Working with a builder-company has been very cumbersome. Too many people involved to get things resolved quickly (vs one point of contact) and/or spread too thin. The community itself is nice, the amenities, however I am not thrilled that I have lived here one month and HOA dues already increased 7%. One month and there are issues that were maybe part of "punch list" that are not yet resolved and I have no idea who to contact about them and get the stuff finished/corrected. I have a cracked window, have no idea who to contact about that, etc... It is not a particularly friendly community, especially if you are single - but that is not their target market. The HOA rules are rigid for my taste, some people like that and it does control the quality of the community, This was probably not the right home-buying decision for me. If we did not oversee the house building, and get things corrected the house would be a mess., shower was redone 3 times, added end stud in bathroom wall to stableized Sheetrock. Pulte needs to have better sub contractors that does not create so much rework and adds to cost of homes.. even sod needed replacement because of poor landscaping and infected sod. A lot of wasted materials and redone it labor. Do it right the first time !

We had mostly a good experience with Pulte but they have finished out poorly. Getting the last issues resolved has been frustrating to say the least. No way to directly talk to someone, only sending in email requests that go unanswered. Our sales guy has been great!

From our initial purchase to moving into our new home, has been nothing short of exceptional. From the very beginning, the team at Del Webb demonstrated professionalism, transparency, and genuine care for ensuring that every step of the process was smooth and enjoyable.

Lets start at the sales office. Were never told the model was different of what was built. Different roof tiles, windows that did not open and doors that were eliminated. When questioned were told that the model was reengineered. Nice if salesperson told us this at the beginning. The construction of the home in my opinion is not quality built. The 2x4 exterior walls with no sheathing when 2x6 would add more insulation and sheathing would make a much sounder structure. Interior walls at 24 inches on centers is another thing I did not like. The floor outlet in the great room is useless as it cannot be put where you want it. Limits furniture layout. The base price for the house is reasonable but the addons are way overpriced. I wanted a side door in the garage but at $10,000 insane. We chose to have different interior paint other than the base white. Cost $5800 Does a different color paint cost this much maybe some additional labor. In costing out the money we spent on upgrades $72000 my cost to do would have been at least 35% less. If I had to do it over again, I would buy the base home and do the upgrades on my own. At the end of construction, we did a walk through with the Project Mgr. and noticed a lot of blue tape for things to be corrected mostly paint, the big disappointment was the carpets were not put in the right rooms. We did close after the walk through but will never do this again until we have a second walk through to make sure everything is completed to our satisfaction. Upon moving in we still had blue tape on walls for paint touch up and we noticed other areas that needed touch up, During the next four weeks in the home we had the following issues , crack around exterior window, 2 cabinet doors came apart, broken shelf in cabinet, exterior doors needed adjustment, crack in mirror where outlet was installed, micro wave frame came loose, plunger in sink not connected, kitchen spray nozzle needed adjustment, patio ceiling needed to be repainted, window installed crooked needed adjustment and electrical issues. There were some outlets that did not work switches hooked up wrong. These were corrected but it took them 2 hours. We signed up for the white service and had a difficult time getting this service as no one seemed to know about it. We are waiting for some things to be completed. Another issue was the filters for the ac/heating unit. I was told they were changed after the completion of construction but when I checked them, they were clogged and full of sheetrock dust. Very disappointed that there were so many issues in this build. Most of these items should have been noticed by your project manager example: how can you not notice that the wrong carpets are installed!! We love the Mesquite area and hope to enjoy are new home once all the issues are taken care of. ... More

First of all, I've been a realtor in Jacksonville for 18 years and sold many new construction homes. I have sold David Weekley homes, Lennar, Providence, Dostie, Pulte, and Drees to name a few. NONE of my buyers have ever shared with me anything as dissapointing as what I have been through during and after closing. The building manager made it sound as if he was picky and on top of it and that was not the case. I liked him and felt confident. First of all, he forgot to install the floor plug. I had to remind him and then he blamed me because it is in the incorrect spot. Secondly, I realized there was only one light instead of two on the lanai. The subs covered it up. I had to tell him about that. The tile in the wet areas is the worst tile work I've ever seen. It looks like a child installed it. The master shower floor had to be redone at least 3 times because the slope was off and water was spilling onto the bathroom floor. He had to install 3 dishwashers and the last one he installed, he did not bolt to the cabinet so it rolled out everytime I opened it. He textd me he didn't have time to fix it as he was too busy closing out the community. We made a punch list after closing and the building manager and his superior (Nick and Dennis) promised everything was going to be taken care of. The first customer care person I was assigned to (Dave) also made promises he didn't keep, did not include things on the list we had discussed, sent people out and never followed up with them about the outcome. delayed repairs, and booked appointments and no one showed up. I would stay home from work and no one would come. Needless to say, he is no longer with Pulte. The new customer care person seems much more conscientious, so we will see. I will say, however, he told me that a crack in the cement was never documented and it probably won't be fixed. I trusted my building manager and the first customer care person on their word that they would take care of it. Shame on me! Nick did assure me my terribly scratched floors will be corrected as well as tile issues fixed. I am going to pay out of pocket to have the misplaced floor plug removed. I have requested reimbursement of the floor plug installation as it is a trip hazard and unusuable. He has not responded at this time. Hopefully, a 12 'countertop that is defective will be replaced. I truly don't understand how Pulte can get away with such poor quality finishes. Why should Pulte have the right to say how much paint can be be left on my expensive hardwood floors? Why should they tell me they won't fix a cement driveway that I paid for? I paid for new items that should not be damaged. How can they get away with it? On a postive note, I LOVE my floor plan, my neighborhood and the amenities. I look forward to the day when I can hopefully get these issues resolved and enjoy my home. Grass is very uneven, and no attempt to fill in gaps between squares of sod. Yard appears to not have been leveled before sodded. One hedge row has two different kinds of plants, apparently ran out of one kind and finished with another. Also around transformer, one shrub was left out of the ground, and another was planted with roots exposed and is dying. I've notified three different people of these issues, and the only action was a half hearted attempt to level the worst of the uneven places in the sod.

