Since moving in on April 7th, I have repeatedly reported the installation of prohibited spotlights by my neighbor, which result in significant light trespass into my bedroom and the entire side of the house. Despite submitting weekly photographic evidence, I have been forced to sleep in my living room to find a dark environment. It is my understanding that the Board has recently decided to approve these prohibited lights, which stands in direct contradiction to the community rules I am expected to follow. Furthermore, I have serious concerns regarding property safety and maintenance: - Safety Checks: The construction manager, Greg, had to be asked three times to remove red plastic dust covers from the smoke detectors, meaning a proper safety check of the system was never conducted. - Ground Saturation: There are approximately 30 trees over-saturating the ground in an area already prone to foundation issues and previous lawsuits. This was also brought to the attention of the Master Association & SeaBreeze Management and they just choose not to address this concern. - Harassment and Retaliation: I have reported being threatened and harassed by neighbors. Rather than addressing these legitimate concerns, the HOA has issued me violations in what appears to be a retaliatory response to my reporting. And when I submit the necessary documents for an approval they denied again in retaliation using light trespass which was just not possible. I can Appeal but they've shown me they won't be fair. I have visited Lake Las Vegas for six years and chose this community with the expectation that the Master Association would consistently enforce rules for all residents. I am simply asking to live in peace and for the CC&Rs to be applied fairly. When I purchased the property the neighbor's backyard was not started so I had no idea that Del Webb Master Association was going to allow the aesthetic of a Mobile Home Park on the Las Vegas Strip I definitely didn't want to live there and the CC&R's state if you don't follow the rules they will enforce and it's the neighbors cost to fix. So there is Absolutely No Excuse - You Asked and I told you and I have all the documents, pictures and proof of this Selective Enforcement and Retaliation. Our experience was great, from the first contact all the way to addressing some minor issues, everyone was quick and helpful. The community and amenities are fantastic!

Our overall buying experience was good. Dan was very helpful & responsive to our questions. We are still missing trees & privacy bushes that we rightfully should have based on time we initiated our buying process. The construction manager is pushing back & will not give them to us. Homes newer than ours have received the privacy bushes. We have been fighting this since March 31st.

Great experience from start to purchase. Highly recommend Del Webb to anyone looking for a planned community experience. Build quality seems very high and the process for buying and taking ownership was first class!

The overall quality o the home is good, but the final delivery was no clean, had paint spots, glue spots, etc., in every room.For the price of the home, I would have expected the home to be immaculate when we moved in and it was not and is not. We are still finding glue, paint spots, smeared substances on floors, showers and doors, scratched shower windows, etc. This should not have been left unnoticed and uncorrected by the contractors or the builder.

Great sales experience with Kurt. Kyle project manager was very responsive with any questions we had during the building process. Our biggest disappointment was some of the trim work completed in the home. Also, the paint used in these homes do not hold up well, mostly on the trim. We do love the design of our home and overall, very happy. We are enjoying the neighborhood and all the activities offered.

Overall, we are very satisfied at the quality the Pulte home Del Webb LLV.

Builder/Contractor was very responsive to our questions and needs. Overall a very good experience!

The process went pretty smoothly. Pulte worked with me to accommodate my schedule. They completed everything prior to settlement. Alec, my project manager, was on top of getting the items fixed found on walk through. He was very through with his own walk through that I found only a couple of things. I was also impressed by how clean the house was on move in day. 2 months in and I am very happy with everything. I recommend Pulte as a builder.

Hopefully things will get better, but for now, Pulte needs to make some improvements. Lawn care is poor at best. Construction trash and personal trash has been out of control. Pollution in ponds and neighborhoods has been a problem but seems to be improving.

If you are looking for a mass produced , average quality cookie cutter basic production home where every little item is an optional upgrade this is a right option for you . In the end You get what you pay for !

This is my first time with the Del Webb building experience and an experience it was from design to completion. Outer walls are prebuilt and arrived on a flatbed truck then the house is assembled on foundation. I was impressed with the efficiency in which the house was constructed from start to finish.

We had a great experience buying in Del Webb Tradition. Everyone was efficient & very helpful & everything went smoothly with the whole buying process.

Salesman Aaron was very professional, helpful and assisted us on any buying issue we had. Builder Daniel has addressed the few issues we have had with the house. Again, he was professional, beyond friendly and helpful. Together I think they made an excellent team.

Morgan, Lisa, and Crystal was great and helped us step by step to cross the finish line and we are very happy.

Overall, the process is pretty rigid and moves along at a set schedule that deviates only because of bad weather. Our construction manager was excellent. Downside was dealing with Pulte Mortgage, terrible experience, find something else if you need a mortgage. After we were in our house, it took 9 weeks to get our lawn sodded. Terrible lawn service. Left me feeling ambivalent about the move. May change once clubhouse opens.

