Del Webb was great to work with throughout the entire process. They were very helpful and responsive, we had no issues whatsoever with them !

My only concern is that we have a couple of things that need to be addressed but we haven't heard anything about them.

I have recently purchased my second Del Webb home. I have found Del Webb to be a quality builder, offering a great 55+ lifestyle with contemporary home features. Very pleased with my home and community.

This was our first house building experience and we think it went well.

Beware of closing .. they are NOT FLEXABLE on changing dates! They work on their dates not your schedule. We wanted to postpone our closing by a week and they would not accommodate. They will charge a daily rate if you don’t close by the date they issue. We were reminded that when we signed the paperwork it was stated that pulse has the right to issue the date so just beware that if you are coming from out of town that you are available.

The workmanship is poor concerning the straightness of any wall, closet or woodwork and the painting is sloppy. But we are happy with the floor plan, the responsiveness of our field agent and the friendliness of the community.

We were told thinks by the salesperson that were not true Workers only care to check off their job. They would paint over anything just to check off their job. We still have crooked walls, bad sparkling, would floors that have many lose areas. There would have been many more thinks wrong if I did not throw a fit before we move in

Build a positive relationship with your building manager. Especially if you are building from a distance like we were. Ask for pictures on a weekly basis so you can keep track of the progress. Also write everything down describing any changes or additions, including annotating diagrams and schematics. That will make it easier for you and your manager to reference what was agreed to and avoid issues down the road. And be proactive. Get all questions and issues on the table right away so they can be resolved before it's too late to change.

While I love my new home, due to the number of issues I’ve heard about from my neighbors since moving here, I am concerned that Pulte is trying to build too many homes too fast in Del Webb Nexton which is resulting in a loss of quality for quantity.

We have had nothing but a great experience with our new home purchase. Beautiful interior design and quality craftsmanship all around. Del Webb designers thought of everything to make their home design your dream home. You won’t want to ever move. Love the peace of mind knowing our home is everything we need.

Del Webb builds a nice looking house. Everyone who you work with is very friendly and helpful. The service people have been very responsive. But, the quality of the original workers who do the finishing work on the houses leave a lot to be desired. Thankfully we are getting things done little by little. I think there needs to be a better quality control system as the house nears finishing.

I’ve been in my Castle Rock for one month. Very happy to be here. Very happy with my home but there is some careless workmanship that is being addressed. Not a lot of problems and I hope it stays that way. Middle of the road building for high prices. Cut in shower pan, two broken soap dishes in showers, concrete cracks.. Neighborhood is friendly and I’m happy to be in a 55 community!

Builders were strict about modifications. There were a lot of "we can't do that" as we went through the options when buying the house. The changes we did make were well documented. Change control was excellent. Fit and finish is average, with all the subcontractors it was expected. The value (4*) comes with the community of like minded owners.

From start to finish the Del Webb team has been open, accessible and responsive.

Field Manager was top notch and delivered the house on schedule. The overall quality of the workmanship for this price level of home is far below industry standards. I am disappointed with the craftsmanship and attention to details. Del Webb's responsiveness to my areas of concern (grass cutting / drainage and road repair) seems to have fallen on deaf ears.

I find this development to be average. I am concerned about the quality work of my home over the years ahead. My project manager has been excellent but I am not satisfied with the HOA management and it's concern for the homeowners. My home has had issues with potential new development and burning in adjacent land behind my home. I feel very insecure about maintaining my homes value as Pulte does not feel it's important to address neighboring developers who could hinder our homes value, fire risk, or the price we paid for our lots. I also find a miscommunication within the Del Webb/Pulte teams. Promising things that are not the case when one closes on their home. I am still also concerned over the cracks discovered in the seams prior to closing. All will show over the months ahead. Overall, this build was handled professionally by the project manager but not by the other corporate representatives. I have built many homes and this one is below average and for the money should have included more kitchen design options. ... More

Once we moved in we saw small things and some large that could have been corrected or had better workmanship. Carpeting seems showing, woodwork in corners and on some beams needing correcting and stains in the Master Bath shower stall. Over all they were great to work with, offered excellent value, including their incentives and have remained true to their word.

Take advantage of the getaway weekend. It was very helpful in making our decision.

We love living in our Del Webb community. We find the residents friendly, warm, and as excited as we are about the new surroundings. Living in Del Webb Nexton is like being on vacation.

If you want a custom built home, find someone else, Pulte is not the builder for you!

structurally my home is sound; the majority of the trades that work for the builder are competent, except for the finishes (painting and fine carpentry) and the landscaping. many minor issues needed to be addressed both before and after closing, and the builder's reps were very responsive to our requests and concerns.