It’s been a time of welcome and excitement from my first introduction to Del Webb at Viera by Katie, to the walk- through by Chris & his guys, to the move-in & the joy of meeting new neighbors like Jo & Debbie who greeted me so warmly. I’m looking forward to enjoying my new home, fun activities, and new friends.

Would not recommend to worst enemy

Overhead porch light dropped down with wires showing; Garage door frame not flush against door area; bathtub takes hours to drain; only very hot water from shower - no cold or warm: only cool and warm water from other shower. The first two items were promptly fixed after reported; bathroom items not responded to had to report again. They should be fixed soon. No timeline given yet.

All of the personnel we dealt with were very helpful, the entire building process went smoothly and was very timely.

The experience was positive overall. We are happy to be part of this new community.

Nice home, but don’t expect everything to be correct. The end product is still very nice.

Del Webb functioned like a well-oiled machine. While the closing was very easy... let's just say they needed a little more oil in that functional area. They did not get closing numbers to us in a timely manner as promised.

Electrical is below average, placement of outlets and fixtures is terrible. We are correcting their mistakes!

We have a new home in the Distictive series, not the Scenic. Our doors are hollow, the tile in the primary bathroom is crooked, the edges of the window sills, underneath are rough and unfinished as are the bottoms of all the doors. We do love our neighborhood and living here overall but feel the overall craftsmanship is substandard especially for the price

Ok experience overall, however attention to detail in the home is lacking. Many paint issues along with Pultes unreasonable position on replacing dead plants and trees in first year dampens experience. In addition I have watched the trades on the 2 adjacent homes. Quite frankly the trades are not watched closely and are pretty careless when it comes to completed homes and property. Our Pulte Construction manager was excellent and responsive, however the one responsible for the homes next to us seems to be hardly ever around. I suspect they are short staffed to properly supervise their Subcontractors. ... More

I moved into Del Webb Chateau Elan on September 14,2024. My partner passed away in May, and our Gainesville home was too far away from my friends and family. This new home offered the perfect place for me and my two cats. The design is perfect and the Pulte warranty department has been responsive to any problems so far. My construction manager, Ronnie, took care of any problems during my move-in and the home has turned out to be a place where I feel safe and secure. All of the employees I have met on my home buying journey have been helpful and competent. I am glad I made the move here. My neighbors have been kind and helpful and it is a very quiet neighborhood. The landscaping is beautiful and well maintained. I am looking forward to many happy years in my new home. ... More

Love the beautiful community being developed, the home design and general construction. However, went cheap in relation to the price paid in many areas of the home.

Christina was wonderful to work with!!! She had all the answers when we needed them. Also David had the home sparkling clean when we finally moved in. All in all it was a very pleasant experience to have a DelWeb home.

Our sales rep Kialey and project manager Garrett were great to work with. They were helpful and responsive! They worked to make sure we were happy and understood the process before, during and even after the build!

We have only been in the house under 2 months now and we are happy with our home which was a spec home. We like the lot and sitting on the patio at night enjoying the views. Other than wishing the lot was bigger and the house had more closet space we do have some minor complaints: 1) The garage floor is pitted throughout the garage which is going to require an epoxy coating to hide. 2) There are a few light switches in hard-to-reach places. 3) The trim painting must have been water down since it has very little gloss/shine to it compare to the touch-up paint that I purchased. Night and day difference between what the build painted and the paint coming out the can that I purchased. 4) The Whirlpool wall oven and microwave and installed on the same wall have different color clocks. We were told by a Dell Webb area manager that this is a Whirlpool issue and nothing they can do at this time. 5) We are concerned the AC sizing for the house and after discussion with a couple trusted AC specialist the conclusion that a 2.5ton unit paired with a 4-ton furnace/blower is undersized. We have noticed In the 100 degree heat with the typical humidly levels the unit runs non-stop during the day.
