We came to Sun City Peachtree and immediately knew this is where we wanted to live. We worked through the detailed processes with sales and most everything went as planned. The few hiccups were easily and quickly rectified. Our build team were also excellent and easy to work with. Phil, our Del Web Construction Manager was beyond excellent. He stayed in continuous contact with us on everything. We are in and almost settled and so excited with the choices we made.

When we first signed the Contract, we were very excited about this new-built Home, While the buying experience was good, when we moved in, we found that Pulte had cut corners. Investing a little into simple, cosmetic features would go a long way. I am hoping that the core construction is good because that will stay with us for a long time. We liked the electrical design of the switches, etc. -- very well thought-through. While other builders like K Hov, and Toll Brothers use local subcontractors, overall, I think that the Construction Manager was not on top of the overall quality. The responsiveness of the post-close customer service of warrantied items could be better. ... More

We purchased the higher end model in the community, the Pinnacle Collection Sonoma Cove. We upgraded to the gourmet kitchen, the luxury master bath, an upgraded elevation, etc. Our surprises started at the design center, where it seemed anything you might expect in this price range, were "options." Simple things like bath hardware, window sills, tile selections, flooring selections... nearly anything above Simple builder grade, as an additional charge "option." One example, the bath hardware was a $610 option, but didn't include more than 1 towel bar in the "luxury bath," and none in the guest bath, which we weren't told at design. To add to the insult, the items installed were cheap plastic that all told might sell for less than $60 at Home Depot, and we were charged 10 times that amount. Then two days following move in we learned that the drain lines from our master bath were damaged in two places, both under the slab and in the front yard. While the team was responsive we still had to deal with not being able to use our master bath for about a week. The repairs to the slab area are not correct and will need to be redone, and I am still waiting for sod replacement. As we finish setting up we're finding scratches on glass panes in our office door, poor grouting, poor painting workmanship on trim and ceiling, and still finding things out. To top it all off, a big deal was made about the Nest thermostat and Doorbell, though I've yet to have s representative help to set either up other than basic instruction from the construction supervisor who has been responsive Essentially, my expectations of quality in a Del Webb home have not been realized, and my worst fears of lack thereof in a Pulte Home have been, giving me memories of my first new home in 1983 Katy TX, where I purchased my only Pulte home and it was a disaster. We are however happy with the neighborhood and our homes layout, but not happy with the overall purchase experience and quality. ... More

We were so excited at the beginning of our journey when we discovered the future community of Del Webb Oasis a boutique community of 422 Homes in a 55 plus active adult community. We waited for phase 3. The beginning of the buying process was as expected for new construction. I was a bit shocked of how the price of the house is marketed at one starting price but that doesn't include the premium you'll pay for the lot. We were still hopeful that the location and expected quality of the house construction would be worth it to spend over a million for our new home. We loved the floorplan we chose and the options to expand the garage and gathering room. We found some of the design options very limiting but we worked around them. We felt good about our choices within the constraints. In hind site and for any future buyer limit your upgrades. I say this because you are just wasting your money and increasing the cost of your home that your property taxes will be based on. These are my regrets because of how bad the workmanship, quality and materials. Expect your new home to be dirty from the trades. I found grout everywhere it shouldn't be, paint everywhere especially on the new floors and layers of dust everywhere. Issues we pointed out on our pre drywall inspection were ignored and these issues not being resolved created more problems. The concept of do it right the first time is not the Pulte process. It is build the house as fast as you can, compromise on quality and give no consideration to workmanship. We saw trades in the dark fixing twisted, crooked framing. Electrical boxes installed crooked that once drywall was applied they are crooked today. I would say the worst is the interior painting. It's either oversprayed or not painted enough. You can tell it was done by an amateur not a professional. Not prepped properly, or masked properly. The drywall and then orange peel textured walls have no consistency. The walls are crooked and it's most obvious where the walls and ceilings meet. The wood door frames were not cut properly. The upgraded 8ft.doors were not even painted. The poor quality was covered up by any means especially on the outside stucco. Do not opt for the outside kitchen ours was and is a disaster. The only promising element or so I thought was our kitchen. The day after we closed escrow, we noticed water coming up from underneath the flooring. We had a water leak from a careless installation of the dishwasher. Because a hose was not tighten properly a slow drip of water that went unnoticed for weeks ruined our kitchen lower cabinets. The base of the cabinets wicked the water and created mold. This has been a complete nightmare. This is my third new construction home. Some touch up sure, is to be expected but not on the scale of this experience. So disappointed in Pulte Homes. If I had to do it all over again, I wouldn't. Worst experience of my life! ... More

My new home buying experience with Pulte was a positive experience. They met my expectations. From the sales representative to the project manager all staff were pleasant and most helpful in helping me navigate the process.

