The home buying process was okay considering the current market conditions. It was annoying to have information (contact info) given to Del Webb’s list of venders for items like financing, insurance, etc. Responsiveness was poor during the building process, a returned phone call / email should be standard not the exception. The quality/ workmanship of the home is not near what is expected, even for a “track home”. Pulte is a large money make machine and it is apparent a quality product is not a priority. Electrical Switch and Outlet Boxes poorly installed causing finish plated to be uneven. Painters solution: caulk uneven plates to hide issue. Walls are uneven throughout the house. They only skim coat the drywall joints. Nothing more. High and low spots throughout the house. They use additional trim on flooring and cabinets to hide the unevenness in the walls and floors. Salesperson: Was good, however too many omissions. Things were found after the purchase that we should have been told on advance. Design center: Julie was very through in explaining everything, and very helpful in suggesting and/or recommending selections that fit out style and desires. We had moved in a week ago, and our superintendent had quit before we got here. Many items unfinished and no one to get assistance from. Contacted Customer service with several work orders and have had no response back after a week. Have had much better customer service with past builders in other over 55 communities.

The actual sale of the home went smoothly along with the mortgage process. However, the design process was not really design - the designer more accurately checked boxes and was not able to provide any design insight or suggestions, missed sharing information, and felt rushed through the process. Beware, the Welcome Center will talk to you about ‘quality build’ but the product received is not up to this standard. Also, make sure to hire an independent building inspector to keep a keen eye on the process.

Would not recommend this builder to anyone. Been living in our home for almost a month and there there has not been substantial progress on fixing our long punch list of problems, plus finding more every day. Philosophy seems to be to let the new owner move in and find the problems for them. Several neighbors have expressed similar feelings but have said they eventually get around to addressing the problems, but it takes awhile, months. There were numerous items to be handled at settlement . We did not move in until 6 weeks after settlement. Numerous no shows from vendors. I assure you if you do not settle they will be handled immediately . We are finally getting some progress .

The workmanship was the most shoddy I have ever seen. I also have received every excuse under the sun with regard to repairing items on punch list. I’m three months post close and still have the majority of items unresolved. The project manager blames the sub-contractor and sub says it’s not his problem. Appointments are made and no one shows to repair. I will be reaching out to an attorney going forward.

Our building construction manager was very responsive however he took time off during birth of his son and during that time, response was less than acceptable. He is back and I assume we will be getting the same response to our punchlist items as expected

Workmanship was good considering. Materials used (wood) was very poor. Luckily I had a good foreman. Extremely disappointed in the landscaping. Lawn need to be graded and it wasn’t. We have nothing but a very bumpy lawn that has numerous low dots where water gathers. It’s been 6 weeks and there are spots that never dry. Very disappointed in the way ithe grad was laid (thrown) down.

Salespeople at Pulte Lies

I purchased the homesite specifically because the salesman with Pulte told me that I would have a high berm in back of the site. When we went to look at the lot, prior to foundations being poured, there was a high berm in the back. When I took the final walkthrough, however, there was a low berm whose height was only above my waist and scraggly planting planted on it. It will take 5-10 years for these plants to mature. Framing was sub standard to begin with and therefore all trim and finish work was fudged. Worksite was absolutely filthy and lots of damage occured as a result such as a cracked tub Landscaping particularly sod is very poor not only quality but application. Drainage is also a big issue

One of their mantras is "Build Quality" but they hire the low bidder and each of tell them that this is a "production home", thus the quality suffers. The caulk, spackle & paint job on my house was the worst I've ever seen and I've seen plenty as I was in the construction management industry for 40 years. Also, they don't always use top quality products. For instance, the electrical outlets are very difficult to plug in to. The bathroom toilets and kitchen sinks were low grade quality also,
