Beware, the Welcome Center will talk to you about ‘quality build’ but the product received is not up to this standard. Also, make sure to hire an independent building inspector to keep a keen eye on the process.

Closing date was moved several times with little notice, once on our walk through date and once without notifying the closing attorney. Numerous examples of poor/sloppy workmanship. House left in a “not move in ready state”.

Would not recommend this builder to anyone. Been living in our home for almost a month and there there has not been substantial progress on fixing our long punch list of problems, plus finding more every day. Philosophy seems to be to let the new owner move in and find the problems for them. Several neighbors have expressed similar feelings but have said they eventually get around to addressing the problems, but it takes awhile, months. Electrical Switch and Outlet Boxes poorly installed causing finish plated to be uneven. Painters solution: caulk uneven plates to hide issue. Walls are uneven throughout the house. They only skim coat the drywall joints. Nothing more. High and low spots throughout the house. They use additional trim on flooring and cabinets to hide the unevenness in the walls and floors. Finish painting on trim is terrible." Brush" painted trim, not sprayed. Painting over dirt and rough portion in trim, the norm. No sanding here. Our home done on time or ahead of schedule.... only ray of light in the Hilton Head Sun City hierarchy was my Building Mgr.... everyone else couldn't care less on what you wanted or what you NEEDED. Once in, the building contractor - building the new home next door... totally disrespectful of my NEW property and started work before 7:30 am with men all over the house.... garbage on the lot and the street. Working on my brand new lawn.... and blocking the street and driveway. Now, the landscape contractor that you are forced to pay for on the north side... is doing the worst job (for everyone) ...

Despite the beautiful location and first-class amenities, our home was not move-in ready at closing. Our assigned field manager was more interested in receiving a positive survey response instead of fully addressing the deficiencies that, if resolved, would have made it so. While appearing to be accommodating towards correcting our issues (that should have been taken care of before we closed), his aggressive approach toward the survey results was his obvious priority.

Salesperson: Was good, however too many omissions. Things were found after the purchase that we should have been told on advance. Design center: Julie was very through in explaining everything, and very helpful in suggesting and/or recommending selections that fit out style and desires. Del Webb sells a community, and the house is the least valuable part of your purchase. House designs provide options, but the finished house is of only average quality. Ultimately you are merely another purchaser, a small fish in a big pond, and the bureaucracy can be overwhelming. In the end, it really is just a house. The community and amenities can shine, so prepare to find your satisfaction there. Along the way take the time to be certain all details are accurately set forth in your agreements. Buying process wss ok Definitely a lack of communication from the sales team once we signed and verbal commitments that were made were not honored. Workmanship is terrible. Wrong way (left v right) deadbolts on doors Same on toilet paper dispensers. Paint is peeling and/or is not fully covering the painted areas. Shower handle installed incorrectly. Damage to several of the door jambs on the inside of house that were not repaired or repainted. Chips in countertops. Many other issues to list. Very disappointed in the quality of workmanship and attention to detail.

Paid a LOT for upgrades (but I got cheap finishes)

I am really disappointed by the really cheap finishes that were sold to me as “upgrades”. The lack of attention to detail is astonishing. My construction manager told us that the shoddy work was “within their specifications”. When I asked to see the specifications, he told me that he didn't have them. After closing, every neighbor that I met has had complaints about their homes. We are making the most of our decision and investment — thank goodness for nice neighbors!

The workmanship was the most shoddy I have ever seen. I also have received every excuse under the sun with regard to repairing items on punch list. I’m three months post close and still have the majority of items unresolved. The project manager blames the sub-contractor and sub says it’s not his problem. Appointments are made and no one shows to repair. I will be reaching out to an attorney going forward.

Terrible workmanship in the house. Gouges in the molding around windows and doors, paint splatters on the floor, gouges in the flooring, terrible paint job, no pride in workmanship.

There were numerous items to be handled at settlement . We did not move in until 6 weeks after settlement. Numerous no shows from vendors. I assure you if you do not settle they will be handled immediately . We are finally getting some progress .

Our building construction manager was very responsive however he took time off during birth of his son and during that time, response was less than acceptable. He is back and I assume we will be getting the same response to our punchlist items as expected

You could have been a lot better with very little effort

Workmanship was good considering. Materials used (wood) was very poor. Luckily I had a good foreman. Extremely disappointed in the landscaping. Lawn need to be graded and it wasn’t. We have nothing but a very bumpy lawn that has numerous low dots where water gathers. It’s been 6 weeks and there are spots that never dry. Very disappointed in the way ithe grad was laid (thrown) down.

We truly love our new home — the layout, the design, and the overall space are exactly what we were hoping for. However, the quality of workmanship has been disappointing.
