The key issue was securing a top notch buyers agent. Lindsey was an amazing buyers agent.She and her team provided weekly updates and construction photos. She provided valuable assistance with securing our lot. The builders did a good job staying on schedule and procuring the building materials. Tough to judge workmanship issues since we have just moved into the home. The DW community is great. Amenity Center is top notch. Neighbors are fantastic. Although it has just been a little over a month, we are very pleased with our new home and community.

Love the floor plans, place is very nice. Salesperson did give us some misinformation specifically that the water and sprinkler system are part of HOA and that the taxes would be 1900 per year. At closing we found out the irrigation system is our responsibility and the 1900 taxea is onlyy for first year the it goes up because the house was built. Would not of changed our minds but ho eaty took a hit.

We are happy with our home but have some unfinished landscape work and trim work that needs to be addressed, very difficult to get anyone to make it a priority or receive a schedule that they can meet. Waited four hours last week and contractors never showed and no communication from anyone.

I was glad that I hired an independent home inspector to join at various phases of my home's construction. A number of quality flaws and irregular build practices were caught, and corrections were requested. Pulte did make the necessary corrections or explained why non-traditional methods were employed. I did find small spots of paint from the rolled ceiling on my bathroom counters and various walls. Concrete pavement could have been higher in quality and free of damage from ongoing construction. It was unfortunate that Berkeley County caused delays in issuing Permission to Occupy permits. This resulted in extensive delays for home owners to move into their homes. Del Webb continued to manage this issue and was very responsive to inquiries as to when the issue would be resolved.

I was told when I signed papers the build time would take approximately 8-10 months, then when the build process did not begin when they advised it would I was told not to worry now the build time has shortened to 4-5 months. Well, that did not happen either. It took over a year from the time I signed papers until the closing. Once the build manager, Jack, began communicating with me he gave weekly updates and photos which were exciting to receive. Now that I am finally in my home/I am very happy with it. Overall a positive experience. House was built on schedule in spite of supply chain delays . Some minor issues still being addressed but no big deal. Project Manager David R was outstanding. Did everything within his power to get things done . Pulte mortgage contact Jen B was also a shining star. One thing that could improve is flexibility. Pulte is not flexible when making changes to their set standards!

Beware of closing .. they are NOT FLEXABLE on changing dates! They work on their dates not your schedule. We wanted to postpone our closing by a week and they would not accommodate. They will charge a daily rate if you don’t close by the date they issue. We were reminded that when we signed the paperwork it was stated that pulse has the right to issue the date so just beware that if you are coming from out of town that you are available.

We decided our overall review was about 4- stars. We were very fortunate to have Andrew as our builder. He came highly rated and did not disappoint. Materials are good but labor lacks oversight. Our saleswoman Dana made the buying process difficult and not very transparent. We love our community, but there certainly is room for improvement. When spending $600K my expectations weren’t exactly as desired.

Homes are expensive here in Del Webb Nexton but a big part of what you're paying for is the location, community amenities, and style of living. It turns out our sales rep was quite honest about all the positive qualities she mentioned and she gave great advice about what home upgrade options were good value and which ones were perhaps overpriced. The workmanship up to this point seems pretty good, however, there are a few things (lack of responsiveness from after closing warranty providers, vent covers that are not spring loaded, etc) that could be improved. When I responded on a survey that the plumber who fixed my kitchen faucet didn't attach the sprayer, there was no follow up from the provider, which leads me to believe that these surveys are not reviewed for quality control.
