The contractor was very good informing us of any issues and responsive to all questions. Dell Web should change some options in the Sonoma Cove to help with usefulness and looks. Such as the microwave oven when ordering the gourmet kitchen. It is to small with an oversized chrome border (ugly) with the cabinet to low making the counter top below it useless. This was not shown in the model. Also the cabinet above the counter top separating the dinning room and kitchen is difficult to use. The cabinet doors open outward and you can't reach in to the shelves. We would have never ordered these two options had we realized their draw backs. lastly the main hallway has five ceiling lights (1 that hangs down at the entry way and 4 recessed). The one at the entry way hanging down should be controlled separately with its own wall switch. ... More

I have had 5 homes built in my lifetime so I have had experience with the process. This is the first time that I didn't have to ask the builder about the progress. The issues that had to be addressed were few and minor, the site manager was very responsive to our inquiries. It should be noted that we were living in New York and Florida while the house was being built in South Carolina.

The process of buying the home started off fantastic. Dana T and David R our sales and project manager were prompt with information and extremely helpful with getting the home started. Ann M at the design center was second to none in assisting us to come up with the home of our dreams. The disappointment started with the Pulte Finance team and the follow up of subcontractors. I will give a bit on subcontractors as finding people are an issue, I feel for the project managers as their request seem to be disrespected delaying and challenging the buyers favorable experience.

Pulte Homes builds a great quality home I am a Building Inspector for the City of Goose Creek and inspect many other Builders in the area and Pulte is by far way ahead of any of the other Builders my Field Manager which I cannot name did an outstanding job on our Dream Home he is a true asset to the Pulte Construction Team they are truly lucky to have such a great employee such as him he made our entire building process and absolute pleasure

We are happy with our home overall but still dealing with some things that needed to be fixed.

Great responsible Builder. My questions and or concerns were always explained and addressed timely, fairly and appropriately.

I especially appreciated the way my field manager Andrew kept me up to date on the progress of the construction and the way he brought the project in on time despite the supply chain issues created by the pandemic.

Punch list items have not been corrected.

Overall a positive experience. House was built on schedule in spite of supply chain delays . Some minor issues still being addressed but no big deal. Project Manager David R was outstanding. Did everything within his power to get things done . Pulte mortgage contact Jen B was also a shining star. One thing that could improve is flexibility. Pulte is not flexible when making changes to their set standards!

Home is well constructed, everything about the home was explained and if any problems arise they say they will be there. The only problems we are having is with the appliances, dishwasher and refrigerator, which are being addressed at this time and looking forward to a satisfactory conclusion.

Be very careful of promises. Once the deal is done getting things done is not so easy.

You have to keep bothering them to repair fixtures. Electrical problems etc.

Builder got way behind initially ad then fired field manager. Hired new manager and everything seemed to be rushed to meet their timeline. They closed us without proper appliances (that we are still waiting o to be replaced.) Roof was not installed incorrectly and we had a roof leak the first night we spent in the home. They would not give us any official documentation of the repairs for our records. We have electrical issues (still), loose wiring in service panel and breakers popping. Overall construction is very good but "standard options" should be much better at this price point. Quick examples; you shouldn't have to pay extra to get interior window trim and 5" baseboards; carpet padding should be much better; and garage doors should be insulated instead of single layer sheet metal. We tried to keep upgrades to a minimum because the many of the prices are just ridiculous, but it still took more than $100K to turn the standard house they offer into a house we wanted but could still afford. We did our "final walkthrough" the morning of closing because they were still trying to finish projects which should have been completed the week before. We should have just delayed the closing because getting final fixes to the issues we found during and before that walkthrough has taken more than six weeks. ... More

For other potential home buyers, I say "stay away." You will encounter very bad workmanships (if you want to call it that) and complete lack of responsiveness. Before we moved in, we got to meet our neighbors and they all had complains about the terrible workmanship both inside and outside the houses. we were rushed to close despite a long list of punch list items which, to this day, have not been completed. Some were completed only to create other problems by the workers. Pulte has no quality control over the workers and depend on the contractors to monitor their own work. The supervisors are so overloaded with work that there is minimal, if any, quality checks. Here are SOME of the items that we are still dealing with: . Bad grading of back and side yards which allows rain water to accumulate at the house foundation. . Instead of providing good fill material for the yard and flower beds, the contractor used clay soil which is worthless for planting anything. . The drive way has cavities underneath with no fill. It is just a matter of time for the concrete to break and collapse. . Tiles in the house are set incorrectly and are not level with each other. Wife almost cut her foot from one of the tiles that stood up from the rest. . Paint on garage walls are peeling and flacking, Looks like they did not prime the walls first. . The water heater cover is set incorrectly. . Kitchen backsplash tiles popped out. still waiting for repair . Found the air handler in attic to have missing caps at the condensate line, letting cool air to exhaust into attic. Made a run to Lowes to buy caps. . The few shrubs provided were of the type that some will have extensive roots which are going to be a problem to the house foundation. Need to be replaced. . The paint job in many locations looks like could have been done better by our 12 year old granddaughter. Pulte used inexperienced contractors. . Used cheap light fixtures in all the bathroom. We are planning to replace all of them. The type used can be found in cheap hotels. . Many electrical switches are installed too for from the room/closet/laundry entrances. In the dark, you have to hunt for them. . We had infestation of army worms and had to call several times to front office before we got a contractor to treat outside areas. . We are planning to get inspector(s) to check the structural integrity of the house. We are investigating what state agencies to contact for advice and support. we have been in this house for only one month and we are constantly finding problems. This is in addition to the long list of items we uncovered during the walkthrough which took place 2 days before closing. We were fortunate, in a way, that a new supervisor took over just before the house was "completed". He tried his best to rectify some of the problems that he inherited. Built home virtually, Turned out better than we expected.

We only closed on our home a month and a half ago and still have several unresolved issues. We will hopefully meet in person with our customer service representative shortly He has reached out to me with three emails and has contacted two subcontractors. I do not want to rate Robert’s performance until he has had a chance to properly address our issues. Initially, I was very pleased with our sales consultant Dana and our building superintendent Michael. They were both very helpful and professional. Trying to work with Pulte Mortgage was such a stressful nightmarish experience that we just paid cash. Our house is just an expensive track home in a nice neighborhood. ... More

Excellent service but response to issues in the new home slow

Nice people. Their quality review process missed several items.