The Del Webb/Pulte homes are not built for people over 55 years of age. We were never told that our house would barely fit on our lot, thereby making our back yard very small and our driveway very short. The attic stairs are very steep, unstable and have a leap from the top stair to the attic landing. In addition, there is nothing to hold onto in order to pull yourself up. Because the stairs are in a tight space, there isn’t enough room to pull the stairs down safely. You have to be tall to pull the stairs down and we are short. Why you would place the a/c handling unit in the attic is a mystery. We are unable to access the attic to change the a/c filter. When I told the Del Webb building supervisor that something was wrong with the trash drawer pullout, I was repeatedly told it was a “dirt in the track” issue. Upon further inspection, it was due to a bent rail. The floors are not level. We were told that due to damage, our driveway would be re-poured. Instead, it was “resurfaced” and 1 week later it was peeling. The cheapest wire shelves were used in all of the closets. We have a few roof shingles that are not nailed down, but I was told the summer heat would fix the issue. So far, the shingles are still sticking up. The upgrades were way overpriced and our LVP floors appear to have marks in them. We were told that the marks were part of the floors, but I’ve never seen those marks on any other floors. We don’t like being treated like we’re stupid, nor do we like being lied to about mistakes made by the builder. ... More

Bob, our sales person, provided exceptional service and his interpersonal skills are excellent. He provided answers to all our questions and if he didn’t have the information on hand he quickly sought out an answer. There was no pressure to buy which we appreciated. It was a pleasure working with Bob. Jim, our building superintendent, was also great to work with . He kept us apprised of progress on our home’s construction and always answered our questions promptly. This is the ninth home we have had built. Six were custom homes followed by two homes built in another active adult community. Thus with our previous active adult experiences we were not surprised about the smaller space between the homes, the limited number of options available in most areas of the construction, along with no custom work being done. For lack of a better word, these are “cookie cutter” homes constructed rapidly but the end product is good. Option costs are somewhat higher than most people would expect them to be. In our opinion buyers of homes in most active adult communities have to look at the “total package” they are purchasing. They are getting a nice home along with various amenities not found in most neighborhoods. The HOA assures the homes values will be maintained with their rules and regulation. And, one of the major benefits is the opportunity to live among older adults who are also interested in pursuing an active lifestyle in their senior years. The many organized activities offered provide numerous opportunities for interaction and the development of friendships. ... More

Huge disappointment with construction and delivery. Still open items from the initial walk through over 2 months ago. Home was embarrassingly filthy at delivery. Sales was spectacular but construction sucks!!!!

Austin was absolutely the best construction manager! We were very impressed with his skills, attention to detail and responsiveness to our questions. He made the home building process feel safe and secure. We are really loving our new home!!!

After thorough research and glowing recommendations, we chose Del Webb. Their professionalism and knowledge were evident from our first meeting. During the planning phase, they listened attentively to our ideas and provided valuable suggestions that enhanced the design. The construction phase was well-organized and stayed on schedule, thanks to their excellent project management. Communication was consistent, with regular updates keeping us informed at every stage. It's extremely disappointing when trades (contractors) don't care about quality. Slap it up, poor results and deal with it after the fact. Large disconnect with the sales department, design center and construction.... No one takes responsibility, they all pass the buck. It doesn't matter if its a 5 million dollar home or a million dollar home, its all very poor!

The house is new. So far it’s been a good day. It’s very small, but I think it will be worth it.

Very well built home overall. Brian, our construction manager was great at attending to any issues we've had.

From the beginning working with Lisa in the sales office and Morgan the construction manager on the finishing up of our new home, the entire experience was great. No last minute problems or issues. We are really feeling happy with our purchase and the whole experience was very professional from beginning to end.

25 years ago Pulte was a quality builder. They offered a beautifully crafted home without the need for many upgrades because they were included. Current homes require around $100,00 in upgrades and still are not top quality. .. For example the cabinets they install are cheap .. no longer 1/2 inch solid wood but thin panels that crush easily. How do I know? One of our side panels had to be replaced so we could see first hand what they are made of. No fans or light fixtures are included in the main living area… no allowance so you have to pay an electrician to install after closing. No outlets in the master closet or pantry. Only wire shelving is offered. Some of ours had nail bolts that popped out of the wall when 8 oz of weight was set on the shelf. The shelves were not all level. Entry level appliances - dishwasher, range and microwave. Not what you would expect in a quality home that is priced over half a million dollars. Sadly from my experience- Lennar is now offering a better quality home than Pulte and it hurts me to say that. Pulte is making money. Just check their recent stock prices.. but sadly their reputation is going to suffer. The amenities, street lighting and sidewalks are great. There is plenty of open space and most of the homes to back up to ponds and or green space. The community seems to be laid out well. ... More

Wonderful experience. I was kept informed with weekly progress reports as the house was being built, always there for any questions. People in the office were very friendly and helpful. Contractor was very thorough when doing the walk through to make sure I understood all operations of the appliances, A/C, heater, etc... I would highly recommend them and have.

Pulte finds the cheapest sub contractors which leads to a poorly built house. Materials used are of the lowest construction quality, i.e. garage door isn't insulated which doesn't keep the heat out. We previously built with KB Homes and their houses are less expensive and they used insulated doors. Walls are not "square". Once the process starts, no one stops to fix an issue, subs are just there to do the next job. Sod put down even though yard was not graded properly. DO IT RIGHT THE FIRST TIME! Very disappointed with Pulte. They have definitely not improved over the years!

Brian sales representative was excellent to work with. Very helpful in guiding through steps. Always available and responsive to all my questions via phone and email. Daniel contractor did a great job with both walk through. Has been responsive in helping us take care some issues that have arise.
