The floor plan meets our needs, we got the customizations we wanted and the house was built on time and in great condition.

Buying the home is the easy and enjoyable part. Once I closed and then moved in, I noticed so many things wrong and imperfect. One expects a great, new home after spending all this money.

Very disappointed with the poor workmanship and hopefully all will be resolved during the warranty period

Whenmeeting with the building supervisor, we realized the quality and care that went into our new construction. We were actually lucky for buying when we did because we got many updated features that were not included before.

I love my new Del Webb home. I have also learned a good bit through the process. Be involved in the process, ask questions, and do your walk-throughs/inspections. There were some minor items caught during walk-throughs, and some questions raised and answered. The biggest thing that I learned is to ask more questions next time. While there are things that you cannot change, you can add (at a cost). Some examples are electrical outlets - while you cannot change where the current ones are, you can add additional ones. You cannot change the switched outlet - for example. However, you can add outlets - like a primary closet, an extra outlet in the garage, and a TV wall mount outlet. I mentioned good quality - the only disappointment is with the cost of the house; some of the standard items that are included are cheap for the price point, like bathroom cabinets. You have to upgrade them to avoid the basic particleboard cabinets. Wish there were more selection for bathroom faucets - I like to have one faucet that controls both hot and cold, and not one for each - not an option. The tile selection for your bathroom becomes the selection for the laundry room as well. Minor things that could improve. It can be upgraded later, but it's hard to justify the cost. Once we were at the end of the buy/build process things went well. However, the lack of responsiveness from the Sales office and the 2 month delay was unacceptable. Worse was the lack of accountability and owning up to make it right. We pushed to have the build completed by May. The Sales simply dropped the ball and we were forced into a 2 month rental at our own expense. Had the Sales office been straight forward, answered calls and emails we could have adjusted our schedule. We simple got a shoulder shrug from the Sales office.

Our salesman Art did a good job. He knows how to guide you through the initial purchase. He was responsive especially early on. I did expect to see him at the final home closing celebration but he is very busy. Donna at the design appointment was very knowledgeable and helpful. She really made all our add ons come together. We preferred to do most of our add ons at time of build vs after closing. Many wait till later for quality, choice and property tax reasons but we figured how much is an extra 50 or 60k really adding on property tax wise? managers caleb and mike try to deliver a quality house and good home buying experience. Overall they deliver. They were both very responsive with any concerns and they were good with weekly updates. Mike really came thru with the finishing touches we were looking for. We were lucky to have him!!! If you do any change orders be sure to closely follow up that they are being done. Their change order system still has a few bugs. Mike P. who was our Phase II Construction Mgr. has and continues to be Awesome. He is responsive and goes above and beyond to assist us in both during the Construction phase and afterward.

We had read several reviews prior to committing to the new build and did have some angst in that they were not all perfect. We went tohrit the process ensuring we did all of the things that would make us feel confident and avoid potential land mines other had faced. It worked Our experience was very good - Great people.

Always available to assist and answer questions, even on their day off.

Caleb and Steve, onsite project managers were superior to work with, Our concerns were addressed with no issues. One major issue at least to me was the distance of the HW heater to the bathrooms and kitchen. I was told had never been an issue well it is. It takes forever to get HW to the kitchen sink and bathrooms. The Rinnai could have been located 25 to 30ft further down the side of the bldg closer to the source of use. Also, there is no protectove sleeve at grade level that I see protecting the water pipe from the Rinnai, my concern would be a string trimmer ripping into it.

We were rushed through the design center process and were not fully informed about everything. Our preclosing walk through was only one week before closing instead of two weeks before closing. Therefore some issues were not fully resolved prior to closing.

Construction Managers Allen and Paul were knowledgeable and a pleasure to work with.

Easy process happy with my selections

We are excited to have moved into our new home built by Pulte/Del Webb. We picked the Compass model home which perfectly suited our needs during retirement. Bright spots in this process were Mike our Construction Manager and Art our Sales Consultant. Both Mike and Art were excellent points of contact during our home build process. We bought a spec home (already in build process) which meant that we had no input on additions, colors, materials, etc. That was not an issue as the home is absolutely beautiful. Our home however from the pre-close walkthrough on September 16, 2024 until just last week had many finish issues with trim, drywall, baseboard, and paint. The process to get the warranty issues corrected was painful and stressful, and required getting next level management involved to get the correction process moving forward. I understand that these are spec homes, not custom builds, but the quality of the finish work in our home was awful. My understanding from talking to other new home owners in our neighborhood is that we are a one off situation, and many of the other homeowners were pleased with the quality of their home builds. I needed to bring this issue forward and provide this recommendation; communication via text and email, along with pictures to your point of contacts with Pulte/Del Webb are key to your process in the event warranty issues arise. Pulte hires multiple contractors for their build process, and though many are excellent, you may run into a situation as we have. In the end, our warranty issues have been addressed, although we still have remaining issues to get completed even after the paint/drywall contractor arrived to do the warranty repairs. As a note, when the paint/drywall contractor completed their work, it was left to me as the owner to do a walkthrough with the contractor employee, and even though items below par were pointed out, they remain to be corrected. Pulte/Del Webb did not have anyone on-site to review the contractors completed warranty work. Do your homework when looking to purchase a new home. Come to the neighborhood or location you are looking to buy in, talk to existing homeowners and get their input. It may help you to avoid issues up front as you discuss your home build and purchase with whomever you decide to buy from and work with. ... More

My problem was with my salesman. He led me to believe that I could upgrade or downgrade some items which was totally not true since my home was already in the process of being built. So partly my fault for trusting him and reading everything in detail. The new salesman that I was assigned to did try very hard to make it right and was able to let me downgrade my stove to electric instead of gas.

The building process was well planned by the building team. They kept us informed throughout the process from design to closing. The Project Manager, Mike resolved all of our concerns through closing.

Construction Nanagers did a great job. Disappointed with some of the quality. 1/8 inch thick engineered hardwood was a shock. Fixtures in bathrooms were not the same quality as pictured in model.

We recently built a Prestige model in Sun City HH. The builder was great to work with. We were kept apprised of the building process and appreciated the check-in meetings. As with any new construction, there were some issues upon moving in that needed to be addressed. However, the construction manager was very responsive in addressing our concerns.

Maureen was a great sales rep and Lance was unbelievable good project manager. Also Donna and Denise did outstanding jobs thru the process

As with any new home build there are always issues and /or concerns which were answered as best could be considering the different inspections. Living in the area during the build was VERY beneficial to see things that were of concern before too late.

When building a new home I strongly suggest a third party inspector and budget time and money to review the progress as much as possible.

The front end of the process; lot selection and purchase, moves quickly. It was helpful to have a secondary and tertiary option as property moves fast. Very little room for negotiations around price. Customization is not possible but there are some “standard’ modifications to choose from. The selection of options is limited and expensive so pick your uogrades wisely! The Construction Manager is THE key cog in the project. We were very fortunate to have the CM that was assigned to our build. Our CM was completely transparent during the build. We lived out of state and his communication's status meetings were outstanding!! He made it easy and for that, we are grateful. Lastly, be your own advocate in the process. No repair or replacement is too small. Plumb, level, and square are your best friends in the project. If you’re not totally satisfied, say something. For the cost, it should be perfect. ... More
