Happy with End Result!

Our sales person, Jarrod, was very responsive and reachable during the entire process. He was compassionate about our concerns during the build process. Our build went extremely slow, with nothing much happening for months on end. We wished that the communication of reasons for delays were provided to us in a more effective manner to alleviate our anxiety. Overall we are pleased with the outcome and love being a part of Sun City. We would not recommend building, but instead buying a spec house that has already been built.

Great challenges facing all builders that are difficult to manage. That said, the list of issues is a lot to manage after closing. Responsive but slow to actually correct.

Good floor plans, great field agents trying to do the best they can with overworked, under trained tradesmen (esp. painters and drywallers) Electrical layout doesn't make sense.

Very good sales team and design personnel. I think it would be advantageous to hire a construction manager unless you are onsite or nearby to oversee ongoing construction

We expected our finished home to be of the quality of the models. What we got was something far less than that. There is a lack of attention to details, especially with the painting and chalking. The painters coming back to do the “repairs” said they aren’t given enough time and cheap paint is used.

Actually too early to rate some of these characteristics. My Field Manager was extremely responsive and trustworthy and that is the main element during the building process. Will have to wait to see how issues are resolved during the warranty period.

Our Experience with our Home

Promises may not be kept. Pay attention to the process. Many things were told to us and they were not true. The actual building crews lack safety concerns, leave trash at the building site and just do not have experience in home building. The construction supervisors are trying to do their best with what they are given to work with. This experience has been all Pulte's way. There were no change orders accepted. None.

We found that after completing our design selections there were several misunderstandings as to what was or wasn’t included. It would be helpful if a final visual representation was provided to avoid confusion. Quality is satisfactory but we found several small flaws and issues. We’ve brought these to the attention of our customer care associate. I’m hoping we’ll be pleased when the issues are resolved

This is the second time buying a Pulte home. This time our construction manager was great. Unfortunately, not all contractors were. He did his best to manage the situation but we had problems that took several visits to get right. These homes are not cheap and you should expect them to be worth the money. Have them fix what is wrong. Don't just settle for bad details.

Everything above base price is an option. One selling agent better than others. Once you move in, you transition to their work order program which doesnt work well and many delays. Make sure you list Everything possible on final walk thru and be very specific! Be prepared to clean your house before moving in. One Supt. much better than others also.

What became clear to me during the building process is that Pulte is trying to build too many homes too quickly. Quality of workmanship is very poor and all installed kitchen appliances had issues. Their warrantly mostly ensures that issues are corrected, but what a pain. For the money paid, especially for upgrades, the work should be done correctly the first time.

Interior finishes-painting terrible. messy, lumps rough edges etc. Worst I have experienced in all the houses I'v had built before. Cleaning prior to move in unacceptable. Cleaners mopping floors during 3rd walk thru on morning of closing.

From the start to under roof and structurally is great, some of the trades work was average at best. On the other hand the delivered finished product left a lot to be desired! Work not complete or forgotten, house was no where near clean, horrible paint job, sanitary sewer was not hooked up to the main sewer... Screened porch, driveway, and front porch were dirty and someone had walked across these areas with muddy shoes/boots. Master bath grout was stained and dirty and drywall finish at the seat and tile where the tile meets the wall was horrific! Definitely are in need of a "Quality ...

We have a new home in the Distictive series, not the Scenic. Our doors are hollow, the tile in the primary bathroom is crooked, the edges of the window sills, underneath are rough and unfinished as are the bottoms of all the doors. We do love our neighborhood and living here overall but feel the overall craftsmanship is substandard especially for the price

No highlights! Once we complained enough about all the problems & reached somebody that could get things done (Eric), he was appalled at all the issues & not very happy with Del Webb either!!

Issues that were supposedly doubled check to work were in fact NOT double checked, or even checked at all. Furnace did not work -somebody failed to turn on the gas. Dishwasher did not work - there was no electrical connection - no whip from unit to electrical source! First time we used the oven it blew up & Del Webb rep had us call warranty department which was going to be a 6 week wait to repair it! A street cleaning water trunk with a 20,000 gallon capacity was told to use our faucets outside as the source for their water supply - can you imagine our water bill of 20K gallons??!! VERY ...
