Nice home, but don’t expect everything to be correct. The end product is still very nice.

Del Webb functioned like a well-oiled machine. While the closing was very easy... let's just say they needed a little more oil in that functional area. They did not get closing numbers to us in a timely manner as promised.

Electrical is below average, placement of outlets and fixtures is terrible. We are correcting their mistakes!

We have a new home in the Distictive series, not the Scenic. Our doors are hollow, the tile in the primary bathroom is crooked, the edges of the window sills, underneath are rough and unfinished as are the bottoms of all the doors. We do love our neighborhood and living here overall but feel the overall craftsmanship is substandard especially for the price

Ok experience overall, however attention to detail in the home is lacking. Many paint issues along with Pultes unreasonable position on replacing dead plants and trees in first year dampens experience. In addition I have watched the trades on the 2 adjacent homes. Quite frankly the trades are not watched closely and are pretty careless when it comes to completed homes and property. Our Pulte Construction manager was excellent and responsive, however the one responsible for the homes next to us seems to be hardly ever around. I moved into Del Webb Chateau Elan on September 14,2024. My partner passed away in May, and our Gainesville home was too far away from my friends and family. This new home offered the perfect place for me and my two cats. The design is perfect and the Pulte warranty department has been responsive to any problems so far. My construction manager, Ronnie, took care of any problems during my move-in and the home has turned out to be a place where I feel safe and secure. All of the employees I have met on my home buying journey have been helpful and competent. I am glad I made the move here. My neighbors have been kind and helpful and it is a very quiet neighborhood. Love the beautiful community being developed, the home design and general construction. However, went cheap in relation to the price paid in many areas of the home.

Christina was wonderful to work with!!! She had all the answers when we needed them. Also David had the home sparkling clean when we finally moved in. All in all it was a very pleasant experience to have a DelWeb home.

Our sales rep Kialey and project manager Garrett were great to work with. They were helpful and responsive! They worked to make sure we were happy and understood the process before, during and even after the build!

We have only been in the house under 2 months now and we are happy with our home which was a spec home. We like the lot and sitting on the patio at night enjoying the views. Other than wishing the lot was bigger and the house had more closet space we do have some minor complaints: 1) The garage floor is pitted throughout the garage which is going to require an epoxy coating to hide. 2) There are a few light switches in hard-to-reach places. 3) The trim painting must have been water down since it has very little gloss/shine to it compare to the touch-up paint that I purchased. Night and day difference between what the build painted and the paint coming out the can that I purchased. 4) The Whirlpool wall oven and microwave and installed on the same wall have different color clocks. We were told by a Dell Webb area manager that this is a Whirlpool issue and nothing they can do at this time. 5) We are concerned the AC sizing for the house and after discussion with a couple trusted AC specialist the conclusion that a 2.5ton unit paired with a 4-ton furnace/blower is undersized. We have noticed In the 100 degree heat with the typical humidly levels the unit runs non-stop during the day. Note - Responsiveness to issues was given 3 star since we had to select something for the review. We have not placed any warranty calls at this time. ... More

Our experience with purchasing a home at Del Webb at Carolina Overlook was great. They were super accommodating to make the accessibility changes we needed and we were kept updated regularly. Liz and Jill in the sales office were terrific and our construction manager DJ could not have been better. He really went above and beyond.

Superintendent on my project was phenomenal. Very attentive always got things done.

Since moving in, there have been a few things that have cropped up that are worrisome. The paint used to paint the whole house is awful. It marks easily and the quality is bad. I have always had flat paint so it is not that I don’t know the qualities of flat paint. I used painters tape to hang pictures. Put it on very lightly and when taking it off it pulls the paint off. It does not look like a primer was used as it pulls it all the way to the wall board. That should not happen! In addition three weeks after moving in the microwave oven door would not stay closed. I reported it through the cumbersome system in place to do so. It is now a month later and I don’t have a working microwave. It certainly seems crazy that one, after only three weeks it breaks. And two, after just moving in it seems like some other process should be in place to replace it. I am sure you think your system is fabulous and it probably works great from a corporate aspect. You forgot it should be about the customer, not the ease of managing through the corporation. So far I am not impressed and very worried about what the future in this home brings. To address the value for the price paid I think the homes are very over priced. Still can’t believe the only actual light fixtures are over the island. That means in order to have actual light fixtures I have to buy six of them. That to me is crazy and very cheap on Pulte’s part. Ditto for the paint job. ... More

