Overall a great experience and value

The Pulte team communicated well and kept us informed with the schedule and any issues. Overall they followed up on open items. Lance was a great manager and was always there for phone calls and issue resolution. Appreciate the teams work and follow up

We purchased our house on a short sale so we did not go through the design and build process. The interactions with the sales and finance teams were good. Quality of the home is below what we would expect. First and foremost is the quality of the paint used and the paint application is very poor. Additionally, there were numerous paint spots on the floor that took multiple attempts by Pulte contractors to remove. The last individual that removed the paint used Laquer thinner which has resulted in apparent damage to the floor finish which we will be identifying as a warranty issue.This is the single biggest complaint that I and the neighbors I have talked to have. Besides the paint there are basic craftsmanship issues such as hammer marks on the garage door header and dented doors and threshold which were replaced. The pocket door between kitchen and laundry room must have been damaged during install and someone attempted to repair it by “mudding” it, but it was never smoothed put or finished. We found this just after moving in and reported it and it has not yet been repaired. A couple of other small items identified at walkthrough have not yet been repaired. The front end of the process; lot selection and purchase, moves quickly. It was helpful to have a secondary and tertiary option as property moves fast. Very little room for negotiations around price. Customization is not possible but there are some “standard’ modifications to choose from. The selection of options is limited and expensive so pick your uogrades wisely! The Construction Manager is THE key cog in the project. We were very fortunate to have the CM that was assigned to our build. Our CM was completely transparent during the build. We lived out of state and his communication's status meetings were outstanding!! He made it easy and for that, we are grateful. Lastly, be your own advocate in the process. No repair or replacement is too small. Plumb, level, and square are your best friends in the project. If you’re not totally satisfied, say something. For the cost, it should be perfect. ... More

From our initial exploratory visit, through our "Discovery Stay, sales/construction selections, design selections, the entire construction process and eventual close process we experienced professional, knowledgeable, patient, polite, helpful and friendly Pulte/Sun City employees. We hadn't bought a new home in 27 years so we really needed a lot of patience during the process! There were a few minor construction issues but they were resolved professionally, cheerfully and quickly. Jarrod our sales rep and Jerry,our construction manager were fantastic! We have purchased and built six new homes and the Pulte experience is the worse by far -- from purchase to move in. *Sales: Misinformation on several occasions. *Design Center: Quality of the design center and lack of adequate staff guidance and again -- misinformation. *Time line of build: (again) misinformation. *Mortgage: Absolute fiasco (left hand does not know what the right hand is doing). Again -- misinformation. *Quality of workmanship: Barley adequate. They don't have time to insure proper installations of flooring, fixtures, etc. A regional representative told us they didn't have time to measure for proper tile installation. * Key Complaints: Misinformation, lack of coordination (all aspects of the Pulte experience) including: sales, design, construction, mortgage, insurance -- ALL Pulte entities do not coordinate with each, and the customer gets lost (and misinformed) in the whole of the process. ... As this was our first time building a new home, we were quite apprehensive, especially after reading some of the reviews. When we had our first meeting with the Construction Manager Mike R, all of our fears were allayed. We went into the building process with much more confidence. Since we were renting in Sun City Hilton Head, we would visit our homesite every week. It was fascinating to see our new home during the construction process. When we had the first County inspection for pre drywall, Mike R explained in detail what needed to be corrected. We passed the next inspection and it was smooth sailing from there to the completion. Mike R was there during our Celebration meeting the day before closing and walked us through the house explaining everything in detail. We closed with no issues and have been in our new home for a month now. We absolutely LOVE our new home. Thank you so much Mike R for everything you did for us!!! ... More

Our experience with the whole process in selecting our model, talking with our sales rep, Design team, Building Manager in charge of the completion of our home was great. They were very helpful,, patient with all our questions and concerns . Moving, from out of state to a brand new area is very stressful and they helped us through the whole experience to feel comfortable and confident . Still trying to maneuver through an entire new section that is under construction , the only downfall in it all, but looking forward to seeing it all come to completion.

Our home was finished and ready for occupancy a week before it was promised. I have never heard of that happening before to me or any of my friends. It is well built and the few things that needed fixed were minor issues.

Framing was sub standard to begin with and therefore all trim and finish work was fudged. Worksite was absolutely filthy and lots of damage occured as a result such as a cracked tub Landscaping particularly sod is very poor not only quality but application. Drainage is also a big issue

Mike is a great construction manager…showed us the features of the home and offered us his personal contact number in case we had any issues!

Julio was my construction manager. He did a fantastic job building my home.

Pulte mortgage was the worst

Carols was the best project man of very intensive, and always answered our calls in timely matter

Our home buying experience went smoothly

Promises may not be kept. Pay attention to the process. Many things were told to us and they were not true. The actual building crews lack safety concerns, leave trash at the building site and just do not have experience in home building. The construction supervisors are trying to do their best with what they are given to work with. This experience has been all Pulte's way. There were no change orders accepted. None.

My builder was fantastic as he kept me in the loop with weekly updates.

I am happy with the honest and forthright approach of the Sales Staff. I am very happy with the Communication I have received throughout the building process. My Construction Manager kept me very well informed during the building of my house. He also has been very good at following up and correcting any issues discovered during the post construction period. I have yet to meet the person who is to address any other post construction issues that occur during my home’s yearly warranty period. My only comment would be that it would be advantageous and increase Pulte’s Sales to have someone local as a contact especially for us coming from out of State. ... More

Mike was our construction manager,he is the BEST,we had very few issues,called Mike,before i hung up someone was at my door,can't ask for than that,Mike made the process very easy and painless.Mike should win construction manager of the year. WE LOVE OUR NEW HOME THANKS MIKE

The sales team and construction manager were very easy to work with. The quality of the workmanship is low, mostly because the trades crews seem inexperienced and/or unskilled. I believe this is not just a Del Webb problem, but rather an issue with the available work force in this region of South Carolina. Issues that we have reported have been quickly repaired by Pulte, and to our satisfaction. Overall, we are happy with our decision to build new with Del Webb and Pulte.

Issues that were supposedly doubled check to work were in fact NOT double checked, or even checked at all. Furnace did not work -somebody failed to turn on the gas. Dishwasher did not work - there was no electrical connection - no whip from unit to electrical source! First time we used the oven it blew up & Del Webb rep had us call warranty department which was going to be a 6 week wait to repair it! A street cleaning water trunk with a 20,000 gallon capacity was told to use our faucets outside as the source for their water supply - can you imagine our water bill of 20K gallons??!! VERY DISAPPOINTED IN ACCOUNTABILITY!! ... More

We ordered the features for our house and Pulte built a feature we did not request which took away significant square footage from our house. They never told us about the variance and we found the problem when we did a final walkthru. They would not work with us to resolve the issue. They can not be trusted.

We found that after completing our design selections there were several misunderstandings as to what was or wasn’t included. It would be helpful if a final visual representation was provided to avoid confusion. Quality is satisfactory but we found several small flaws and issues. We’ve brought these to the attention of our customer care associate. I’m hoping we’ll be pleased when the issues are resolved

The Pulte buying experience was good starting with the sales rep. As for the build, our Construction Mgr did the best he could & was obliging in getting the necessary items done. With that being said, he was the best part of the building process. The build process was average. We hired an Inspector for the entire build & he fixed the many issues that needed attention. The painters were just horrible & sloopy. No attention to detail. So many things that need touch up moving forward. Have to wait 10 months before all this is addressed. Their policy. I have done two other new builds & this one has given me concern. Hopefully all these issues will be addressed down the line. Love the area & look forward to our new lives in Sun City & all it has to offer. ... More
