Not a Very Good Experience

I did not like the creative and confusing math the agent used to come up with the final pice of the house. The construction manager took me on a tour of the house while still under construction. He never offered me a hard hat, safety glasses, and ear protection. We enter the house through the garage while the contractor was nailing up siding on a scaffolding above our heads. I especially did not like being threatened with a $500 fine per day if I did not move up the closing date that Pulte had originally set.

Initial delays were unacceptable

Once we were at the end of the buy/build process things went well. However, the lack of responsiveness from the Sales office and the 2 month delay was unacceptable. Worse was the lack of accountability and owning up to make it right. We pushed to have the build completed by May. The Sales simply dropped the ball and we were forced into a 2 month rental at our own expense. Had the Sales office been straight forward, answered calls and emails we could have adjusted our schedule. We simple got a shoulder shrug from the Sales office.

We like our area and home, We spent more time listening to our Foreman on wanting us to give him high numbers than him ever getting things done. Sales was great, home pretty good at closing, after inspection lots of promises not much action. We had to complete things ourselves.

First brand new home

This is my first home I’ve actually had built. Everything with the build went smoothly. I wish there were a few more selection options with certain things like the grout color for the tile. Also more areas pocket doors could have been used. My main issue is with the yard set up, not the house. I should have looked around more since I have a berm and a drainage ditch right out back, plus a utility box on both sides out front. Our manager left about 3-4 weeks before closing. There were major problems with the rock and brick on the front of our house. I would have postponed closing, but it was upsetting my husband, so I didn’t. New manager said there was NO way they would tear down and redo the work. They did not clean the grout spillage all over our tile floor so we had to do it! The yard and landscaping were horrible! working with me on failure of garage door.

I think they do the best that then can do for the seniors that live in this community. Most people living here are very happy. I only have l issue when my garage door fell on my car the garage was fixed but my car was not. Also I just noticed that the replacement panels have screws nut no nuts attached to them. I'm still waiting on a response about the screws and the repair to my car.

We love the community and the home we chose - they definitely fit our life style. There were build quality issues such as interior paint on floors and light switches in every room, as well as exterior drainage and erosion issues. Overall, we are happy with the home, just wish there were fewer problems to deal with.

Preclosing was wonderful. Postclosing issues remain yet unattended. Twice in the last month warranty issues were submitted, paperwork indicates to expect a response within 2 days, elapsed time now 5 weeks with no acknowledgement of receipt or course of action. Very shoddy. Very disappointing. I’m considering what my next actions should be: Physically appear at the office? File in Small Claims Court? Arbitration? Local news media? Maybe you guys have a suggestion?

Scope for quality / top financial handling

It would be desirable for a house costing more than $600 to have a water softener already included, and to choose built-in cabinets with higher quality than metal shelving. But most importantly, the doors would be completely sanded, so that all corners and edges feel smooth. When prices go up, you shouldn't simultaneously feel like the quality is going down. It would also be good to accompany the buyer through the administrative procedures (electricity, water, gas, and also with the HOA or the Castle Group) during the handover, because that doesn't always work out so well. Good value and A-1 warranty service

The buying process was very smooth overall. Most problems were handled well by Pulte. The exception was an error made on the placement of the EV charger prewire in the garage. I was being sent wiring schematics for the garage that were the reverse of the actual layout and when I requested the prewire on the front left side wall it ended up on the rear of the right side wall. We came up with a compromise solution but I ended up having to pay $200 for garage drywall repair. From what I have seen the overall quality of workmanship is excellent. I wish I could have given a higher rating as some Del Webb associates went above and beyond while others were condescending and rude especially in the sales department. Sales is the face of DelWebb and she acted like they were doing us a favor purchasing the home. We ended up losing thousands of dollars and it was a “too bad attitude.” If I could say anything to DelWebb readership …one or two individuals ruined our experience and feeling towards DelWebb as a brand.

Glad I did it, but overpriced for what I got

I do like what I ended up with, but looking back, this is an overpriced product. Pulte has builder level product, builder level quality, which I can get at any Home Depot. My expectations for the price I paid were much higher. Based on stories from others in our neighborhood, I feel very lucky with the sales person and construction supervisor we had - both were excellent in my opinion.
