Finish work is very poor. Pre-hung doors installed wrong/crooked. Caulk slopped around. Door frames poorly finished. They do not sand any rough edges on doors or frames. Only a single coat of paint that does not always adequately cover. Water main broke in the first month and warranty service team said they could not reach the plumber and gave me the same plumber's phnoe number telling me "you're on your own"!

They are not flexible, and so far, do not follow through on making things right.

While we give low marks for responsiveness in general this should NOT be a reflection of our project manager how was excellent

Because corporate headquarters puts ridiculous deadlines in completing homes, homes are closed prior to having the houses fully completed (e.g. gutters are installed after closing, appliances may not be in house)

Despite the beautiful location and first-class amenities, our home was not move-in ready at closing. Our assigned field manager was more interested in receiving a positive survey response instead of fully addressing the deficiencies that, if resolved, would have made it so. While appearing to be accommodating towards correcting our issues (that should have been taken care of before we closed), his aggressive approach toward the survey results was his obvious priority.

Del Webb sells a community, and the house is the least valuable part of your purchase. House designs provide options, but the finished house is of only average quality. Ultimately you are merely another purchaser, a small fish in a big pond, and the bureaucracy can be overwhelming. In the end, it really is just a house. The community and amenities can shine, so prepare to find your satisfaction there. Along the way take the time to be certain all details are accurately set forth in your agreements. Interior decorator great during appointment but VERY unresponsive afterwards. She was done with us! Sales person generally good although took awhile for replies. First construction manager was outstanding! The second, that took us to house completion was very unresponsive and did not follow through. Landscaping quality disappointing. So far warranty department has been responsive, although it’s only been a month.

While we rally like the community and the home design, we've had more issues than we would have anticipated for a home of this cost and new construction. While the basic construction seems to be of good/average quality, the finish and some of the materials (windows substandard (poor build and screens not well fitted), cabinetry faulty glue system, roofing system not executed to code (ridge vent), terrible HVAC drain design, concrete is poor - rust spots all over) were not of the quality expected. Trade work was of a poorer quality than expected as well as drywall and paint work is of mediocre quality and corrections have been challenging to get done. Insulation execution was inadequate (found to be a "dusting", and when "corrected" still less than required by code (based on certified home inspection after closing). On an upside, the home design in general is very nice and we like the layout and location of the home, but for the cost, this is not the standard we felt we would receive. Advise any buyers conduct extensive due diligence on materials/labor that will be used as well as any warranties to those materials and the overall home prior to purchase. ... More

If you don’t mind limited choices, sloppy finish work, and design that focuses on saving the builder money rather than what’s best for the client, then Pulte is the home for you!

Our second builder, Jason, came on late and has tried his best to rectify several critical issues. He is friendly and has worked admirably to try to help us be satisfied. In our opinion, he is a tremendous employee. Though the materials of our home are what we expected, the overall craftsmanship of our home has been pretty shoddy. That being said it is better than many of our neighbors. It is unfortunate that the builder feels it more important to build as many homes as fast as they can, rather than to take a bit more time to create a quality product. The saving grace are the community amenities, and the wonderful climate. If not for that this would be overpriced and not worth the effort to relocate. ... More

We have a real issue with quality of products as well as workmanship. For a home over $500,000 doors should be wood, not hollow ones that delaminated even before close. Some of the molding was not wood. There were many other items that were upgrades that should be standard. And much of the detail work was poorly done. Our builder did his best but there were still many issues after closing.

I finally moved in on July 15 of this year. I am still working on getting issues resolved. I am very frustrated with how long this process is taking and response times. Even when tickets were scheduled some contractors just didn’t show up and did not bother to contact me. This whole experience has not been a positive one for me.

Prospective homebuyers need to know, up-front, these are production (tract) homes not custom. Upgraded “packaged” choices do not mean higher quality workmanship (save your money). Sadly, the Field Managers are tasked to follow MANY home builds and cannot possibly keep up with checking daily workmanship of all the trades. Poor finishes (woodwork, drywall, paint) seem to be the “norm”. There is a warranty process in place which, at this point, seems to work well. It blows my mind (as well as my neighbor’s minds) why the work isn’t done right initially, saving money for both the builder and homebuyers! The neighbors and myself, in this new neighborhood, can’t imagine the money being spent by the builder to correct all the shoddy workmanship done on our homes! Anyone entering my home today (I closed almost 2 months ago) can see for themselves the poor workmanship, starting with the dirty (should have been power washed) front porch and the dirty and poorly painted front door. I know eventually these things will be “fixed”, but at my “expense” of time waiting on trades. I recently retired and invested my money in a home here to enjoy the lifestyle and amenities. Once you get through the Del Webb/Pulte experience, it is a nice community with great neighbors and a very nice place to live.

