We've built three homes over the years and this has been our best experience by far. The sales staff was courteous and helpful and very responsive. Our construction manager, Crandall, was fabulous. He kept us informed and made sure we understood everything we needed to know. We are very happy with the quality of the construction and love the neighborhood. Thank you, Pulte Homes!

If something could go wrong, it did go wrong with our home build. It feels like they are building too fast with no quality checks. Our project manager was friendly but dropped the ball so many times. How anyone can be a project manager and not be organized is ridiculous. We live locally and would check on the home once a week. We found issues every single time we looked. Small issues can be overlooked but we have been in the home a little over a month and we have major issues. Pool leaks (using a contractor being used by Del Webb), roof issues (may need to be redone), missing part on a furnace (that our project manager knew about and never let us know) and we've been through 2 microwaves. Building a home requires attention to details and that was absolutely not done for our home. I felt like I had to project manage it myself, which I assume most people would not be able to do. We love the neighborhood but our home build was very stressful. They told us a closing date, which we knew could never be met. We pushed back to move it out 3 weeks. Even then, we didn't close on time. Issues have been dealt with professionally and our warranty rep has been extremely helpful. It puts him in an awkward position helping us on things that should have been done prior to closing. We did have an independent inspector and he found a lot. I recommend our neighborhood but I can't give the builders a positive review. ... More

From the beginning Caryn was the most helpful sales associate I encountered during my new home search throughout Tradition. There was no question left unanswered, and I had plenty. She was so willing to show multiple homesites and home types that were not modeled. Then after I knew which floorplan, we narrowed in on lot. The home I chose was already started and we reviewed all the options and color selections in the design center. When there was an issue where I needed help she was on it instantly and it was resolved. It was a delightful experience working with her. Jeremy was great from day 1. He sent updates and pictures and kept me informed during the entire building process. Even coming by after his day ended just to make a video of the work that had just been completed. It kept me excited during the build to see such progress and the quality of workmanship. No home is perfect, but mine is as close as humanly possible. Both of these staff members are exceptional assets to your team. Would give both of them 10 stars if I could. Great job!! ... More

Make sure to visit the construction site as often as possible and make sure your sales person is knowledgeable about the product and options well

Not being familiar with the process ahead of time, I found I was behind the curve and in hindsight may have made some different choices; however, all issues were eventually addressed and we were satisfied with the contracting and design process. What was outstanding was the weekly updates from the building manager, and his responsiveness to questions and concerns presented to him. I cannot say enough about his concern to make everything what we wanted and had contracted for. The pre-closing process was amazing. Again, great response and helpful in identifying the cosmetic things that needed to be fixed. My biggest disappointment was the attention to detail by the contractors. Things like corners not meeting - and not puttied to fill in the gaps; putty missing in other places. A warped baseboard was used and not nailed to the framework to make it straight. Doors were delivered with the edges rough, as if they had been run through a saw and shipped as is. There was no attempt to sand them smooth, and even after asking for that to be done, some were missed and had to be recalled. These seem like minor things, and they are; however I built a home 30 years ago, and the workmanship was a step above and I expected the same. ALL WERE FIXED TO MY SATISFACTION! I was just disappointed we found so many little things. The post closing service process is outstanding. There have been a few things we found after moving in, and the process to get them corrected has proven effective and timely. Thanks to great coordination with the building management. Overall, we are happy with our new home, and would recommend a Pulte home without reservation. ... More

The sales/buying experience was typical of most production home builders. Nothing exciting to remark positively about. On the negative side there were several issues. The Design Center options and price list was out of date for the model we purchased, and if I weren’t able to read construction drawings, we would have missed out on contracting for several items. It’s also a significantly disappointing situation to not be able to make some minor changes, during the contract signing process to alter closet layouts, change a pantry door swing, or add some additional wall outlets in the home. There are multiple locations where the standard outlets being provided, are insufficient. The quality of the materials and construction were quite good. Our Construction Manager was truly excellent and had a customer-first attitude. In contrast, our sales rep was severely lacking after the contract was signed. Overall we are satisfied with the home we received, but we are disappointed in the post-closing warranty department, because we have learned that if we don’t continually chase them down, then nothing happens. We would probably buy again, since, for the price, the home product is good value for what we received. ... More

Caleb and Steve, onsite project managers were superior to work with, Our concerns were addressed with no issues. One major issue at least to me was the distance of the HW heater to the bathrooms and kitchen. I was told had never been an issue well it is. It takes forever to get HW to the kitchen sink and bathrooms. The Rinnai could have been located 25 to 30ft further down the side of the bldg closer to the source of use. Also, there is no protectove sleeve at grade level that I see protecting the water pipe from the Rinnai, my concern would be a string trimmer ripping into it.

