I am not particularly happy with this whole experience. Many instances of bait -and - switch sales tactics, starting with down payment amount at contract signing, look and care of surrounding common space, and choices of color and design of interior finish. 2 examples: one color paint for all rooms, picked from only four available colors; one color laminate flooring for all rooms. Exterior materials good quality, interior is good for only what you see. The 'in-the-wall' mechanicals are minimum,at best. Workmanship is dependent on specific trade, but overall low quality, minimum standard. And ...

Good stone work, both inside and out. Good tile work in bathrooms, except for not sealing the grout. A poor finishing effort by the painters in particular.

Pulte/Del Webb is a MASS production home builder. Their attention to detail, especially with finishing is not good. It would seem that many of the subs are hired for low cost, not the quality of their work, especially the painters. The houses have small garages, hardly suitable for 2 cars. The driveways are narrow and short, more like what you would see for a townhome, not a detached single family home. Nice house design, poor finishing.

The first issue I noticed was that electrical for tv was low. Didn’t know it was an add-on to use less electrical wire to move up the wall. Then I found out there weren’t any towel racks. Seems odd as I bought a new house 3 years ago and was asked where I wanted my electrical for tv’s, phone, etc. I also had towel racks when I moved in 3 years ago. Costs for extras are way overpriced. Keypad for garage door opener, a cost of $40 costs 175 from Pulte. It was a 5 minute installation. Brackets for ceiling fans is $200 each. Three years ago I paid $50 each.

What's done is good, can't get issues resolved

Our closing got delayed by DW so we had to close when the date came. Several things were undone and we we told they would be done asap. 2 months later they are still incomplete after many promises to get things done.

Closing date delayed 3 times, many items unfinished on day of closing. No plan or communication of a plan to fix issues Can’t trust much of what they tell you. So disappointed.

Could of been better

The ceramic tile work could of been much better. There are spots that have no grout in. Cable should of been done before the sod was put in. The cleaning crew leaves alot to be desired.

Numerous issues- Pulte Mortgage, floors had to be replaced and now still having cracking problems, mirror fell off the wall ( took one month to replace), windows caulked poorly, kitchen cabinets installed wrong ( still no resolution) poor design of bathroom lights, heating and air installed wrong, drywall is wavy in ceilings, quality of trim is poor, quality of painting is questionable, trim on garage door falling off! Working with warranty rep has been slow and unsatisfactory

Our bathroom tiles were so bad that it took seven times to fix. Sometimes they just wouldn't show up and other times didn't have proper tools (had to use ours)!! Very disappointed that builder contractors and reps. made us promises that were forgotten.

There is no quality control that I could see. My review came up with over twenty items that needed to be fixed. After turnover I am still finding poor workmanship. If you do not have any building experience, I would suggest finding someone who will be able to spot these items before you agree to close on the house

We were excited about our new home and the lifestyle that a Del Webb community has to offer. But the house has been extremely disappointing. I’ve never seen such shoddy workmanship in the many years I was a Realtor showing all kinds of homes. Just today, one of our neighbors pointed out that our two month old house is about to lose the trim above the garage door. It is barely hanging on! The wood used for trim inside the house looks like rejects from a more quality oriented house builder. It is full of nicks and notches that were just painted over. I have nothing good to say about Pulte homes. I paid almost half a million for my house and have been very disappointed in the quality of work. Nicks in laminate flooring, screw holes in the garage where they put up the garage door wrong but neglected to fix the holes. Sloppy finish work the caulking is bad throughout the whole house. The microwave was not installed correctly, the kitchen range is crooked and don’t even get me started on the staircase railing. When the come to fix something the usually make it worse. Const Managers overworked and unable to stay on top of quality fit and finish Many Many mistakes made in the construction process that required repair or replacement which if I had not caught them they would have been covered up by drywall at buyers loss.
