Very pleased with our new home. The construction manager was outstanding and brought the project in on time.

The “quick move-in” process could be improved. Not enough information to get started in the community.

1. Communications and accuracy of information to new buyers and existing home owners needs to. It is very poor. 2. Our home was not ready for us to move in. It was not ready for our final walk through with numerous things that needed to be fixed and done. On our closing day, it still was not done with lots of excuses and what was done was poor work.. 3. Salesman did not explain things thoroughly, it felt like he was just trying to make a sale and gave us false information. 4.They installed a crummy wood privacy fence behind our house and painted it black. It looks horrible. They told us it was a "SECURITY" fence and a "SOUND reduction fence. It is not either. It is a privacy fence, that's it. We were not informed that this was being put in. Strick guidelines are put in place for us to follow to keep our community looking nice and we are expected to follow these guidelines. If you can't follow your own guidelines, how do you expect the residents to follow them. You install this horrible looking fence that makes our home look cheap!! We paid good money for our home!! 5. We purchased the CPI security. We were informed by Hargrave that most the wiring they installed for our cable was not needed. However, we paid for all of this wiring per CPI. Why are they installing wiring that is not needed? Again, another communication breakdown with the vendors that Pulte/Del Webb employ for the community. Very disappointing. 6. When working with Pulte, we worked with 3 or 4 different people, none of whom were communicating with each other and requesting the same documents. It was a very frustrating and confusing. They did not communicate the process, they just assumed we knew. 7. Sun City HOA. They have been very rude and unresponsive to requests. It seems like most people that work there are not happy. Do you want people like that managing your communities. Again, we spend a good amount of money for them to manage the community.. 8. We have paint splatters all over our floor and were told that we shouldn't expect the quality of a million dollar home. They told us to clean it up ourselves. We do not feel that is what you want your people saying to residents who just purchased hundreds of thousand dollars on a home in your community. In conclusion; We understand that we moved to the community at a very rough time with the Virus. However, it does not constitute the behaviors that we have given you above. We are enjoying our home and are happy to be here. However, we feel these problems and suggestions need to be addressed. We are not the only ones here that feel this way. We have neighbors that ask us if we have been "Pulted" because of how disappointing it has been. We would appreciated you addressing these issues so people who want to come to this and other communities that you have will have a good experience. ... More

Professionals that meet the goals they set at contract. A pleasure to have worked with all of these people right down to the closing table.

My wife and have only been in our home for 6 weeks, and had less minor “fixes” than some of our neighbors. I attribute that to our construction manager Jerry Little. He caught most of the minor problems and had them remedied before we moved in. He has also been very responsive to get the post move in problems fixed. As far as value for the money, the buyer high demand has allowed Pulte to set their prices, especially the options, a little higher than warranted. But that is the cost to moving into a vibrant retirement community. In summary, my wife and I are glad we moved here. Our neighbors great and fun. Every community has its little problems and nuances, but in the big picture it is very nice. ... More

We love our new home. It’s just what we were looking for. The work in the home didn’t quite live up to our expectations though. There is grout on the floor, tiles and cabinets in the master bathroom. The floor molding in areas wasn’t painted very well.

Cleanliness and finish work were less professional than I expected. A large number of paint splatters on wood floor, circles of paint on floor where paint can was set. Food flooring has flaws. Window sills, bathtub, sliding glass door tracks and other areas dirty. Front door not properly set. Gap under door lets wind howl through the house. Problems reported 4 weeks ago and work orders issued but not yet corrected

Site manager and sales person are excellent and responsive

Community, atmosphere and amenities are gorgeous. Home building attention to detail - Rushed

Very professional. Be sure to check during construction walk through and address any issues and concerns you have. Pulte will take care of these issues to be sure the customer is satisfied.

Quality bones. Interior paint was poor but good response to our concerns.

We expected our finished home to be of the quality of the models. What we got was something far less than that. There is a lack of attention to details, especially with the painting and chalking. The painters coming back to do the “repairs” said they aren’t given enough time and cheap paint is used.

After visiting SS and deciding on a model, we felt everything had to be committed to so fast. Because of uncertainty in the sale of our home so we could not commit to SS we had no choice but to say no to the sale in SS. Things changed, Two days later we called to see if we could go ahead with the sale in SS and was surprised that the price went up and after agreeing on a lesser property (from 23,000.00 to a $13,000.00)so we could afford the home the bottom line price we final price was surprised dollars off than where we started from. We were able to move here 4 months prior to closing time which was very helpful in seeing the process. (First time buying a production built home) which can drive you crazy watching something you are buying and maybe wanting to change things as you see things. We feel the quality of the inside work could have been better. Now that we are moved in we have had a few issues, which were taken care of in a timely manner, some still outstanding but on the record to be completed. We were told we would have a burm behind our home as others do, but have swale instead. ... More

Be in area when house being built. Hope that your contractor doesnt change mid-build..

Many of the kitchen cupboards hit each other, get better hinges. The quality of carpet in guest bedroom is very good for standard. If you have instant water gas, you will need pump for it to work instantly; otherwise, it takes more time and water for it to work than a tank. Love our home, the flow of it is perfect for us.

We purchase our home in November and so far have been satisfied with the experience. Our Project Manager was responsive and took good care of us during the construction period. We had a long punch list of items requiring attention and they have been taken care of fairly expeditiously. On the other hand some of their policies are inflexible. They will not install dimmer switches on lights and leave all that to the homeowner. Same with ceiling fans. These are the little things that would improve the buying experience.

This is the first house I have ever built and I had the best experience. Would highly recommend you build.

Poor performance

Interior finishes-painting terrible. messy, lumps rough edges etc. Worst I have experienced in all the houses I'v had built before. Cleaning prior to move in unacceptable. Cleaners mopping floors during 3rd walk thru on morning of closing.

Our experience was wonderful. We had communication with everyone that was involved. We FaceTime and saw our home in progress before and during.

Overall experience was very positive and would recommend if you’re looking to build. Dates were outlined from beginning that highlighted key dates throughout the process and all the way though closing. These dates were almost exactly as outlined/promised that provided and allowed for us to have clear expectations during the process. Also foreman provided updates, pictures and progress every Friday that also provided great insight. Very pleased with quality, communication and overall process. We’ve built several house over the years and this was by far the easiest and most accommodating one we’ve ever experienced! I wouldn’t hesitate to ever go through this same process with Del Webb again although we aren’t moving! Salesman, interior designer and job foreman were all excellent resources and Bert helpful and knowledgeable! ... More

Pulte builds a very low quality home for the $600,000 we paid. Their field managers and others should only be working in $200,000 markets.

It is better if you are close to where the home is being built to stay on top of the project

My wife and I believe our new home represents a good value for the price, allowing us to move into the type of community we preferred. Our building manager communicated with us weekly via texts, phone calls and videos, and has been responsive to our questions and concerns both pre- and post-closing
