Last August my wife was helping a friend find a place to move from Denver. They did a stay-and-play, and when my wife returned home, she said that she wanted to join the Del Webb SCHH community. In October we flew down so I could check the place out - and we signed on the spot. The selection process is semi-customizable, as there’s always a choice of small, medium and large within lot size, house size, and choice of finishes. We were happy with our choices, and how the house turned-out. Key to our satisfaction was our assigned construction manager who kept us informed every step along the way, and wanted to make sure things were perfect before closing. With Del Webb’s construction warranty, it’s better for them to fix things up front, rather than later. We chose to be the pioneers in a new major expansion of an existing community. We were aware that our adjacent amenity center would be completed about 18 months after our close - no problems - there are already six other pools in the community to drive our golf cart to visit. During the building process, we had problems with communication. Improvements can be within the Pulte organization and the home buyer. Be patient, persistent and document. We believe their intent is build a good home.

We are very happy with our home and the experience. Carlos was a great project manager, he kept us informed and he quickly addressed any issues.

First, our Construction Manager did a great job of keeping us informed weekly of the progress on the house. When problems arose, he let us know and resolved the issues promptly. He was pleasant to deal with. He actually identified a problem that many people would not have caught. It was fixed although it delayed closing by a week. He also informed us about problems with the glue that was used on the cabinets. As a result, we have to have 80% of the cabinets replaced. Scheduled for June 26. We have asked that the cabinet company provide us with a food allowance for the time we will be unable to use the kitchen. We did have problems with the construction manager not responding to numerous texts about two issues we needed resolved. We sent him 8 texts in May and never received a response. We finally sent an email to our Customer Care person about the problems. That afternoon our construction manager stopped by. We discussed the issue and he claimed he never received any of the texts except on May 1 when we first identified the problem. If in fact he isn’t receiving texts from buyers, someone needs to figure out what happened immediately. One of the issues it still outstanding and we need it resolved immediately. Our construction manager advised he would have the plumber to the house next week. One other issue we discovered after closing. The framers did a poor job framing the master bathroom. The walls are not square. Also, the closet in the den/office was not square so they covered it up by putting shoe molding over the area where it was not square. We are hoping that the cabinet issue will be resolved and we get the kitchen and cabinets we paid for. I don’t hold Pulte responsible for the underlying issue but will hold them accountable for how they handle the “fix”. ... More

Based on my experience my overall rating was 3.5-4 for a few reasons. On the sale side the communication/follow up was not to the level it needs to be at. We also were told by buying the top tier house we would get more land/space between our house and neighbors. That 100% did not happen. On the construction side could not rate Mike Perry higher. If it was not for him and his communication/follow up skills I would have given the experience a 2. As for quality what surprised us for the price we paid we expected materials (ex - interior paint) to be not just a commercial paint along with other items. Lastly the process of bidding for land was something I would recommend not doing in the future as it did nothing to make experience a positive one ... More

The lack of choice when choosing cabinets etc. was very disappointing. Also we will need to replace the tub and asked to just leave the tub out. This request was refused. The powder room is barely functional. The toilet is way to close to the wall as is the sink on the other side. There is barely room of the sink for soap. If both would have been closer to the middle it would be much better. Currently we can not use the toilet paper holder and I doubt there is enough room to put a vanity over the sink for storage. Overall the house looks good. Squareness of walls and trim needs considerable work to make it acceptable

2nd Construction Manager did a great job of communicating updates. They were still working on house at closing time. Interior paint job could have been better - sloppy in some areas. Construction Manager has been responsive on punch list but still have open items after 40 days.

Reliable builder that knows all the trades and process to make a good home. The original build had many problems, but after closing was able to re work issues out. They need more of doing it right the first time. Excellent support group.

