The purchasing, closing and move in process was exceptional. Everyone was very friendly and helpful. The only negative is working with PULTE Mtg. Co. The entire process of getting mortgage approval was horrendous. The mortgage payoff process was the exact opposite. That went smoothly and we were walked thru the process by one of the PULTE people.

Your buying a lifestyle, not a custom, or quality home! Lifestyle is a ten, quality of painters, electricians, skilled labor is a (1) Embarrassing finishes!

Thus far, I have been very pleased with the entire building process from start to finish. I appreciated how I was kept informed throughout the build, not only with updates, but with accompanying photos of the home. Now that we are settled in, Pulte has been very responsive and quick to address some of the minor post closing issues that have arisen.

from the beginning I was pleasantly surprised. Bob was great to work with and kept me up to steam until Trevor took over. I'm not sure if I was just lucky with the people that handled my buy/ build but they were awesome. If you read this review and can request your people ,, there's your go to guys.

Pulte mortgage had our loan for a month, than sold it to a company we’ve never even heard of! That’s ridiculous, we trusted them with our home buying process because we thought they were an outstanding choice, but we found out after making our first house payment, they just needed us for their numbers and then sold us to the highest bidder! Not happy and considering refinancing with our credit union like we originally planned now! Del Webb is awesome, it’s Pulte we have the issue with! Winnie took great care of us and the rest of the Del Webb staff as well!

Everyone we worked with was very professional. Always answered all questions. The entire process was very pleasant to work through. Highly recommended Dell Webb!!!!

The garage door still does not function properly, yet I continue to receive notifications stating that the repair has been completed. This issue remains unresolved. Additionally, the window screens are extremely loose, allowing insects to enter the home. A bathroom floor tile was cut incorrectly and installed anyway, leaving an unfinished area with no tile behind the toilet. The master bathroom shower leaked water onto the floor, creating a serious slip-and-fall hazard. While this issue has been mostly repaired, it should never have occurred in a new home. The drywall workmanship throughout the home is unacceptable. Once the walls were painted, the seams and joints became highly visible, indicating poor finishing and quality control. There are also several floor tiles that are uneven and raised. To further add to the frustration, I have been unable to synchronize the garage door opener with either the installed opener or my vehicle. A work order has been open for more than two weeks without resolution. The flange at the bottom of the dishwasher is incorretly installed and makes a horrible sound with opening/closing the dishwasher. Not repaired yet! It's a simple repair - just not done. There were other issues too many to list. Overall, the quality of construction, attention to detail, and responsiveness to warranty concerns have been extremely disappointing. Based on my experience, I would not purchase another home from this company and cannot recommend them to others. ... More

One of the best homebuying experiences I’ve ever had having bought over 10 homes. Sales person and project manager were great to work with communicated well and very responsive. However, I did not like the process of the Pulte Mortgage part. I would highly recommend using your own mortgage company and buying through Del Webb.

Very Happy w/ Home, and flow up on Warranty Issues, but they cannot figure out why we have standing water at Rear of Foundation

Our experience purchasing our new home with Del Webb and Pulte Homes has been outstanding from start to finish. The sales office team was professional, organized, and extremely helpful throughout the process. They provided all the information we needed to confidently make our decision and were always available to answer questions. One of the features we appreciated most was the excellent online tools provided by Del Webb and Pulte Homes. These tools allowed us to easily monitor every stage of the purchasing process as well as track the progress of our home's construction, giving us confidence and peace of mind along the way. The construction process was very transparent. We participated in detailed on-site reviews with the construction foreman at key milestones, including a comprehensive walkthrough of the interior wiring and plumbing before drywall installation. These reviews demonstrated the builder's commitment to quality and attention to detail. The quality of our new home is first-rate. During our final walkthrough, only a few very minor touch-ups were identified, which speaks volumes about the craftsmanship and care that went into the build. Since moving in, we have only needed two minor items addressed, and both were corrected immediately by the Del Webb/Pulte team. Their responsiveness and customer service after closing have been excellent. Overall, we are extremely pleased with our new home, the community, and our entire experience with our first Del Webb home. My Realtor, Betty was amazing. I’ll stop there. The gentleman I started out with was unreliable and very incompetent. He is no longer there. My second builder never answered e-mails and my concerns were never addressed. I still have multiple issues, resolved for the walk-thru but have happened again. I will not refer Del Webb community’s to anyone in the future. Grounds are unsafe for us, garage area is unsafe with multiple falls being reported to the powers that be. I have wonderful neighbors and that is a big plus!

