The work load on the construction managers was too much, spread too thin and affected their ability to be timely in their responses. All mangers were knowledgeable, professional , personable and sincere in their efforts to resolve issues.

The house that I've moved into is amazing- very comfortable. The layout and design of the whole house is excellent and very high quality, with only a few very slight cosmetic flaws.

On the recommendation of a friend, engaged a third party Home Inspector. That turned out to be good. I talked to a few others, who didn't do that, who had many complaints about imperfections. Pulte could improved their quality assurance. Still there is one issue with the garage door; while closing, the door goes back up, but second time it closes. couldn't find any obstructions. Warranty department says this is not a warranty issue. Found one broken electricity box behind the Lanai ceiling light; wires with caps left in the ceiling. Could cause an electrical spark. SHortage of skilled workers may be an issue in both cases ... More

Overall experience was very positive. Our Construction Manager, Lester, was very responsive and proactive. Our only significant problem was the workmanship on the front stone veneer. It was poorly installed with a wavy result in the stone. Lester championed our concern and had it removed and replaced with a superior result. Two months and so far so good!

Experience with the Construction Manager was great

DelWebb homes are way overpriced. And then after the base price you are nickeled and dimed throughout the whole design experience. You have to go for the upgrades because the "what's included" choices are so bad. The other problem I have is the unwillingness to negotiate anything! Throw the buyer a bone and let them feel good about the exorbitant price they are paying for their new home. I do have to say that the punch list after move in was minimal but 2 months later the items have not been fixed yet. The sales person and design consultant have both been fired so that could explain my bad experience. I hope the new staff is better. One note of caution, DelWebb's lower priced homes in the Scenic Series although very nice, the flex room and 2nd bedroom are extremely small. I was unable to fit a queen size bedroom set in the space. I am currently looking into the Distinctive Series for the larger rooms but the prices are crazy high and again, even as a current homeowner in DelWebb, there is no negotiating nor consideration. i am only staying in this development for the location and the amenities. The Field Manager, Zachary, was always quick to respond to my emails and to be helpful and fully explained and/or addressed questions or issues. He was very pleasant and knowledgeable when we'd meet (I'd come from another state, all scheduled appts. were solidly made and I always had confidence in booking my flights); I fully believed he would manage everything with 100% caring and attention to detail. He had also gone above and beyond in offering information to me about some things that DelWebb wouldn't have been able to do for me; that was an unexpected, pleasant surprise. It was a truly great experience. Everyone was very professional and prompt with all of my numerous questions!

Craig did a great job of keeping me informed with weekly updates as construction progressed, including pictures. He was quick to respond to my questions and concerns.

The walk thru went o.k. with the builder, some items where in need of replacement and/or repair and for the most part were done. Some items were not checked, (i.e. irrigation system) and it is NOT currently working properly. It was an Inventory Home, and we needed to move quickly, so we saw what we liked, but later found out that the house was not in a condition that needed to be. As an example, the PAINT workmanship needs a lot of improvement! Since the interior paint was already an upgrade, we had no option than to accept it. We pointed out some places that needed to be repainted, but after moving in, we found that the painters had still missed some areas, but even more concerning was that their attention to detail was terrible! Splatters of paint thru out the house, on the floors on the carpet, in the pantry/shelves, light switches painted, on the master bathroom commode and on the kitchen cabinets! Every time we do something or move something in the house, we continue to find problems with the paint job! Unfortunately, we didn't have the option of not having the paint upgrade because we would have never opted for that option! It was somewhere in the neighborhood of $2300 dollars for the upgrade (I believe) and NOT WORTH IT! Other items were also found to be in need of looking at or repair or replacement and we have contacted the appropriate personal with a list of items last week and was told via email that someone would contact us within 24-48 hours, and WE ARE STILL WAITING! I am not one to wait or have someone give me excuses for not contacting us, especially with all the forms of technology now a days to get in touch with someone, so I am also not one to continue to ask and submit issues when it was already done in the first place, so I will then start doing things myself and not be dependent on Del Webb to do what they promised to do. It might seem like some minor details to some, but you expect for the builder to at least follow up and let you know that they will eventually get back to you and take a look at your concerns! Finally, we did buy the Del Webb property because of its location! It is currently nice and peaceful and that is something we hope to enjoy for years to come! As they say in Real Estate, Location, Location, Location! Would I purchase again from Del Webb/Pulte Homes? I have to think about it... ... More

Total experience was very pleasant from Sales, Design, Construction, Customer Service.

Quality throughout and a great support team.

We have purchased and built six new homes and the Pulte experience is the worse by far -- from purchase to move in. *Sales: Misinformation on several occasions. *Design Center: Quality of the design center and lack of adequate staff guidance and again -- misinformation. *Time line of build: (again) misinformation. *Mortgage: Absolute fiasco (left hand does not know what the right hand is doing). Again -- misinformation. *Quality of workmanship: Barley adequate. They don't have time to insure proper installations of flooring, fixtures, etc. A regional representative told us they didn't have time to measure for proper tile installation. * Key Complaints: Misinformation, lack of coordination (all aspects of the Pulte experience) including: sales, design, construction, mortgage, insurance -- ALL Pulte entities do not coordinate with each, and the customer gets lost (and misinformed) in the whole of the process. ... We had the best home buying experience ever, from the reception from Liz at the front office, to Deandre in Sales and the awesome Tomas as our Construction Manager. It doesn't get better than this.

I would recommend then to others without hesitation

Overall good however the mortgage process was extreme.

Experience was really good, but too many restrictive HOA rules. Would not do again due to the restrictions.

Was a great help and always very responsive to any issue we had and a great asset to the organization.

Excellent communication from sales representative, and main contractor. Design Center consultant very helpful and patient. A pleasant experience from start to finish.

My issues where addressed promptly and resolved. Trevor was responsive to my questions and concerns.

Great experience from 1st encounter with sales team to the construction manager for quality workmanship through the construction and the all supporting team members upto the final walk through before the closing. I would highly recommend Del Webb home to anyone looking to build a new home.

Smooth easy process. Our option selection process went smoothly and the building schedule was pretty close to what we expected. Our construction manager Alexis swiftly took care of any issues before and after moving in.

Ronnie was great. Kept me informed each week. Made process easier since I lived 2 hours away

Overall it was a good experience. My major concern is with the subs and their desire for quantity over quantity. It was always corrected but the point being, why not do the job right from the beginning.