Really like design layout of house, but there are/were problems. 1. HVAC air conditioning compressor motor/fan out of balance and needs to be replaced. 2. Forced air furnace installation was not complete. Once completed still does not work. 33 F degrees this morning - a little cold for this 84-year-old! 3. Forced air furnace vent rain cap not installed 4. Seal on bottom of MBR shower leaks 5. Exterior AC power outlet near garage service door has no power 6. Exterior light at single car garage not installed properly - has loose internal shade. 7. Glass windows in several rooms were scratched when installed. 8. System air filters used during construction were not replaced when house construction was finished, leaving four very dirty filters for homeowners to immediately deal with. 9. Next? ... More

Issues: 1. Master bathtub was reglazed (used); still waiting on a new one 2. Corian slabs chipped and scratched in master bath shower; still waiting on resolution 3. Paint is peeling on exterior of home; still waiting on a resolution 4. Air Conditioner is making a loud noise and AC person said it needs to be replaced 5. Electrical plates for ceiling fans are not adequate, electrical plates were installed for a regular light fixture instead 6. Garage door keeps opening on its own; repair person was here and reprogrammed the garage opener, but the issue still exists 7. A tree in front of the house died and the same tree was replaced and it is dying too ... More

The transaction from day of offer to the day of closing was very smooth. It was convenient to work with Pulte mortgage and Pulte recommended Insurance Co. I felt like there was always a person leading the team and helping me every step of the way to make the closing happen with no problems.

From the very beginning with contacting the Sales office to the final close and all the paperwork, our experience was really smooth... We were very happy with everyone we worked with: sales representatives, construction manager, office personnel, pulte mortgage & insurance people. Even though it does take time, they made it go fast. We were from out of state and I was surprised the continuous contact we had with everyone. We love our home and the 55+ Community we chose.

We are excited to have moved into our new home built by Pulte/Del Webb. We picked the Compass model home which perfectly suited our needs during retirement. Bright spots in this process were Mike our Construction Manager and Art our Sales Consultant. Both Mike and Art were excellent points of contact during our home build process. We bought a spec home (already in build process) which meant that we had no input on additions, colors, materials, etc. That was not an issue as the home is absolutely beautiful. Our home however from the pre-close walkthrough on September 16, 2024 until just last week had many finish issues with trim, drywall, baseboard, and paint. The process to get the warranty issues corrected was painful and stressful, and required getting next level management involved to get the correction process moving forward. I understand that these are spec homes, not custom builds, but the quality of the finish work in our home was awful. My understanding from talking to other new home owners in our neighborhood is that we are a one off situation, and many of the other homeowners were pleased with the quality of their home builds. I needed to bring this issue forward and provide this recommendation; communication via text and email, along with pictures to your point of contacts with Pulte/Del Webb are key to your process in the event warranty issues arise. Pulte hires multiple contractors for their build process, and though many are excellent, you may run into a situation as we have. In the end, our warranty issues have been addressed, although we still have remaining issues to get completed even after the paint/drywall contractor arrived to do the warranty repairs. As a note, when the paint/drywall contractor completed their work, it was left to me as the owner to do a walkthrough with the contractor employee, and even though items below par were pointed out, they remain to be corrected. Pulte/Del Webb did not have anyone on-site to review the contractors completed warranty work. Do your homework when looking to purchase a new home. Come to the neighborhood or location you are looking to buy in, talk to existing homeowners and get their input. It may help you to avoid issues up front as you discuss your home build and purchase with whomever you decide to buy from and work with. ... More

I love my neighborhood however the building process was rough. The project manager hardly initiated communication, I always had to ask for updates. When issues were found and brought to his attention I was told " that's normal" however I am familiar with building code and they were not following code.

BlackWe have had great response times from everyone! The sales team - Jordon, the construction manager - Maggie, have been excellent! Sod was put in as expected. Clean-up of streets was much appreciated as the street sweepers came thru frequently. We were surprised that the garage window sill was not finished out - we will take care of it ourselves. We had a bad concrete finish in the HVAC room but it was resolved quickly w Maggie.

The contractors who came just before we closed to fix items seemed to be a little careless with how they left the repaired items and footprints all over the hallway and kitchen.

Check the home with a fine tooth comb because if you find something later it is not easy to have it taken care of in a timely manner. Workmen excessively sloppy and leave trash and debris which covers storm drains preventing rain water from dispersing causing flooding.

We saw four Del Webb homes in the Sun City Mesquite community. We love our 3 bedroom/2 bath/den home. It is in Outlook Point. Although we don't have a panoramic view, we do have some views of the beautiful mountains.