I am pleased with the quality and construction of my home. However, during most of the process there was a lack of communication between Pulte, the mortgage company and my agent. It is because of that there were several delays and misinformation. There was information in the beginning of the process that the buyers should've been provided, i.e. upgrades and what was standard and what was not standard in your home versus the model home. Those small details would have made a difference in the building process. Now concerning Lance, he was and excellent liaison! He was kind, compassionate, and did the best he could under the circumstances he was put under. I could not have asked for a better person. You see I just went through a 30 year divorce, unexpected I might add, and I believe God put people in my path to help me along this new stage in my life. Lance was definitely that person. I don't consider him someone who helped me with my home, but I consider him a friend. He worked well under pressure and delivered a well constructed home. Thank you Lance! ... More

Expectation set of six months to build. Reality was 12 months. I understand this is getting better now. Small issues were taken care of quickly

We dreamed big, kept it real, and they got it done! Despite a global pandemic, supply chain challenges across the country, a national worker shortage, and the highest inflation in 40 years, we are in our Del Webb home, and we love it. No sugar coating...this was a tough time in the home construction industry and our supervisor Mike P. delivered. There are punch lists with any new home build and our team dealt with them professionally and in a timely manner under tremendous stress due to outside economic and workforce challenges. My house was able to move into on a timely basis. However the is a design error with the owner’s suite closet. The door can not be closed without rubbing against clothes. The back shelves can only be reached by going in the closet and closing the door. Responsiveness to issues was good but some items could not be done because of back orders. Our construction manager was through and professional.

Overall, the purchase of the home was easy. We had to go through the bidding process for our lot and would prefer a set price instead. Sales consultants and design studio personnel do not always tell you every option available, but are pleasant to work with. Document everything with an email. Our construction manager was very responsive and available all the time for questions and issues. At pre-closing, we found many issues that were not corrected before closing. Fortunately, we were assured all problems will be fixed and now have appointments with vendors to take care of my three typed pages of problems. ... More

We contracted to buy our home during the height of the market and the pandemic. Prices were rising so quickly so we had to act fast and chose not to buy certain upgrades so as not to price ourselves out of the market. We let the increased prices drive our decisions and didn’t get the lot or home we really wanted. I hope the house is built soundly and that we won’t have any problems down the road. Only time will tell in that regard. For the most part everything is good. Thank you.

Process went very smoothly with no surprises and no unexpected delays.

The process was pretty straight forward. The communication was great from start to finish. Our site supervisor did as good a job as you can with the lack of workers in this environment. We are confident we have a great built home but have only been in for a month. Our biggest complaint was the lack of attention to detail on the finished product. Felt like corporate was in a hurry to close and the site supervisor was being pushed to close. I had to give a lower Value for price pain because the market is just ridiculous right now and the cost of building supplies is through the roof.

The quality of the structure is very good but some of the finishes leave room for improvement. The field manager, Zach, was great! He always responded in a timely manner & remedied the issues. Some of the issues relate to the lack of labor availability…a sign of the times.

Knowledgeable salesperson, great plans with lots of options made buying easy. Build process was explained well, and necessary changes were resolved as quickly as possible. Pleased with final results.

We are enjoying our new home I only wish that the finishing teams would have taken more care trim that does not come down to the floor on doorways holes cut too large for fixtures flooring not done completely the finish on the tile in our master bath these are just some of the things that I wish they would’ve taken more care with

Allow brick or stone facades to houses (as formerly done).. Allow wash tubs in garages (as was done up until recently). Allow pocket doors as an option. Allow pantry doors to open “out.” Note: we paid a carpenter to change ours. One of our better decisions was to use Pultes mortgage, insurance, and legal firms. The coordination between them was seamless and perfect. Made our job much easier.

Beautiful home with large closets and bathrooms

Beautiful home. The interior design is what people rave about. Large kitchen with a huge center cooking island. Master bath walk-in shower is fantastic. Lots of options for the size of the porch/sunroom.

Good experience but follow up on issues can be slow. Closed 6 weeks ago, but refrigerator is still backordered. Closet rod pulled down nearly 2 weeks ago and still waiting on repairs. Lawn care included in HOA, but have had our lawn mowed for 2 weeks.