Our decision to purchase a home in a Del Webb community was confirmed within the first few days we moved in. We received needed attention for a few things in the home and was resolved promptly; answers to questions that also pertain to specific services needed (e.g., trash/recycling, mail, electric/gas).

Excellent service from home selection and purchase to post-closing follow-up! We are very happy in our new home.

This was my first time purchasing a home on my own. Del Webb and the workers I came in contact with made the process very good for me and thank you. The experience is worth sharing with others, to encourage them to select Del Web.

Often, construction debris is left blowing in the wind, ending up in homeowners property or in the canals with the wildlife. Construction processes create dust and dirt. My new home and my vehicle have been covered in concrete dust and earth dust. Nobody comes to clean the homes next to current buildings projects. I’ve washed my truck several times at no small expense. My screens and lanai covered with dust. The sprinklers flood the property and the front street side of some homes are puddled with water. Arriving home, one tracks water and or water with sand into their garage. Water pools onto the cart path and sidewalk. Morning walks have swinging routes onto the roadway to avoid these small sidewalk ponds. The sprinklers are set somewhat random and may jet water directly against your new home, eaves, onto the roof or directly into one’s lanai. But, the irrigation errors are the landscapers responsibility. The noise and traffic of construction is constant and our street is often dirty and wet. Walking our dogs in one direction leads them to flooded sidewalks. The other direction leads them into dirt, debris and discarded chicken bones from the workers. ... More

We were rushed through the design center process and were not fully informed about everything. Our preclosing walk through was only one week before closing instead of two weeks before closing. Therefore some issues were not fully resolved prior to closing.

The overall process was just average. I believe that the sales people underestimate the amount of upgrades that are really required to build a nice upscale home. Our specific sales rep was always on her day off or vacation. Once the house was completed we didn't even hear or see our rep. The quality of the build or upgrades is just not good especially considering the price. For example we upgraded to a glass french door for the office - the quality is horrible and it was very expensive. We've had several items that need to be repaired, fixed, etc. and getting them completed has been very difficult. I do love our house and community, but wish the overall value was much better. ... I've been a Licensed Real Estate Broker in NC for 30 years and have sold over 400 homes. I've never seen a new home with so many issues. No heat, no hot water in the kitchen, toilets clogged up, numerous electrical issues (improperly wired and bad outlets). Shotty workmanship and finish work. Not all punch list items completed before closing and builder refuses to come back and warranty division won't fix them. I invite representatives from Del Webb to come to my home to see for themselves. Their sales video states "Quality and Commitment". We haven't seen either!

Unfortunately, just not the best experience.

Had a great experience with Delwebb overall.i had a contractor assign to me and Dylan kept me in the loop every week on progress of the house. Everyone at Del Webb was great . If you buy in Del Webb i hope you get Dylan as your contractor.

I knew of the excellent reputation Del Webb enjoys and I was very interested in purchasing a home in North Myrtle Beach. My real estate agent was excellent and with me every step of the way. At the Office we were given a list of model homes that had been discounted for a quick sale and I chose one. I didn’t want to wait 6 months so this option was ideal. I’m very happy with my new home!

It’s a fast, efficient buying, building process. Quality construction with construction managers that pursue perfection. Excellent communications during the entire process. Would definitely do it all again!

From the moment we purchased and signed for our new home everyone was very helpful and very professional. From the sales person Mary Beth all the way to our construction site manager, Nick. If we had any questions with the processes, both of them were immediately helpful in answering our questions. A problem with a few contractor issues, but Nick addressed it immediately for us. I cannot say enough about the professionalism with this team. I will only purchase a Pulte home. My son is currently having a Pulte home built. This is our second Pulte home.

Del Webb has always been to be the ultimate home buyers experience. But, ours was disappointing ! Sales had to be tracked down every time we came in to see community and to have our needs met. We had to request another Sales Agent to assist us. Project manager meet appt for walk thru was good… But, Closing day walk thru punch list not completed!! Another manager rushed thru our walk thru, leaving things Incomplete. ( Everyone always rushing to another appt)!! Closing rep was nice at the Sales Office Closing and was very thorough. During closing our SALES AGENT walks by us in the lobby and did not even know who we were or say hello !!!! ( AFTER HE MAKES A NICE COMMISSION. That was the most DISAPPOINTING moment and the reason for this review). ... More