Adam was most helpful and professional in helping us select a new home. He was extremely knowledgeable of his available inventory and was able to find the perfect house to fit our needs.

We had problems selling our previous home and Janet was patient and understanding of the situation and the emotional aspects of home buying. I think the most significant disappointment was some of the base choices were quite disappointing. (Oven /Microwave combination) In the end we love our new home and are very happy with most of the workmanship.

I followed the process. Filled out the forms. You acknowledge receipt. Then nothing . Total silence. I complained. You responded with a promise. Then NOTHING. Still nothing. Don’t make promises you can’t keep

The house is great the builder done a great job and is very responsive if I need anything. The only problem we had was with the mortgage company, Pulte Mortgage, they were terrible I would not recommend them to anyone and I will never use them again. Because of their laziness my furniture and belongings had to sit in a truck for 2 days and they did not communicate well at all!!!

The experience with the construction manager Mel was excellent every step of the way. James resolved all the issues we had after we moved in.

EXCELLENCE ABOVE EXCELLENCE REGARDING EVERYTHING!

We are generally pleased with the overall experience. The sales and financing operations were easy and responsive to work with, but the sales lottery system was tricky at best and somewhat aggravating. The design group was thorough and presented to options clearly. The construction standards are at or above code, but the contractors were not concerned with the final product, i.e., who would intentionally install a bent exhaust hood or misplace porch support posts by several inches. With so many homes under construction, it is very difficult to manage every detail in the process, so the contractors and subs must be totally reliable. As the old saying goes: 'the devil is in the details'. Also, the timelines for completion were sometimes not reasonable. Our construction manager, Jake, was very positive and conscientious and was always willing to listen and discuss/explain. He met with us on-site any time we requested it. He responded to every concern and attempted to correct them, but he appeared over-extended in his assignments. However, the responding subs were not as conscientious did not always completely correct the problem. Some issues carried over to warranty issues and still are not resolved. Coordination among the subs for warranty work seems to be lacking, i.e., the painters arrived to paint our defective pocket door before the repairs were done, which we are still waiting to happen. Vicki in sales followed up quickly with every request we gave her to our satisfaction. Robin should be given a gold medal! We are looking forward to working with her. In closing, we are excited and pleased to be part of a Del Webb community and are very much enjoying our beautiful new home ... More

Our salesman was extremely helpful in finding the right home for us and making sure we got the best deal. The walk‑through and inspection were very thorough, and every issue we identified was addressed promptly. The closing process went smoothly with no complications, and the team was very accommodating throughout the entire experience. We’re very satisfied and appreciate the level of care and professionalism we received.

We purchased a Stardom model and love the house, but the build process was a bit underwhelming. Minimal options available and unless. you were lucky to have a building manager that would stretch things (like adding an outlet somewhere), you received no as an answer. We even had an issue with where the EV charger plug was placed. Description said it came with 60' of cable for customer installation yet it was installed right under the breaker box in an unusable location, even after asking where to place it before it was installed. We need an electrician now to come in and move it to where we can actually use it. Everything else seems good, quality is good except for some ceiling wallboard seams (can see spackle humps at seams in three places - this will be a warranty item request). From beginning to end the process of building a new home with Del Webb went smoothly and seamlessly. The workmanship and quality was top notch. I also couldn’t have asked for a better project manager! I am extremely happy with my new home!

Overall experience was good. After experience especially for those that are working still can be better. Need to have weekend appointments. Contractors need to respect those that are working to times committed be there when told or expected. Communication needs to be better with a phone call or text of arrival times.
