First, you are buying a production home. Once you sign your structural contract with whatever options you have chosen there are no changes permitted at any price. Gee I want a porch. One day after signing you cannot have a porch. You can change and upgrade basic choices on selection day. However you are limited to what is determined for you. I want premium paint.NO! I want light dimmers NO. I want better appliances. YES up to the brands offered. The workmanship particularly trim work is sloppy. Highly disappointed in the overall procees from start to finish. Once we signed papers with Pulte we NEVER heard from the sales agent. We missed out on getting a gas line run for gas grill (prior to foundation being poured). The quality of interior paint is bad ( i bet your average consumer would never buy this quality of paint in a paint store). It appears that the tankless hot water heater is a cheap commercial grade (the model that was installed does NOT have a dedicated return line which would allow for a recirculating pump to be added so hot water would be readily available. And being charged to add gutters was shocking (why in the world isn't this just included in the purchase price???).. by having this as a ADD ON is a poor marketing decision...it leaves a bad taste in everyone's mouth and this point is constantly talked about at neighborhood gatherings....I could go on but I think you get the point... People always say...you dont move here for the house...you move here for the lifestyle... ... More

While we rally like the community and the home design, we've had more issues than we would have anticipated for a home of this cost and new construction. While the basic construction seems to be of good/average quality, the finish and some of the materials (windows substandard (poor build and screens not well fitted), cabinetry faulty glue system, roofing system not executed to code (ridge vent), terrible HVAC drain design, concrete is poor - rust spots all over) were not of the quality expected. Trade work was of a poorer quality than expected as well as drywall and paint work is of mediocre quality and corrections have been challenging to get done. Insulation execution was inadequate (found to be a "dusting", and when "corrected" still less than required by code (based on certified home inspection after closing). On an upside, the home design in general is very nice and we like the layout and location of the home, but for the cost, this is not the standard we felt we would receive. Advise any buyers conduct extensive due diligence on materials/labor that will be used as well as any warranties to those materials and the overall home prior to purchase. ... More

Finish work is very poor. Pre-hung doors installed wrong/crooked. Caulk slopped around. Door frames poorly finished. They do not sand any rough edges on doors or frames. Only a single coat of paint that does not always adequately cover. Water main broke in the first month and warranty service team said they could not reach the plumber and gave me the same plumber's phnoe number telling me "you're on your own"!

If you don’t mind limited choices, sloppy finish work, and design that focuses on saving the builder money rather than what’s best for the client, then Pulte is the home for you!

Living in Sun City is amazing. Great people and neighbors. However, the quality of the workmanship and materials used in the home are sub par. We are 2 months past closing and move in date, and we still have open issues. Talking to our neighbors, our experience is common. You know how everyone has an airplane travel story, about delays or whatever. Everyone who has a new home in Sun City has an experience to share about problems with their home build.

Our second builder, Jason, came on late and has tried his best to rectify several critical issues. He is friendly and has worked admirably to try to help us be satisfied. In our opinion, he is a tremendous employee. Though the materials of our home are what we expected, the overall craftsmanship of our home has been pretty shoddy. That being said it is better than many of our neighbors. It is unfortunate that the builder feels it more important to build as many homes as fast as they can, rather than to take a bit more time to create a quality product. Our home kept being delayed from the date promised, then it was hurry up and get it finished, so that Pulte could close before year end. Therefore there were many mistakes which are still to be fixed, such as the front door was painted/stained wrong twice, numerous drywall and paint errors, paint on the floor, puddles in the yard, missing gutters, wavy siding, etc. The overall design is beautiful, but the execution and quality control is poor,

We had moved in a week ago, and our superintendent had quit before we got here. Many items unfinished and no one to get assistance from. Contacted Customer service with several work orders and have had no response back after a week. Have had much better customer service with past builders in other over 55 communities.

