NIce 55+ community in Hatfield, PA. Good construction and responsive to requests. Many activities for the residents including clubhouse events and hosted trips. Communications to the residents is very good.

The sales experience and design stages went well and our team was way to work with and responsive. Quality of construction and number of critical issues was disappointing for a house of this cost. On the other hand the team was very responsive to fix problems. Learnings from initial issues should be applied to newer buyers to avoid future issues.

I was very pleased with the supportive process of purchasing with Del Webb/Pulte. This is my first new construction purchase. I love the floor plan and the outdoor space. I am excited to watch the community grow. My only disappointment is I expected a higher level of kitchen cabinetry considering the upgrade I selected and the cost. The under cabinets were not painted, Painting throughout the home was done poorly, and with a paint I would have preferred to be washable. The sales team, and building supervisors are wonderful. The one problem I have is the workmanship. I feel the materials could be a lot better. When I did walk through I was so excited about moving in that I didn’t notice the small things. So far the staff is trying to address things. Example would be the cabinets have small nicks, door are not painted fully and screen door isn’t set correctly. As long as these things get addressed and fixed I will be happy. For the money we spent on these homes I think the materials and workmanship could be better.

We bought a "spec" house and were able to see everything prior to purchasing the house. Pulte employees have been pleasant however, we notice the warranty dept has been slow to address our issues. Primary issue is the warranty on the HVAC system from Lennox. Our Pulte warranty representative is supposedly Jeff however, he was on vacation thru the holidays and Jim covered us for him. All went well (roof shingles repaired) but when I tried to register our HVAC system I found it was already registered to someone else (name unavailable to me). Beautiful new neighborhood with houses that have flaws. Outside trim bumpy and not done with quality appearance. Day of settlement , new floor covered with flaws and glue. Also, vanity tops covered with glue spots. Multiple work orders put in and some not addressed after 4 weeks time , which is unacceptable. Air conditioning condensation putting puddles on floor with no fix available in timely matter.

We had considered another builder before Pulte at DelWebb. But due to our circumstances moving back to PA and having to purchase after the sale of our home, we purchased a quick sale home one where the designer selected the details of the home. We paid full cash so not to have a mortgage. They “say” that we got upgrades but given a Toll Home that we had before this, there was a difference. Definitely not better quality in cabinetry, doors, paint, baseboard width and etc. The response of the sales office was great and kept us informed. This is our third new home we have purchased. Based on prior two, this one lacks serious attention to detail. Builders main concern seems to be to close on homes as quickly as possible and neglect craftsmanship. Issues such as remaining paint splatters on floors, seams in cabinets with gaps, several floor boards were installed with clear damages, leveling of outdoor grassy areas, tiles grout with uneven colors, granite countertops with very rough surface to point a few. Overall a nicely designed home but could have done better.

Finishing items were poor at best!

Main construction of house appear very strong. Doors, windows, trim, all well done. However finishing items were poor at best. Hardwood floors were covered with glue, cabinets have cracks and are broken, air conditioner leaks water, shower pans were covered in dirt, floor tiles had multiple areas of dried grout, grout missing in shower, Reply's to our request to fix items go unanswered.

Poor Quality of Materials

The structure of the home is solid but quality of materials like cabinets, countertops and workmanship is poor. “Sloppy workmanship” like nails protruding from cabinets. Paint and spackling all over the floors. Response from staff when notifying them of issues is fast but fixing the issue could take months.

We love the home, the development and our neighbors. We have no regrets buying the home, but I think its important for future home owners to be aware of the issues we are having. Del Webb/Pulte focus on their "quality build" when you are purchasing and building the home. We are hopeful that the construction and "behind the walls" workmanship/material align to that expectation. However, we are disappointed in the quality of the finishing work. We are dealing with paint and stain splatter/drips on flooring and carpet, broken/poorly working cabinets (which have been fixed), damaged kitchen sink, ...

The sales experience was Matt was very good. Would have liked to know the prices up front for structural extras. Would have opted for the larger back deck. Garrett is a very good construction manager, much better than most, in my experience. Nany was excellent working with Kathy in the design studio. I cannot yet rate Jim on customer care. Am very concerned that our problem with heat in the master bedroom suite is not being handled. The Pulte HVAC installer said not enough air is getting to the master suite. We had some cold days in March. I question the builer's claim about quality.
