Mostly satisfied but could have been better!

The communication and responsiveness during the sales and the build process were superb. Never any issue with reaching someone to answer a question. We know we have a really good house. Our only issues were around the design center where staff was not well informed of our options and colors shown to use on paper in no way accurately reflected the actuals. Strongly recommend going directly to Sherwin Williams to see the paint chips.

We looked at multiple Active Adult communities and after much due diligence, pick Del Webb. Excellent choice. Exceeded our expectations. Quality built, wonderfully priced, exceptional follow-up and follow through. Couldn't be happier!!!

Once we moved in we saw small things and some large that could have been corrected or had better workmanship. Carpeting seems showing, woodwork in corners and on some beams needing correcting and stains in the Master Bath shower stall. Over all they were great to work with, offered excellent value, including their incentives and have remained true to their word.

The building manager was great. He provided us with biweekly updates, which were helpful.

Disappointed that to the best of our knowledge there are no sidewalks along the streets that are planned neither any streetlights other than the lights shining from the homes.

Pleased with our new home. This is our 2ND Del Webb home. Some improvements & some things not what we would have expected but overall great lifestyle. Pricey having to pay 2 HOA's. Driveways are short & options are limited & pricey.

This is my dream house with the accoutrements I desired. Wonderful amenities and solid construction! Interactions with Pulte Homes team has been exceptional. Neighbors are friendly and hospitable! My Del Webb community has unleashed my "inner child" here...and that's a VERY GOOD THING!

Jeremy watched over our project from start to finish. Since Marnie left he was our primary contact. Always responsive and corrections were made in a tinely manner. Julie has also been a great resourse for our questions about Britton Falls. Missed having our salesperson available but Jeremy and Julie filled in fine.

Everyone from sales staff on up was very pleasant, professional and helpful.

The process from start to finish was easy and very enjoyable. Perfect home for now and to retire in. Neighbors are friendly and helpful. It made relocating very smooth and easy. Highly recommended.

Overall, our experience with the Pulte folks - from sales to our foreman - was great but the quality of the subcontractors they brought in left a lot to desire. Especially framing (90 degree angles and straight boards appear to be an alien concept) and trim and finish (even after repeated attempts they still struggled with getting paint right, texture applied, and paint actually on where they were trying to paint). But - our foreman, Carl, addressed issues and stayed on them like a chicken on a June bug and got issues sorted out.

We have had nothing but problems since moving in. You can see daylight through the garage door and that is an "acceptable" margin of error. This attitude is totally unacceptable! The garage doors are just cheap pieces of metal! The child safety mechanism can easily be put out of alignment. We had 3 defective toilets. Totally not level. They have been replaced. The master bath twice and bath 3 had to have the drain collar replace because it was cracked when the replacement was installed. We were without a toilet in the master bedroom for a whole month. The tile in the master bedroom had to be removed replaced in order to level the floor. The back corner was so out of level. The Slider could not be locked. That took 2 trips to get addressed. A handle on the kitchen cabinet was off. That door had to be replaced and 12 if the cabinet doors had to be adjusted The shutters in the master bedroom were off and had to be replaced. There was only 1 window shutter that did not have to be adjusted. The overflow drain in the tub of bath 3 had to be adjusted. That meant that the wall in the master bath had to be opened for that to be corrected. There is a dead tree in the back yard that was put in between us and our neighbor behind us. our neighbor notified the office before we did and it is still there. We now have a problem with the seat in the master shower where the top is lifting off the tile . So far every week has been a new problem! It is OLD! ... More

I love my new home. I only have one issue that could possibly be considered. I think the garage is not really wide enough for 2 cars. The driveway should be wider also. I see many homeowners widening their driveways including me. I really love my view and the glass fencing. The staff is very open, friendly and approachable. I think Jacob, Stacey and Ramona are very helpful and patient with me as a new homeowner. This is very important to keep things going smoothly. I am very happy with my new home.

Make sure you get he irrigation system put in, we were talked out of it by our guy that sold us our lot. Big mistake. You should also find out about the rates for bring vehicles into the state, we found out and were blown away by the costs. Knowing some of the up front costs, could make the move a lot easier. We LOVE our home...

They said that your home will be completed in 6 months... believe me, it will be!

Everything has been outstanding and the people are very responsive to any and all concerns.

Their is not enough space.

WE WERE NOT ADVISED ON ALL UPGRADES BY SALES. SEWER BACKED UP TWICE THE FIRST WEEK, SEWAGE IN THE SHOWER, NOT FIXED FOR A WEEK. POOL WAS NOT CLEARED UNTIL ALMOST A MONTH AFTER CLOSING, NOW THE POOL MOTOR IS BEING REPLACED. BAD PAINT JOB...PAINT COMES OF TO EXPOSE DRY WALL IF YOU WIPE IT. FLOORS WERE VERY DIRTY. MANY SUB CONTRACTORS DID A POOR JOB.. INSTALLS MADE INCORRECTLY THAT HAD TO BE CHANGED. DEL WEBB PEOPLE DID NOT AND STILL DO NOT RETURN CALLS AND TEXTS. MEGAN M. The Monotony law prohibited us from having the colors we originally picked for our house exterior, and caused us to repaint our house to a color we did not like. When the bushes were removed from the back of our house it revealed a retention pond with muddy water that was not visible when we purchased the lot. Features in model we selected were not available: lighting, chrome fixtures..

We are on our 4th refrigerator (1st one was wrong model, next 2 were damaged, 4th we’ve kept). Our major problem is we have no Air Conditioning in the front half of our home!! This was noticed before we moved in (less than 6 weeks ago) - HVAC people have been out 4 times and have been unable to resolve the problem - although they acknowledge there is no air coming out of the vents. Lead tech is scheduled to come tomorrow to inspect the problem. At present, our guests staying in the front bedroom are in a Hot Zone - same with the bathroom, study and entryway. Very frustrated with the lack of resolution to this problem! ... More

The quality of the homes, the organization and the people really shine.

Issues were addressed in a straightforward manner.

I lived in another town so conducted construction meetings through telephone and via internet...was kept well informed on progress. It did help that my daughter lives in Georgetown and went by and took pictures every step of the way.

We were very please as to how many times we were included with inspections and any questions that we would have at that time. We were very happy that our Project Mgr would email us on Fri to tell us how much has been done to our new home. if we saw a problem it was corrected on a timely manner. We felt that our new home was built with pride of workmanship. We are very please with Del Webb and the people behind the name. Great job everyone.