We've had several issues and it has been a month without any resolution.

8 weeks after close and we still have missing items. House was very dirty. Workmanship was disappointing for a $600K house. Paint job was poor. Paint on our wood floors.

Poor performance

Our home done on time or ahead of schedule.... only ray of light in the Hilton Head Sun City hierarchy was my Building Mgr.... everyone else couldn't care less on what you wanted or what you NEEDED. Once in, the building contractor - building the new home next door... totally disrespectful of my NEW property and started work before 7:30 am with men all over the house.... garbage on the lot and the street. Working on my brand new lawn.... and blocking the street and driveway. Now, the landscape contractor that you are forced to pay for on the north side... is doing the worst job (for everyone) possible.... sorry I gave away and didn't bring any of my LAWN care items... since it was supposed to be taken care of... HA! ... More

Living in Sun City is amazing. Great people and neighbors. However, the quality of the workmanship and materials used in the home are sub par. We are 2 months past closing and move in date, and we still have open issues. Talking to our neighbors, our experience is common. You know how everyone has an airplane travel story, about delays or whatever. Everyone who has a new home in Sun City has an experience to share about problems with their home build.

Our home kept being delayed from the date promised, then it was hurry up and get it finished, so that Pulte could close before year end. Therefore there were many mistakes which are still to be fixed, such as the front door was painted/stained wrong twice, numerous drywall and paint errors, paint on the floor, puddles in the yard, missing gutters, wavy siding, etc. The overall design is beautiful, but the execution and quality control is poor,

I cannot recommend living in this community. The model home is lovely. This home and site is not what I expected in a home , certainly in this price range. My manager was able to give attention to my requests in the time allotted for the nessary

The home buying process was okay considering the current market conditions. It was annoying to have information (contact info) given to Del Webb’s list of venders for items like financing, insurance, etc. Responsiveness was poor during the building process, a returned phone call / email should be standard not the exception. The quality/ workmanship of the home is not near what is expected, even for a “track home”. Pulte is a large money make machine and it is apparent a quality product is not a priority. The response to issues is reasonable. However, it should not be considered standard practice to close now and “fix it later “. It is a huge inconvenience to fix poor quality and poor workmanship after the purchase. It appears that the builder will be fixing issues during the entire one year warranty period, afraid of what will happen and the response after one year. ... More

Hire a home inspector before, during and after build

Electrical Switch and Outlet Boxes poorly installed causing finish plated to be uneven. Painters solution: caulk uneven plates to hide issue. Walls are uneven throughout the house. They only skim coat the drywall joints. Nothing more. High and low spots throughout the house. They use additional trim on flooring and cabinets to hide the unevenness in the walls and floors. Finish painting on trim is terrible." Brush" painted trim, not sprayed. Painting over dirt and rough portion in trim, the norm. No sanding here. Interior doors are unevenly painting throughout the house, with brush marks going in two directions. Same applies to the tile work, not good. Installers/painters are not craftsmen. ... More

Salesperson: Was good, however too many omissions. Things were found after the purchase that we should have been told on advance. Design center: Julie was very through in explaining everything, and very helpful in suggesting and/or recommending selections that fit out style and desires. Construction manager: Chris, was very proactive in his communication, and response time. He was very informative when asked questions about the construction. Closing: The closing was smooth and quick. We only had a few questions which were readily and clearly answered, so we could move forward without any issues. We did a final walk through prior to closing, however, you need to live in the house for several weeks or more, before you can discover any problems that you might have have. While the home has a "soup to nuts" warranty on it for the first year, there is quite a bit of "pushback & excuses" from the builders representative's, which is very disturbing. Speaking with other residents that we have met in our short time here, the general consensus is that while they build a nice home, the quality of the finish work, and they way your issues are addressed, leave not only something to be desired, but also a bad taste in your mouth. What should have been one of the most exciting moments in our lives, retiring and building a "brand new" home, has turned into a frustrating, aggravating, and disappointing experience.
