Sales experience was fair, too much pressure on buy it or someone else will, yet still units available. Things not fully explained during sales pitch, such as responsible for landscaping. Once purchase made, builder should provide detailed floor plans, made everything more frustrating when you couldn’t do furniture layout in advance. Build quality good, not great, especially tile work. Closet systems are a joke. Have to upgrade everything to get average quality.

I had a very positive experience buying my new home. Lisa sent me weekly updates and pictures of my home as it was being built. My questions and concerns were addressed in a timely manner. I would recommend Pulte to other new buyers.

I bought a speculation home because it's the floor plan I fell in love with when I first started looking over a year ago. I didn't pick out the finishes, but they all go together perfectly. The whole process from offer to close went smoothly. Nate made sure all the little touch-up/fix items were taken care of quickly

Great with sales, but the contractor and follow up was a bit difficult. Had lots of questions that were down played! Lots of cheep construction and issues that were done NOT in line with the plan, but because of laziness and really not professional Had bathroom that could not be used , had a dryer that could not be used ? Had a shower that flooded the bathroom and bedroom had a stove that was put in out of plum and original had plants placed down the middle of the yard ,, NOT a great experience

Pulte Homes does NOT build a good quality home. Their product is terrible and the warranty process is ridiculous! Our air conditioner did NOT work because of it NOT being tested at time of build. Our clothes dryer plug was a refrigerator plug! Outlet wasn't even connected to a wire! And lots more but this gives an idea of the quality of our home. This is supposed to be a home built for an older person and our shower is the most dangerous concept...just STUPID! You have to step DOWN 4 1/2 inches to get into a shower pan...it's actually a 6 inch dropdown in the center by the drain. Imagine being wet and stepping up 5 inches onto slippery tile!!!! The actually purchase experience was not great as we had to beg our sales person for our purchase contract because he had too many customers. Let's wrap this review with this....we would NOT buy a Pulte home if we didn't have to...we love this community and that's the only reason we bought Pulte again. Both Elaine (sales) and David (the construction manager of our home) were excellent - knowledgeable, responsive, respectful of our concerns, and both followed up with us to ensure we were happy with the information provided or issue resolved. In hind site I wish we had asked questions about grading, elevation, water flows, and when the home was actually built - the answers may have influenced which home we actually bought, not whether or not we bought.

We had a lot of concerns during build and Matt was the best at taking care of them.

Working with the Pulte group was very easy. Every part of the process went very smooth.

They changed project managers about a month before completion. Created a communication problem. 2nd PM didn’t know what the 1st PM had committed which was a problem.

Homes are handled with care but like life, we make mistakes. Look over carefully and voice your concerns so they can make them right.

Home built and purchased nice

No builder experience. Pulte mortgage was very unpleasant to deal with.

I love my new home in Del Webb Minneola. The views are great and staff has been very helpful. Been in my new home one month now, it's peaceful and relaxing to live here.

Poor workmanship, Very sloppy contractors and poor resolutions to problems after closing

Our experience overall has been a positive one. The most important thing that I want to point out is the way Josh kept us informed of the build process, answered all our questions during the build inspection and was there for our closing inspection making sure we were satisfied with our new home. He made our experience moving here a good one! Thanks Josh.

As a new resident of Sun City Mesquite I'm enjoying a wonderful retirement lifestyle. My home reflects the quality of expert design and superior construction. It's perfection is evident in the brands of materials and workmanship. Having owned a Pulte home previously in Las Vegas for over 20 years, I'm looking forward to a new milestone of equal pleasure living in this home as well.

Our project supervisor, Zach, has been WONDERFUL. If he can get things done, he absolutely does; if he can't it's because "his boss", "Pulte", has his hands tied. Our landscaping/grading of back yard is a mess - you can't grow grass on clay whether you water it or not. You can't walk on the lawn there are so many rocks underneath; I'm afraid I'm going to twist my ankle. The side of the house is pitched so steep you can't walk on that either. We are supposed to have a retaining wall and fence on the bottom of the "cliff" of our back yard and don't. Pulte representative(s) are blaming the Town of why we don't have a retaining wall/fence. Last time it rained you could watch the mud (because the sod is a joke), washing down into the property below us (which is a small "park" with corn hole boards). Spoke to representative(s) of Town and they said Pulte should have put a retaining wall/fence, but didn't. Before we closed, we walked the property and I questioned the grading of the back yard and absence of the retaining wall and fence that is behind all of the other homes next to us. I was told "don't worry about it - it'll be fixed." STILL NOT FIXED ALMOST 2 MONTHS LATER AND NO ANSWERS FROM ANYONE. ... More

