Honestly I haven't met one person in Del Webb that has had a positive experience with outstanding issues that need to be addressed in their home. The comments leave me to wonder how long it will be before our issues are addressed.

Home is poorly built. Appears to have used particle board for door frames/molding. Paint job is sloppy and looks like one coat. Bought premium lot with pond and supposedly waterfall which has not worked in over 2 months and no one seems to know why it’s not working!! Have received high energy/gas and electric bills and have only slept in house one night, never used stove and leave temperature on 68 degrees at all times- where is the energy efficiency??

I find this development to be average. I am concerned about the quality work of my home over the years ahead. My project manager has been excellent but I am not satisfied with the HOA management and it's concern for the homeowners. My home has had issues with potential new development and burning in adjacent land behind my home. The Quality of work is not the GREATEST! I don’t know but this company doesn’t do first time quality work. Even though they have warrantee repairs, no one should be paying this much for a home, that is not at its highest quality. I’m glad, I had home inspections performed, prior to me moving in, which caught some discrepancies.

Attention to details very disappointing. The field manager has tried to help and keeps telling us he understands and is going to "fix" all the concerns. We will see how that goes. So far he has helped on most items. Coments like "we know we have a problem with that" don't give us much comfort.

When you go to the design center it is too overwhelming. There should be a list of options and the prices. Had 4 different project mangers. The quality of the work is very poor. I am sure the concrete will not hold up. How could someone not get the right permits?

Very poor workmanship for a high-priced product. What we got wasn't what the model looked like. Although Del Webb stands behind their product and eventually everything will be fixed, the continual no-shows by contractors are doubly disturbing. You would think it would be much better for both Del Webb and the owners if things were done right the first time. Quality Control is definitely lacking.

Lack of response time to problems after we closed.

When all our issues have been resolved since we closed April 21, 2020, then and only then will we grade Del Webb on the home buying experience. At this juncture we are not pleased. For example, we were recently told our refrigerator would would be delivered the week of May 24 - 28. It wasn't received as of 6/3 and no one bothered to call us to let us know of any further delays. On top of that, the refrigerator we have has no ice maker and we have to buy ice at a retail store weekly. Not a big expense but certainly is an inconvenience. Try to hold off on filling out the survey until all major items with your house have been addressed. While we do love our home and the neighborhood I feel the quality of the house is low compared to what I've had in the past (2 custom-built homes). We had to elevate our issues and they seem to be a bit more focused on getting items fixed. There is just not a lot of attention to detail, and while they use name brands ie Kohler it is really the low end of the brand.

We were told thinks by the salesperson that were not true Workers only care to check off their job. They would paint over anything just to check off their job. We still have crooked walls, bad sparkling, would floors that have many lose areas. There would have been many more thinks wrong if I did not throw a fit before we move in

Builder refused to listen to the customer and has the attitude 'We Wont, We Dont and We Cant' - very frustrating. The interior finishing is terrible - paint, wood work, and tile are very poorly done - and we have several dozens of items that need to be addressed, and we have not heard back in a timely manner. As a customer buying a new home is a major purchase - we expect the home to look brand new so that we can take pride in the home and show it to others - as it currently stands, I am embarrassed to show it to anyone. I thought PULTE was supposed to be a high quality builder.

You would think after 13 and a half months of waiting we would of had a better quality house to deliver. So far they have had to rip out the quest bathroom floor, the laundry room floor, replace the master bath vanity and after a full month of living here we still are not complete. They have to replace a patio that is already cracking and mirror as well as many smaller items. Too many subcontractors and nobody accountable for their work. Unqualified workers without a concept of quality and results. Whoever assigns contracts needs to work in the field and attain hands on experience. The present sub contracting model is not working. I would not have PULTE build me a free dog house.

They’re great until you give them your first review, which they tell you about and ask that you give them a good one. I am a single, older woman and after I moved in I noticed so many little things....some type of putty that absolutely will not come off tile floors. Sloppy painting in some areas. Gaps in flooring. Incorrect electrical wiring. Nearly dead bushes. Weeds they are supposed to control but are not. The builders grade paint is awful.

The people we deal with at Pulte/Del Webb are good people, eager to assist, and are responsive. However their subcontractors are not. The painters are very sloppy, drywall people don’t cover seams properly, lawn maintenance is minimal, concrete work unsightly, poor quality of materials, etc.

Field Manager was top notch and delivered the house on schedule. The overall quality of the workmanship for this price level of home is far below industry standards. I am disappointed with the craftsmanship and attention to details. Del Webb's responsiveness to my areas of concern (grass cutting / drainage and road repair) seems to have fallen on deaf ears.

Unfortunately, our build experience was not a good one. We remained optimistic to the end and even after closing, remain stuck with a lot of issues that were promised to be addressed months ago. We feel that subcontractors have no consistency and little experience and just slap the work together. The fixes aren't much better. As for the foreman, they are overworked and make many promises that they can't keep. They seem just as frustrated by having to take care of bad contractor work. Frustrating Build Process - Poor quality of workmanship

There was poor oversight of the trades during the build. We found multiple issues that our construction manager did not find i.e. electrical, flooring, cabinetry, finish carpentry, etc. Pulte was good at responding to our concerns and attempting to rectify some but it was frustrating to continue to find so many issues from the pre drywall to the pre close walk throughs. We felt as though we had to be the construction managers of the build. However, we do love the community, but sorry to say, it just was not a good experience with the build.

Workmanship is very poor. It is a rush job and the home was 90+ days past the original close date. Quality of materials is cheap. I had 4 construction managers and the hand offs were terrible. I am having warranty issues and am told to wait until I get to a year for these items to be addressed.
