some horror story to tell about their new house. To us, this all boils down to quality control. At night, we see houses under construction with the doors left wide open, with all the lights on. Appliances are stolen regularly. Apparently nobody comes by after hours and checks the houses. We realize Pulte is not a custom home builder, but apparently it is too much to ask that at least the supervisors are better trained in quality control and site security. Apparently this is a sign of the times, but all I know is if my parents generation in world war II had done their jobs as poorly as people seem to do now, we would have lost the war. ... More

Nice home with quality.

Jen and John kept us informed and educated on the buying and building process. They put us at ease by sending pictures, holding meetings by phone and web so we would better understand the buying and building details.

Once you hame is complete Pulte is done with you.

The staff at Pulte Homes were extremely adept at selling homes. They pointed out the features and design elements that were available. We elected to purchase an existing spec home as it had all the qualities that we needed at a price point we were comfortable with. After moving in we found a few minor details that could have been better - some trim fitting, a few splatters of paint on the tile floors and some small flaws. None of these items were show-stoppers. The warranty people responded in a timely fashion and moved to fix the few issues we had. Overall, we are pleased with our home.

Increibly poor build quality. Fit and finish are the worst I have witnessed in over 40 years of residential construction experience. The amount of caulk used to hide sub standard work has to be one of the major expenses for Pulte sub contractors. I would never go through the process with Pulte again.

The Sales Team was awesome during the entire building process while the Site Construction Managers answered all questions and addressed any issues in a timely manner . Keith, Zach, & Brandon all get “A’s”.

I am enjoying my new home.

WE are generally happy with home, however it does take multiple requests to get small things fixed.

Trustworthy people and company; very happy with our new home.

From the beginning of the process to the closing everyone we dealt with was outstanding

The options list is very confusing. I missed a critical one because the language is too vague. ASK about every option you want. Have your sales rep point it out to you so you can recognize it on the printout you sign.

Overall the experience has been good. Many calls and texts to the builder have gone unanswered. Neena our sale person has been outstanding to work with.

Very happy with the continued follow up service after I moved in.

I feel I was duped into thinking the house/community would be within the city of Little Elm. Since I was in CA, I Googled "Little Elm TX" and what I read sounded great. Now having moved into the home I find that I am far from the community I thought I would be living in. In fact the traffic situation is horrendous if I want to get into Little Elm - one has to plan carefully to avoid bumper-to-bumper traffic. A lot of information a newcomer needs (voter registration, DMV office) is not readily available. Deliveries have to be made to "Aubrey, TX)" - not Little Elm as the sales brochure lists the address. Little Elm taxes - Aubrey delivers - that has been the cause of much confusion. I could go on but don't want to be totally discouraging - you just have to be aware of what the problems - and they will be ongoing are. ... More

They are not custom home builders and sometimes cut corners, but they are very reliable in making things right and ensuring you are satisfied, even well after you move in to the home.

Many new owners have had many more issues with Pulte than we have had. People on the whole are not all that pleased with Pulte. It is not good when some get pushback on their repairs requests. We should at least trust their workmanship.

Just don’t look too closely. I think some of Pulte’s contractors cut corners where you don’t notice until you live in the house for a while.

Take care of my sprinklers system asking for over a month shows how much Pulte caves my next project is to complete the closet door in the master bedroom I have already taken care of three issues by myself I got totally tired of asking. Something needs to be done about the sprinkler please. Thank you for everything