We recently built a home in Bexley and moved in March 2024. We love the neighborhood, HOWEVER... since moving in, we have had numerous problems. The problems started during the build phase. Our builder manager, Rafael, said the right things, but did not fulfill the promise. The worksite was filthy throughout the process, and as a result, the HVAC motor was damaged and needed to be replaced shortly after closing (it whistled loudly for 6 weeks). Also, we are still cleaning up grout and paint from the floors. Additionally, we have had 5 gas leaks (inside and outside) due to poor installation. We discovered 4 prior to closing, and 1 after closing. The building manager was irritated every time we pointed out concerns. The worst problem was a plumbing leak under the floor and concrete. We had to stay in a hotel overnight due to water shut off. The repair of pipes, flooring, walls, and repainting has taken 6 1/2 weeks to complete. We still have not been reimbursed for the hotel stay. There are numerous other quality concerns (doors bowed, door hardware incorrectly installed, etc.). While we love the location and look of our new home, the Pulte building process and quality have been extremely disappointing. We chose to build a new home with Pulte because of their pledge to Quality and customer satisfaction. We certainly did not expect to have so many major system repair needs shortly after moving into our brand new home. ... More

The sales staff and construction manager were extremely responsive and kept us informed during the entire process. You should know that once you sign the papers is is impossible to make changes (i.e. no ECOs). Workmanship was good, but we caught a few glitches that were immediately addressed by our construction manager. Overall, the process and the resulting house was great.

Don’t trust them to fix things that go wrong even one day after the close, hire someone to give you an expert opinion prior to close. They are great at giving you the run around.

Overall the whole process of buying and building the house was as to be expected. Alex in the sales center was more than helpful, she returned calls and answered any questions almost immediately. In the design center we were a little disappointed that some of the options we wanted were discontinued. Overall Elana in the design center made the experience very enjoyable. The switching of building managers in the middle of the build threw us off a bit. Ultimately Ryan did an excellent job picking up where someone else left off. He was key to finishing up the house just the way we wanted it. All of my concerns were addressed, and he left no stone unturned. He should be sainted. Well the house is done and it looks great. When we open the front door and stepped into that empty house for the first time we were in awe. It had come out exactly the way we planned. So many factors into an individual experience within a Del Webb master planned development. We have learned over time and multiple new homes the Customer Care Rep is ESSENTIAL in representing both the builder and the buyer, especially during the "blue tape period" in finishing each product. In Hill Country Retreat, our Rep has been exceptional (5 star). I know these days everyone wants "5 stars - on everything" which for us isn't ever consistently realistic. What I will say, is so far, 100% no regrets in our purchase or decision to invest inside a Del Webb community. I believe Del Webb developments (not a separate "Pulte" development) offer a privileged business plan/owner experience and we highly recommend it to others to consider. Del Webb helps people live their best life, especially those of us heading toward the "finish line"... We have seen so many Pulte products, especially across Florida, and to be honest, we have seen the good, the bad and the ugly. However, when Pulte is able to sustain a good team - with the right skills - in a healthy battle rhythm during their build cycle, the products are good. As for quality materials, Pulte purchases and uses in bulk materials focused on making profit, not in making your home the best of the best. Materials are average at best. Value? I am comfortable with our investment and again, believe the business plan for Del Webb is intentionally designed to be above average. Our experience was excellent from the sales process with Lisa as well as choosing the extras and the entire building process. After we closed both William and Lisa were helpful in addressing the various odds and ends you discover once you occupy the house. We have built and renovated a number of homes and we feel the value and experience we had at Del Webb was excellent. The value for the money is well worth it. It’s very important to note that William and Lisa were there to help AFTER we closed and they always followed through. That’s critical. However, we did find the HOA were lacking in their response to our multiple inquiries on a single item. They do not, in our opinion, live up to Del Webb standards on customer service. ... More

There is no such thing as a pleasant home buying experience, however Pulte did their best to minimize stress and delays, and delivered the house on the date they promised. In general the house was relatively defect-free. There were a couple of things that needed attention and they responded quickly. This is the second Pulte house I have owned, and if there is nor major complaint, it would be the fact that they refuse to use gloss paint in the kitchen and bathrooms. Instead the use the absolute cheapest, bottom-of-the-barrel chalky flat white that stains or chips if you look at it the wrong way. ... More
