Definitely disappointed and would never want to go thru this again. You asked, I am being honest.

This is the first time, I truly enjoyed all the steps in my new built house process, from beginning to closing. It started with the welcoming Front Desk lady, JoAnn M., then the professional, knowledgeable Salesman, Darren M., to the caring Pulte closing lady, Deborah J., and most important, along my entire build process, my Construction Manager, Mike M., whose attention-to-detail and knowledge on all matters, educated me and kept me informed every step of the way with photos, through my house completion. The entire build process felt like I was the only person buying a house in Stone Creek, which is far from that, and I sincerely appreciate it. I previously looked at other 55+ communities in Ocala, and Stone Creek is by far, the only country club style living, without the country club prices. It was a pleasure to work with our construction coordinator. He did an outstanding job keeping us informed as well as making we understood the construction process.

Ensure grounds contractor is held accountable for their work.

Pulte's team is helpful, responsive, collaborative... The vendors that they have on site are hit or miss. You sometimes get a great team who are experienced and thorough, and other times you get workers who miss the mark. The vendors' quality control is hit or miss, they aren't always concerned with excellence, but rather, get the job done. Regardless, Pulte's team hears your concerns and does all they can to make you happy in the end. I feel that the Pulte team addresses issues that you bring to their attention and pulls in the vendors to ensure that you get a quality home in the end. The building process was stressful. Hire your own independent inspector and make sure that you inspect pre-dry wall and pre-closing. Have an independent realtor who is familiar with new home construction. We learned so much through our realtor and felt as though she protected our best interests by helping us to be informed buyers. We couldn't have done it without the help of Jay from 2020 Inspection and our realtor, Heather from Corcoran Connect. They are superstars in their field. ... More

Russ took over as our construction manager midway through the build and kept us in the loop with a weekly report of what was happening at our house, including pictures. He was very responsive to our questions and concerns as well.

Builder process was good. I felt like they kept us informed as to what was going on and at the end went over all the features of the house in great detail and provided amazingly helpful information on how to maintain a number of features/devices in th house. Really love that!

Neighborhood is neat, and facilities are excellent.

Except for a couple notification issues regarding changes to site plan and walk through, Dexter was awesome and kept us informed of work being done, and he provided great recommendations.

Quality of workmanship is high.

When looking for a new home in our move from Arkansas to Texas, we quickly focused on Del Webb because of its reputation for building medium-sized, relatively affordable homes in master-planned, age-restricted communities. We wanted a quality build, minimal yard maintenance, on one level with some available amenities (pool, fitness center, etc.) in a neighborhood that would enforce maintenance and appearance standards to protect our home investment. Check, check, check, and check. The team we worked with from the initial visit to the Del Webb sales center, through the actual construction and financing phases, and now during the post-build follow-up has been uniformly outstanding. Our sales guy, Pete, provided answers to all our questions for several months (even after the sale was made). Construction supervisor Chad called us weekly to update us on progress, and address any concerns that arose. Since we moved in almost two months ago, Chris has responded quickly to identify and fix the inevitable small issues (landscape plants struggling, paint touch-ups, and more) that every new home has. Jakob was an excellent construction manager and did his best to please us.

Everything from the beginning went well. No problems. Great communication along the process. The quality of the home is excellent.

First we were told we could have a tray ceiling and signed contract as such then told later it could not be done in our model. After foundation was poured we noticed the garage looked small. Learned it was almost 5 feet less wide in the 2 car garage side! That is significant! The paper documents with floorplans had the larger measurements as did the floor plans online! All were incorrect and we learned from a neighbor, they made Del Web aware of this 2 years ago! Additionally, they put a green electrical box on our lot without our knowledge.,They tried to not irrigate the last half of our back yard and place baha(sp) grass instead of St Augustine.,On the day of our closing we did our final walk through and our garage epoxy flooring had not even begun and we learned we could not walk on it for a couple of days. There were subs in our home and the house had not been cleaned and paper was still on the floors. I did not feel we should close and consulted my attorney but upon review of the very one sided Del web contract, she advised we needed to close or Del web could fine us and sue us. We entered the home after closing and the floors were in horrible condition and we also learned we could not be on the epoxy garage floor for 10days! And we could not move stuff into the home as the floors were in such horrible condition., we had to delay delivery of appliances, adt installation and moving in. Del web said there was no reason we could not move in!! They promised they would move all the furniture and rugs to repair the floors. They promised to repair the grout, clean it and seal it, but failed to do the first two steps. They promised to remedy this by going line by line repairing, grout, chipped tiles and remaining stains and they would move the furniture and carpets to acess the entire floor.,They never went line by line, nor did the move the furniture to acess all the floors. They reneged on what they promised to do and threatened legal and/or rescinding our warranty! Seriously, we just wanted what we paid for. We negotiated compensation for the earlier items, but not in regards to the floors. We were lied to and mislead many times during this process.we are told to deal with warranty now. Del web should have never allowed our home to go to closing . Shame on them, they knew it was not ready, but they did not care. ... More

The building process was well planned by the building team. They kept us informed throughout the process from design to closing. The Project Manager, Mike resolved all of our concerns through closing.

Bad experience would not trust Pulte builders.

Absolutely amazing Corey responds to calls and issues immediately. Amazing would definitely go through Cody again.

OK, had to have a garage door company come and fix my door because it was going to take too long for Pulte to get someone out.

For the very beginning Lori and I knew that delwell would be right for us. Absolutely awesome pool and amenity center. Excellent restaurant. The build process was smooth without absolutely the best construction manager with Max Thompson. He got us through the entire process. Very responsive to our needs. Highly recommended. He made sure everything was done on time and with high quality. Home selection was exactly what we were looking for. Location of Del Webb was ideal.

We can not write a good review because it has not been a good experience. We have standing water within inches of our foundation- our neighbor has complained,through the warranty process, so have we, he has a work order, so do we. We have had nothing done to remedy this issue. This is an issue for the slabs the houses are built on as well as a health hazard- a perfect breeding ground for mosquitoes and other bugs. We just had an insulation expert evaluate our house because we were emptying our dehumidifier daily. He found many leaking ducts by in the attic, blocked soffits, insulation of 10-12” that is supposed to be 18”, single pane laminated windows when Low E dual pane impact windows are in our contract and was reported by Del Webb/ Pulte to the county for our energy efficiency report. We added a sunroom to the original plan and I said to Del Webb’s construction supervisor I did not think the 3.5 ton unit was large enough when we added more square feet to the home. I was assured that when the county ran the numbers that the air conditioner was the proper size. Today the insulation expert confirmed that this home, in Florida, needs a 4.5 ton unit. And of course Del Webb provided the county with faulty information providing faulty results. Need I continue!? To say we are disappointed is an understatement.How does DelWebb/ Pulte find this behavior acceptable. Hopefully they will see their way to doing the ethical thing and fix these issues.
