Good experience prompt attention for issues.

This is the second new home I have had in my life. While the process during the build appeared very good, with decent communication, the process following the close of escrow has been average at best. At first, there were small things like the fact that obviously the subcontractors, who are simply going from one house to the next, were more interested in getting the job done rather than taking pride in their work. Paint splatters, scratched floors, uneven drywall etc. Then, when our gas stovetop did not have any burner caps, it was obvious that our construction manager replaced them with caps that weren't the correct caps. We confirmed this by seeing our neighbors caps. The burners wouldn't light and when they did, they scorched the stove top. When I brought this to his attention, he said I would have to contact Whirlpool. Now, when reaching out for warranty work, I don't get clear communication, after spending all day waiting for an service appointment that doesn't show up the Pulte rep is out of the office and no one answers my call to the 800 number - resulting in being on hold for 20 minutes then being sent to voicemail. And, this is after a number of calls from Pulte service that treats me like I'm the problem. I'm sure Pulte has more employees than my organization of 2,500 employees, but this is not how you do business. Prior to closing, when I shared with the construction manager some of the complaints we were hearing in the community about follow-up, he chalked it up to negative people. The process with Del Webb Viera - Pulte was a great experience, The sales process was seamless and very helpful. The building construction manager was attentive and walked with us through the entire process.

Overall the experience was about what one would expect from a large builder, everything was dialed in, Not a lot of flexibility but in the end the home is comfortable and the workmanship is good with a lot of quality checks along the way, a pretty standard home. Although the two loan originators were professional and helpful… the actual loan process, especially the underwriting was the absolute worst loan experience I’ve ever had, the underwriting department demanded that I violate a court ordered confidentiality agreement with regards to a large deposit (I refused). They basically added insult to injury. Absolutely would not recommend or use Pulte Mortgage again. We did a conventional loan with a large down payment, cash for closing and beyond in the bank, very little debt (auto loan) and income that exceeds the national median income many times over. We recently built a Prestige model in Sun City HH. The builder was great to work with. We were kept apprised of the building process and appreciated the check-in meetings. As with any new construction, there were some issues upon moving in that needed to be addressed. However, the construction manager was very responsive in addressing our concerns.

Not pleased with the overall experience. Already have dealt with several major problems, including a water leak behind a wall which flooded my guest bedroom. Repairs required included cutting a large hole in a wall and having multiple drying machines running loudly for three days. We have a pocket door into the bathroom which was installed incorrectly, and has required four visits from contractors requiring complete removal of the door frame, and resulting in multiple repairs to walls, ceramic tiles, and carpet. It is still not complete after three months and still is not working correctly. We have carpet between the master bedroom and hallway that is delaminating and no longer fits in the transition between the floors, possibly requiring complete replacement of the bedroom carpet. We have a pantry with crooked walls and flooring, likely due to a very poor repair after a water leak from the dishwasher during the initial construction. Multiple places throughout the house have floor molding that has not been prepared correctly for painting. Master bathroom shower pan (ceramic tile) has very poor grout coloring, and looks like it has been there for years. In all, the house did not appear to have been built by professional tradesmen. ... Check into the smallest of details and leave no door unopened. Walk slowly and review, review, and review. Then when you are satisfied, sign on the dotted line.

Very poor construction quality. Crooked walls, crooked window frames. Inconsistent caulking.

WE are very disappointed in the quality of workmanship on our new home. We have been in the home about 6 weeks. Since then we have had electrical wiring issues that could have caused a firel Additional wiring issues have been found while making changes to make the home ours. We were awakened at 6:10 am from sleep when one of the blinds in the master bedroom fell. A review of all the blinds in the home revealed that none of the blinds were installed properly and could have fallen at any time. The master shower pan has a chip in the corner. we discovered a broken spacer in the grout in the master bath floor. The drain in the upstairs tub is stained. There is paint on many of the faceplate covers for swithches and outlets. It is clear that the faceplates were not removed before painting. Water flow from both hose bibs are low. A high quality impulse springker cannot be used because there is inadequate flow to make the sprinkler move. (I would note that a home in back of my home uses an impulse sprinkler and gets great coverage and no problems.) These problems are so subtle as to not be observable during the pre close walk through. ... More

Nice experience. No major issues. Both sales and supervisor were on top of things. Very pleasant folks. Building time was short!

Our construction manager, Spencer, was an absolute pleasure to work with. He was responsive and honest and very trustworthy in providing periodic updates. Once closed, our customer care representative, Andy, who is supposed to support any concerns post-closing through at least the first year, just disappeared. After repeated requests for a new person to take over what Andy had started regarding some issues we had with the new house we were infromed about there weeks later that Andy had quit. We were also informed that a new person would reach out to us. Sixteen days since that news was conveyed and we have yet to speak to anyone to assist in our post-purchase concerns. That is unacceptable but since this survey seemed to focus on the pre-closing aspect we wanted to make sure that all credit due was provided to Spencer and our sales representative, Lance, both of whom made this a very pleasurable and seamless endeavor. ... There are a good amount of activities to join and a good variety. With 900 homes many opportunities should be offered multiple times so that no offering gets filled up making many people not able to participate.

Nest not working and no instructions received. Multiple small concerns that have now become concerning in terms of my warranty

The entire process to buy our new Del Webb home in Carolina Gardens Fuquay-Varina, NC was seamless. The interface with Pulte with construction, financing and insurance was very well coordinated. The quality of the workmanship of our new home is outstanding.

This is the first time we have built a house. The sales person listened to our needs and gave us spot on recommendations. Our project manager kept us informed all along the way. The house was finished when they said it would be. Our "blue tape" walk thru was so helpful and informative. The closing went smoothly and we are happily in our house.

Purchase for Cash Transaction was a bit casual, without face to face interaction prior to wire transfer.

Incredible community! Wonderful amenities, clubs and selection of homesites. Other Del Webb communities don’t compare. Sales people are accommodating and communicate well but sometimes not up to date with their pricing. Mateo, our site supervisor was fantastic through the entire process. Sadly, I believe that Pulte would do better to supervise their sub contractors rather than relying on warranty service to complete the homes. I understand that these are not custom homes but the finish work does not need to be sub standard. Wall finishes, trim carpentry, quality of cabinets, etc. all need substantial improvement. I’m confident that our 1 year review will be much better as Debbie with warranty service is doing a wonderful job. ... More

Since purchasing in May the plumber has been trying to clear a clogged drain and subsequent back up. Raw sewage in the shower! We had to leave for a couple of months and The third clean out Was done in our absence. We Return in three weeks. Hopefully it’s fixed this time. Matt at customer service has been responsive but that doesn’t make the nasty experience a nice thing.

I had been looking for a place to call home and the Del Webb Nocatee fits the bill. Ian was amazing and always will to assist with and out of state buyer and the extra work that might come with that sale. What I struggle is I’m now on my third home supervisor and the home was clearly not as quality controlled and it would have been if there was the same supervisor overseeing the construction. Ben is doing his best to get it up to Pulte’s standards and for that I thank him. Looking forward to transitioning into retired life once this home is put together and I can enjoy the life this move offers. ... More

It was a wonderful experience quite remarkable

Home seems well built with minimal "new home" repairs. Customer service on "repairs" is good. Unfortunately, the process of getting a mortgage through Pulte is a real pain in the butt. Multiple "reps" and "advisors" involved and none of them communicate with each other=confusion and incomplete directions. The Sun Cities are great, but buy a resale home, not a new home.

Good value for the price.

We observed some minor issues after moving in but Matt was quick to respond and resolve the issues.

We love our new place. Construction was done well.

Process was easy, informative and professional.
