Definitely more attention needed to detail in the cleanup process before closing and occupancy; paint spots in many places including floors, counters, electrical outlet plates, lighting fixtures and plumbing fixtures to name a few. To make our experience great overall, the above named issues could have easily been handled. Thank you.

Good thing everything is painted trim work, they rely on caulking and paint to fill imperfections. Carpenters are fast track hacks, no sense of pride. Typical Pulte production, build out a development, blow out of town

We are pleased we made the decision to buy in Del Webb Festival.

THE QUALITY OF THE WORKMANSHIP AND MATERIALS IN SOME CASES IS VERY POOR. 1. BENT WINDOWS INSTALLED AND NOT YET REPLACED OR REPAIRED, WATER AND AIR COMING THROUGH THE BENT CORNERS. 2. OTHER WINDOWS HAVE SO MUCH MOISTURE ON THE INSIDE (WHEN IT IS COLD OUTSIDE) THAT PUDDLES FORM ON THE WINDOW SILL 3. PAINT ON CARPETS TILE AND PAVERS. 4. BASEBOARDS SO FAR FROM WALLS THAT THEY FILLED IN GAP WITH CAULK THAT IS ALREADY CRACKING. 5. GARAGE FLOOR DAMAGED PRIOR TO CLOSING. WE AGREED TO A GARAGE FLOOR COATING TO BE APPLIED BY DEVELOPER. NOT HAPPY WITH THE QUALITY OF THE COATING. 6. NUMEROUS CIRCUIT BREAKERS THAT POPPED REPEATEDLY, 7. FRONT EXTERIOR DOORS NOT SEALED PROPERLY, 8. DEADBOLT LOCK ON DOOR FROM THE GARAGE NOT LINED UP AND COULD NOT BE LOCKED. 9. DOOR FRAME IN MASTER BEDROOM HAS A CORNER GAP THAT THEY TRIED TO FIX WITH MASSIVE AMOUNTS OF CAULK. 10. MOLD AND MILDEW FORMED ON GROUT IN MASTER BATH AFTER TWO WEEKS, MAY HAVE USED NON SEALING GROUT. CANNOT GET A RESPONSE AS TO THE TYPE OF GROUT USED. 11. ACCORDING TO SHERWIN WILLIAMS THEPAINT USED APPARENTLY "CONTRACTOR GRADE". THAT THEY DO NOT LIKE TO SELL TO HOMEOWNERS. NO TOUCH UP PAINT PROVIDED BY DEL WEBB. 12. FOLLOW UP BY WARRANTY DEPARTMENT VERY POOR. THEY GIVE YOU A 4 HOUR WINDOW WITH NO "CALL AHEAD". THEY SHOW UP ABOUT 50% OF THE TIME AND DO NOT RESCHEDULE WHEN THEY DO NOT SHOW UP. ... More

It’s very solidly built home. The quality of the build is outstanding and the design is well thought out, it’s a very livable home. The staff is fantastic, sales, escrow, mortgage, title, construction manager… all lovely humans who are great at their jobs and are nearly as excited for you as you are. If I had one piece of advice to a new buyer, I’d say do the upgrades, eg get the eggshell paint, under cabinet kitchen lighting, a backsplash, etc. There are whistles and bells you can do later at your leisure, but make it easy on yourself and make sure you order all the basic upgrades that you need before you move in your furniture. The staff was very resourceful during the purchasing process. Everything went very smoothly.

Horrible all the way around. If you would like to know specifics...we will be happy to share. Before signing our paperwork we ask for a guarantee the water issue in the back would be guaranteed. It was and in writing. BUT...nothing has been done except to regrade 3 times and made it worse and now we have a gulley (small river). We now have all houses beside and behind us flowing in our yard. We are told each week that next week it will be done. To date...no plan, no nothing and we cannot do anything or have any privacy in the back due to their lack of ensuring their guarantee was followed through. If we had known...we would not have signed off. Not only the major water in the back, but poor workmanship inside. All the doors are not working, we have a leak in our slider doors, the front door sounds like a tornado coming through each time the wind blows. We can't close our garage interior door. The exterior garage door holds water when it rains and when opened floods our garage floor. The dishwasher is still out of line and has a 4 inch gap on each side that was supposed to be fixed. The shower door is not level and leaks at the bottom. The door is very light and feels like it will fall off at any time. We were told we would have the larger shower but then we found out it wasn't. Our salesperson said, sorry his bad. Another person had purchased the home before us and the specs were built on her choices. We were told they are not sure they can repair some of these areas. Nothing...you can't get anyone back once you sign. I would not purchase another Del Web home due to the poor communications, poor workmanship, no follow-up and hollow promises. They only buy time by keep telling you next week, next week and those weeks come and go. There are more examples we can provide if you care to listen and do something to eliminate our disappointment in purchasing a Del Web home. When asked how to go up the ladder to get someone to help us...we were told that Pulte will only push it back down the ladder...in other words no one cares. It's a nightmare. We purchased our home to enjoy ...to date we cannot. We also were told we had a premium lot and paid for it...but...you figure out the rest of the sentence. ... More

From the sales agent Renee to the building and warranty team Jeff, Joe and Luis we have been very pleased with our overall experience. The team has been very responsive and timely . We set our expectations to a realistic achievable level and thus far have been very pleased.

We had an outstanding time buying our model home. Brent Felstead is an amazing and wonderful builder and construction manager. He’s the best we have ever encountered. Completely honest, kind, helpful and explained everything in detail that we needed to know about this house inside and out. Extremely caring and wonderful is Brent. He went above and beyond for us on a daily basis. He’s always willing to help in whatever you may need. We are forever grateful to him for making and supervising such a glorious home. Any issues or problems were addressed immediately. He made completely sure everything was in great working order the first day we entered our new home. He checked in with us several times to ensure that we were very happy and always told us he was always here for us. Brent has a big heart and a big smile to match. He’s a wonderful supervisor and more importantly, just an absolutely wonderful person. He made this experience incredibly thrilling for us. Because of his great work, we can live in this house and always feel safe, secure and confident that we have the best-built home. Everything was done with class and care. A home is critical to your happiness in life and we are so happy here and so glad the whole experience was top-notch. Very happy with the home design and quailty; Excellent building manager. Very easy remote close. Some difficulty with getting the lot we desired; ended up with second choice due to poor communication.

We were very pleased with the workmanship of our new home and the oversite of our construction manager .

We have been looking for quite a while for a single story house that provides us some amenities and activities for the future. We found this area to be so lovely and so many great things in a short distance including a future Costco.

Buying and financing our new home through Pulte homes was a seamless and efficient experience. The house is well built and designed. Del Webb Wildlight is a great community with ample amenities.

The home was very well made. A few problems with electrical and home appliances. The refrigerator did not work when we first moved in. It was new and it took a month to get it replaced. It did leave us less than able to feel Del Webb was a reputable as we first felt. Now that we have a replacement all is good.

Build manager promised many repairs to be completed in the first few weeks that never happened. The warranty ticket system seams to be better but we are still working through it.

That Richard and Mark are responsive and informative on any questions I have had on my home and grounds. and Kim from HOA is professional and approachable.

From the first time I explored a Del Web home, through several times that I changed my mind on what home I wanted to purchase, the sales staff and the builder - supervisor have encouraged me and found me a great new home with amenities that appeal to me.

Very pleased with the process from start to finish. Reps from Del Webb were helpful and responsive. Highly recommend.
