Still outstanding issues NOT addressed. Once you close, you are forgotten

We have (hopefully had) a problem with mold found in the attic at pre-drywall inspection. It was treated just before closing but rather than guarantee it in writing that if there is ever a future problem where it spreads which I pushed for, but instead was told this verbally. You have a 1-year warrantee and "IF" we determine we should cover the repair or ongoing treatment then we will. Otherwise, it will be at our expense, which leaves me very concerned about the long-term quality, safety and potential repair/maintenance cost of our new home.

All things considered it was an easy process. Only thing I would like are privacy fences for the back yard.

Our Project Manager was always updating us during the build. Afterwards, he was very responsive and helpful in resolving any issues. Overall, we are very satisfied with our new home.

We are extremely happy with our new home, it was a real pleasure dealing with everyone, from our sales person to the superintendent. It was the best decision we ever made buying a Del Webb home.

The buying and building has been a very easy process. The Pulte/Del Webb people we've dealt with have been awesome.

The sales experience was Matt was very good. Would have liked to know the prices up front for structural extras. Would have opted for the larger back deck. Garrett is a very good construction manager, much better than most, in my experience. Nany was excellent working with Kathy in the design studio. I cannot yet rate Jim on customer care. Am very concerned that our problem with heat in the master bedroom suite is not being handled. The Pulte HVAC installer said not enough air is getting to the master suite. We had some cold days in March. I question the builer's claim about quality.

Jack and Henry were the best construction managers. They were both very responsive, professional, friendly and really went out of their way to go above and beyond in helping us in every way and giving us a comfortable move in experience..

Well the issues I have had are 1. Drywall finishes you can see a lot of the seams in mostly the walls we had them fix a few but now that we had the house painted you can see a lot more, as for the trim finishes they skipped a lot of sanding before painting, and now after living in the house for a month the stucco on the side of the house has cracks In a few places, and the craftsmanship of the stucco is not so good, they also never painted the outside windowsills of the upper windows, in my opinion after watching the houses being built around me I think a lot of it may be because of the rushing to get it done they are running around like it's a contest, I don't know if they get by the hour or house, if they would slow down a little you would probably get a better quality build, like the model homes the finishes are what all the homes should look like ... I would never recommend Pulte/Del Webb to my worst enemy. They over promised (model homes looked great) and under delivered (so many things were wrong and we are being told that it's cosmetic and not their problem). At the beginning, we had issues with Dolly the sales manager. Very poor managerial skills and can't listen or write anything down. The design folks are very pushy and don't pay attention and when things were done wrong, the response was: 'Sorry, it's not going to be changed and it was human error'. The construction process was ok but the home was a pig sty especially after things like the tile floor/grout/etc were installed. They told us that it would be cleaned professionally before closing and it took us paying for a professional cleaner after closing to do it correctly. Basically, like I stated, Pulte/Del Webb does not provide the value that they promise. Their corporate mission statement of being the most respected home builder in America misses the mark. Long process, but worth it in the end.

I think that the up charges for upgrades is extremely high. The prices obviously include but labor is already paid for in the basic packages. It takes no more labor for example to install black faucets over chrome yet the charge is twice as much as the cost of the faucet. Some items listed as upgrades that should really just be a choice. Some things should be standard. A lot of misinformation and waits for amenities.

When converting your sales office to a home, you will save the buyer considerable headaches if you renovate the unit as if it is a new house. Especially remove the excess data lines and replace the cable service with a new fish tape. Also be sure the utilities and cable service are officially stopped with the utility and cable companies. All new plants should be in over sized holes with good soil.

Moving to Del Webb has been Fantastic for us !!! The sales process thru the buildout of our home went as smoothly as anyone could have hoped for. Our sales person was so very personable and so very helpful!! The design team helped create a beautiful home. Our Project Manager was in constant communication with us about our progress. We closed exactly when they said we would and were in and enjoying our new home in no time!!! The amenities speak for themselves!!! I would highly recommend anyone looking to build their forever home to visit a Del Webb Community !!

