The volume of homes constructed makes quality and attention to detail suffer. Seems particularly problematic with the subs.

The build quality was great. The paint and finish was average at best. The concrete work was below average.

Quality control at closing was very poor. Test ball in sewer line was stuck, blocked sewer. No water to dishwasher. Dishwasher was installed crooked. Paint finish throughout house is pathetic. A third grader could do a better job. Rain gutter was installed only after argument even though sales person assured me at time I put a deposit down it was included. Paid a premium for my lot to have a view. Was never informed the property behind my house is privately owned and can be built on. Very disappointed in quality of workmanship.

We had a great experience building our Del Web home from start to finish. Everyone involved was friendly, helpful, knowledgable, and efficient with their part of the project. We were pleasantly surprised with how quickly they finished up and got us moved in. The follow up has been excellent.

The house is very nice.

We are very happy and satisfied with our house and our builder Randy was excellent throughout the build process. However, Significant portions of our sod was loaded with crabgrass, in fact 2.5 rows of the sod in back were all crabgrass. Additionally, the sprinklers in the back do not cover the backyard. We also noticed our landscaping was of significant lower quality than our next door neighbor who also had Pulte landscape. This appeared to be cutting corners at our expense on a house we paid close to $550k for.. so the yard, which we are working to remedy is a disappointment - the house is exactly what we wanted. ... I’ve been in my Castle Rock for one month. Very happy to be here. Very happy with my home but there is some careless workmanship that is being addressed. Not a lot of problems and I hope it stays that way. Middle of the road building for high prices. Cut in shower pan, two broken soap dishes in showers, concrete cracks.. Neighborhood is friendly and I’m happy to be in a 55 community!

Painters were extremely sloppy - there is paint dripped everywhere! There is also grout on the tile floors which is very difficult to remove. The quality of the paint isn't great - they will not let you buy your own paint for them to use.

Ask lots of questions about materials used in homes.

Best experience with building a new home.

Since buying this house it has had some good experiences and some disappointing experiences, Example: Airtron Air Conditioning does not have a rep to help you with your control panel, after spending 200K+ for this house I think it is not asking too much for the new homeowners. Everyone we talk to in the neighborhood has questions on the AC and Heating system controls.

Home was completed earlier than expected and was well done.

My experience has been positive and helpful through all building phases starting with sales office through completion. I most appreciate good and prompt communication, along with attention to my specific needs and concerns.

Make sure you go through the home, during walk through, and mark anything that looks awry to you. Don’t forget to check the light fixtures. Make sure any flaws are given to the builder’s representative. I have found anything under warranty, which is not an emergency, they want you to fix yourself, before they respond. After response, you will have to wait for weeks before fixed. My walk through was 2 months ago and nothing has been corrected as yet.

We found that Quality was not as important as selling home and constructing them fast with poor quality and workmanship nothing was done paying attention to detail. Using damaged products and trying to pass them off as new . Painters that could not take the time to take the electric plates off just painting around them and leaving the plate with paint on all the edges...Plumbers not finishing there work in bathroom sinks leaving fittings leaking and faucet knobs lose and turning. Leaving backsplash tiles cut and the edges like razor blades....Doors hung that would pop open when you close them and a front door that would only stay closed, you would have to use the bolt lock or else the door would open up...A three thousand dollar up graded paint job that was washable that you can see the primer paint coming through and caulking used to cover numerous mistakes or molding that was not straight. As you can tell by now we were not pleased with the construction of our new home...The builder was Pulte construction and if there is one light in this mess it was there follow up representative( Gianni ) who tried his best to make things right. I understand that new homes require a punch list of small errors but these are way above a punch list most of these things are just poor workmanship or just not caring . This is not my first new home that we built in Florida not tot mention home we built in S.C. and N.Y. and this is by far the poorest house we have ever built. ... More

I love my neighborhood and my neighbors but it shouldn’t be my job and time to make sure things are done correctly. The sales people and construction managers are very nice and friendly but the quality of their trades people is poor. I am talking from the painter to the lawn people, poor quality. The required or recommended contractors (pool builder and window coverings don’t call you back to remedy problems. The only time I have received a timely response is when I contacted a company Vice President or regional president. They told us that one month after closing they would call and make an appointment for our one month warranty issues and it’s been six weeks and no word from anyone. The swale between the houses have standing water and my back and side yards look lousy. However the yards at the models and ready to move in spec houses look beautiful. You will pay a premium price for extras but receive sub-standard work in many areas. ... More

Keeping in mind nothing is perfect, the entire experience was great

Builders were strict about modifications. There were a lot of "we can't do that" as we went through the options when buying the house. The changes we did make were well documented. Change control was excellent. Fit and finish is average, with all the subcontractors it was expected. The value (4*) comes with the community of like minded owners.

Our experience from start to finish was seamless. The sales consultant and the builder (field manager) were incredibly easy to work with, professional, knowledgeable, honest and responsive. The entire process moved along just as we were told it would and the timing was perfect. To put it simply, we love our new home and the people we worked with were exceptional!

Pulte made the process easy and smooth. We were kept up to date weekly on the progress. Shelly and Kohl are Rock Stars! What a pleasure to work with! If there was a negative, some more interior paint colors would have been nice. All in all we are very pleased and satisfied!

From start to finish the Del Webb team has been open, accessible and responsive.

Best to have all touch up work done before closing. So far I’ve been waiting more than two and a half months to get things finished.

Complete professional experience from Sales to Construction!

Shingles have fallen off our roof twice. Landscaper company planted a dead tree in our front yard and no one responds to our inquiries about it. We have yet to understand whom to contact when we have such problems. When we e-mail Pulte Customer Service, we receive an automated reply saying someone will contact us in 24 hours. NO ONE contacts us. The only person who is responsive to us is Trent our field manager/construction supervisor. He's been great.

Workmanship was sloppy and wasteful. Low end cabinets and fixtures.