We have a real issue with quality of products as well as workmanship. For a home over $500,000 doors should be wood, not hollow ones that delaminated even before close. Some of the molding was not wood. There were many other items that were upgrades that should be standard. And much of the detail work was poorly done. Our builder did his best but there were still many issues after closing.

They are not flexible, and so far, do not follow through on making things right.

I finally moved in on July 15 of this year. I am still working on getting issues resolved. I am very frustrated with how long this process is taking and response times. Even when tickets were scheduled some contractors just didn’t show up and did not bother to contact me. This whole experience has not been a positive one for me.

I cannot recommend living in this community. The model home is lovely. This home and site is not what I expected in a home , certainly in this price range. My manager was able to give attention to my requests in the time allotted for the nessary

The home buying process was okay considering the current market conditions. It was annoying to have information (contact info) given to Del Webb’s list of venders for items like financing, insurance, etc. Responsiveness was poor during the building process, a returned phone call / email should be standard not the exception. The quality/ workmanship of the home is not near what is expected, even for a “track home”. Pulte is a large money make machine and it is apparent a quality product is not a priority. The response to issues is reasonable. However, it should not be considered standard practice to close now and “fix it later “. It is a huge inconvenience to fix poor quality and poor workmanship after the purchase. It appears that the builder will be fixing issues during the entire one year warranty period, afraid of what will happen and the response after one year. ... More

While we give low marks for responsiveness in general this should NOT be a reflection of our project manager how was excellent

Prospective homebuyers need to know, up-front, these are production (tract) homes not custom. Upgraded “packaged” choices do not mean higher quality workmanship (save your money). Sadly, the Field Managers are tasked to follow MANY home builds and cannot possibly keep up with checking daily workmanship of all the trades. Poor finishes (woodwork, drywall, paint) seem to be the “norm”. There is a warranty process in place which, at this point, seems to work well. It blows my mind (as well as my neighbor’s minds) why the work isn’t done right initially, saving money for both the builder and homebuyers! The neighbors and myself, in this new neighborhood, can’t imagine the money being spent by the builder to correct all the shoddy workmanship done on our homes! Anyone entering my home today (I closed almost 2 months ago) can see for themselves the poor workmanship, starting with the dirty (should have been power washed) front porch and the dirty and poorly painted front door. I know eventually these things will be “fixed”, but at my “expense” of time waiting on trades. I recently retired and invested my money in a home here to enjoy the lifestyle and amenities. The actual sale of the home went smoothly along with the mortgage process. However, the design process was not really design - the designer more accurately checked boxes and was not able to provide any design insight or suggestions, missed sharing information, and felt rushed through the process. Upon closing and moving into the home, we found the quality of workmanship to be poor. Examples of the poor workmanship include dry wall, painting, and trim throughout the house. The house does not reflect what you would expect of a finished product for the price paid. In addition, when getting items corrected, there have been several appointments made that were no shows. There is a lack of quality workers including craftsmanship and accountability resulting in a negative experience and low quality construction.

Beware, the Welcome Center will talk to you about ‘quality build’ but the product received is not up to this standard. Also, make sure to hire an independent building inspector to keep a keen eye on the process.

Would not recommend this builder to anyone. Been living in our home for almost a month and there there has not been substantial progress on fixing our long punch list of problems, plus finding more every day. Philosophy seems to be to let the new owner move in and find the problems for them. Several neighbors have expressed similar feelings but have said they eventually get around to addressing the problems, but it takes awhile, months. Because corporate headquarters puts ridiculous deadlines in completing homes, homes are closed prior to having the houses fully completed (e.g. gutters are installed after closing, appliances may not be in house)

We still can’t have our “smart” home experience due to wrong parts. Craftsmanship in tile work and trim work has not meet expectations. Communication skills are very poor.

Hire a home inspector before, during and after build

Once you get through the Del Webb/Pulte experience, it is a nice community with great neighbors and a very nice place to live.

We've had several issues and it has been a month without any resolution.