This is tract housing. If you build custom, you must buy your own land, have no access to the DW amenities, and it costs more. Tract housing is never going to be the same quality as a custom build. But the DW amenities are exceptional. Loads of fun! So, you have to decide what's important to you, before you choose to buy with DW, and be realistic. The main thing we liked about DW was its people. When there was a question or problem, they were immediately responsive. Even when we were "in the wrong" or behaving badly (there's stress with building) they dealt with us graciously. My understanding is DW has none of its own crews. It hires subs. Therefore the quality of the work depends on DW's access to good subs. The subcontractors for pavers did the best paver work I've ever seen. Perfect. The subcontractor for tile was not (lots of bad cuts and blatantly visible errors and thin or missing grout or wrong caulk). There is no way to know, before you buy, which subs are good or bad. Be sure to ask detailed and specific questions. For instance, we paid extra for the upgraded kitchen. We then paid even more for the upgraded top-of-the-line cabinets. We assumed for the bundle of money we paid we were buying plywood cabinets. Nope. The cabinets are pressboard. Had I known this, I would have paid for no upgrades, let DW put in anything, then ripped it out and redone it after close. They also use PEX which they lay underground with underground attachments. We didn't know this. I would have preferred an option to pay for PEX homeruns sheathed through a pvc housing. No such option was given. It should be. So ask good questions. Although our salesman was excellent, there is a whole lot of detail, and we did not ask enough questions at/before contract, and found out during the process about these things that we did not like. Likewise, DW added some extras that we didn't know about or expect, and which we truly appreciated! My impression and experience is that DW sincerely aims to please and to exceed expectations. DW is as solid as you can get, I believe, in terms of builder integrity. But nobody is perfect. Some friends hired an inspector to watch their build and report to them. That is a very good idea. That way you always have "eyes on". After we closed, and went back to our old home to move. While we were gone, a DW sub had plugged into our outside electrical socket. The sub ran an extension cord across 3 lots to plug into our electrical outlet. We complained, DW corrected it. Per the response we got, this is not unusual. But this should not happen. DW blamed it on the sub but DW should supervise its subs. So, after you close, if you are not there, ask your neighbors to look out for you. I guess that's really the crux of it. DW has people with beautiful personalties trained to deal with customers. They're really super about treating their buyers well. But, the subs seem to run loose, and therefore quality is inconsistent. We are delighted with our house and with the community. DW people are service oriented and personable. We would change the plumbing, the cabinets and the tile sub and paint sub. But, it's tract housing, so.... know that before you buy. The community and amenities are delightful. The houses are beautiful, updated styling, open flow, truly attractive homes with lots of design choices. DW has been doing this for a long time, so, they know how to deal with seniors, and they hire good people, and build great communities. As far as I know, DW is the top company for 55+ housing. The Del Webb Nexton is a beautiful setting, with quiet streets, beautiful ponds, and exceptional Clubhouse and outside pool. The home building process was a disappointment as limited upgrade options are offered, and the finishing work - caulking, attention to details, etc - is unsatisfactory. However, our building supervisor, Jack, is an extraordinary professional who quickly responds to issues, quickly determines the root cause and makes the necessary contacts to remedy the problem. He really is a very valuable asset to the Del Webb Nexton community. The community itself is very well laid out, with walking paths and well-maintained common areas. My wife and I found this to be a superior community compared to other 55+ offerings in the Charleston area. ... More

Great team from sales through the building process, it made a painless experience, the closing portion of the overall process could use some improvement.

The selection process is rushed and the presentation should be in an actual home not just samples. Construction manager inexperienced, not hands on, working with incorrect blue prints and may not supervise properly due to work load or just dosen't know what he's looking at. Overall workmanship ranges from "ok" to you have to be kidding. Response to issues is yet to be seen. Several request have been made, still waiting for response. Building a home here is like a box of chocolate, you never know what you're going to get. You better have deep pockets if you want some of the better building materials. The construction manager was very thorough and kept a close watch on every phase of the process. Every week he provided us with a listing of what was completed and another list of what to expect the following week. I was on site each week and met with him many times and he showed me what was going on. When it came to final inspection, there was nothing left to do.

The house is well built but has some issues with workmanship. For example, we went to install a ceiling fan on our patio and when we removed the light fixture we saw that the vinyl ceiling was cracked. The light fixture hid that. Also there was a number of caulk residue areas that I had to clean up. It takes a VERY long time to get hot water in the kitchen sink faucet.

Great experience overall. Very satisfied with the quality of the build. Customer service experience was great starting from the sales person Sheryl to responsiveness of construction manager for taking care of minor punch list items before closing. Del Webb has a very well designed process making it very easy to be involved in all stages of the build. I am very happy with my new home.

It was the worst experience in building a home from lack of supervision to communication of our PM, I would never recommend Pulte, we are still waiting for a basket strainer for the kitchen sink, totally unprofessional.

Working with our builder Daniel was a pleasure. He kept us informed during the entire process, was kind and professional and promptly responded to any and all questions we had. We love our villa and the quality of our new home.

When building a new home I strongly suggest a third party inspector and budget time and money to review the progress as much as possible.