Damian did an excellent job keeping us updated, describing and demonstrating all the stages and specifics of the building process. In my view, you'll want to have this discussion upfront as part of the buying discussions. Buyers need to walk the other lots and streets of more established properties and talk with residents to see what will really happen to their lot and the grading. There were discussions with Sales (Kristen S) that were communicated that could not or did not translate as such in our final property build, specifically relating to 1) the wall and ability to tie into the wall with a fence-- we feel mislead by her remarks and information vs the realities of easements and Pulte "policy" 2) the side lot grading steepness and 3) The adjoining lot behind our property on Arcadius side was NOT as tall in our buying photos and plot reviews. As each lot is to handle it's own water. None of these three items translated to our result at the final walk-through. Specific guidance to buyers, get your own plot assessment for water and structural impact analysis. Watch out for and evaluate retention walls, grading, water and ask to see the final build out and vegetation plan for any open plot in proximity to a lot you are considering. Get builder confirmation of the end product and it's impacts to your prospective property. WHY: The open adjoining lot on Arcadius side of our plot has been significantly supplemented/ altered since our plot purchase. It is now elevated on one side, with fill. In our view, it is no longer inadequately graded to handle it's own water flow. It does not take a larger storm or water flow to observe the already existing erosion. While the builder has placed sod and the pine trees these will not correct the underlying grading issues or current flow of water along the base of the wall which has already begun to see wash out. The drain farther from our plot, on Arcadius will likely not take in any water as the plot is not graded so that each drain handles it's own water. This is evident by the brown soil and water wash patterns already in the sidewalks AND to ponding of water in the street across from 335 Arcadius. However, the drain at the base of the hill in closet proximity to our plot is blocked with stone and materials. Final road surfacing my correct the ponding, but it will not correct the downhill flow. The retaining wall now also appears to have been built short of appropriate length to direct water towards the street drain. This was not evident at plot review because screening was already in position. The erosion of the hill is already evident that by natural pathway water flows into the sidewalk, street and subsequently into the drain that is at the corner of our plot. This was not as such during our purchase and is now something seen by living here will be necessary for us to negotiate with the HOA, builder and townships respectively.-- this is very disappointing to start a relationship in this way. Your early process for new homeowner post buying new items could be improved. A landscaping "getting acquainted appointment might be added to the new home owner welcome. We sent notice to Pulte Warrantee as instructed relating the stone and concrete left in our flower beds which is preventing plantings to take and it's a circular referral loop that has not resulted in any action. We appreciate that the tree landscaping company stopped by and have corrected the 4 dead trees. the new ones are looking great. Damian was especially helpful in getting us connected with the sod team so we could be diligent in correcting dead patches. Note about Landscaping support- This experience is erratic and the crews are sloppy. Some of this is a result of poor grading and a lack of smoothness to the underlying soil in which the sod has attached. It will take time to patch, fill and smooth out the leveling inconsistencies. We have, at our own expense repaired these because I had an ankle injury. In an over 55 community, this could be a selling point if this was managed with a quality check before settlement. While we also notified HOA that the landscaper when mowing, sheered off the metal cover on our front yard sewer line and has cracked the PVC pipe by about 6 inches that we can see. While they immediate covered it with a PVC cap, this is inadequate to resolve the cracked pipe concern and will only be hit again by the mower as it protrudes. -- consider a better hotline or intake process. Or perhaps a better orientation for new owners of these mechanisms upon arrival. We are enjoying what we are intending to be our new forever home and thank you for hearing out these matters which are experiences in new home everyday living. We consistently have construction vehicles that come downhill Steeplechase at a higher than appropriate speed, such that they are driving over the walkways, corners and storm drains- tire tracks are evidence. The tree on the corner of our lot was removed because one truck nearly hit it head on. Our lot continues to show tire tracks in the grass. This is a significant safety hazard given the handicap walkways and pedestrians are at risk. We recommend you consider speed bumps during construction AND a stop sign, to slow the turning traffic onto Arcadius. ... More

Workmanship is very poor. Tile work was the worst and having to have tile redone. I have had to wait for weeks for repairs. One issue after another. No one seemed to keep an eye on construction. Superintendent didn't stay on top of all the work. Cheap appliances including garage openers.

Panel for internet service was moved to the same closet where the water-softener was intended to be installed. However, once the softener was installed, it would have been impossible to open the panel door because the panel was too low on the wall. Pulte would not acknowledge this to be a problem nearly resulting in a refusal to sign the final possession contract. It was finally corrected, but not without much effort. Also, several cabinet doors strike walls and trim. We were told this was "normal functionality" and the homeowners problem when clearly it is a design flaw that should have been corrected by the cabinet installer. This was NEVER addressed. Lastly, cleanup from caulking trim seams was poorly done and there is residual caulk on trim that should have been cleaned off prior to painting. The garage door was not painted in its entirety. They only painted to the edge of the seal. This was something Pulte corrected without question. ... More

Other than the mortgage company, our experience has been great Our sales person, Catherine, and foreman, Jay, have been honest, helpful and responsive. Issues with new build, and there always are, have been taken care of quickly and professionally

Low quality materials in a home in this price range, like using copper clad aluminum electrical wiring and interior walls with 24” on center studs.
