Mike P. who was our Phase II Construction Mgr. has and continues to be Awesome. He is responsive and goes above and beyond to assist us in both during the Construction phase and afterward.

We had read several reviews prior to committing to the new build and did have some angst in that they were not all perfect. We went tohrit the process ensuring we did all of the things that would make us feel confident and avoid potential land mines other had faced. It worked Our experience was very good - Great people.

Always available to assist and answer questions, even on their day off.

Caleb and Steve, onsite project managers were superior to work with, Our concerns were addressed with no issues. One major issue at least to me was the distance of the HW heater to the bathrooms and kitchen. I was told had never been an issue well it is. It takes forever to get HW to the kitchen sink and bathrooms. The Rinnai could have been located 25 to 30ft further down the side of the bldg closer to the source of use. Also, there is no protectove sleeve at grade level that I see protecting the water pipe from the Rinnai, my concern would be a string trimmer ripping into it.

We were rushed through the design center process and were not fully informed about everything. Our preclosing walk through was only one week before closing instead of two weeks before closing. Therefore some issues were not fully resolved prior to closing.

Construction Managers Allen and Paul were knowledgeable and a pleasure to work with.

Easy process happy with my selections

We are excited to have moved into our new home built by Pulte/Del Webb. We picked the Compass model home which perfectly suited our needs during retirement. Bright spots in this process were Mike our Construction Manager and Art our Sales Consultant. Both Mike and Art were excellent points of contact during our home build process. We bought a spec home (already in build process) which meant that we had no input on additions, colors, materials, etc. That was not an issue as the home is absolutely beautiful. Our home however from the pre-close walkthrough on September 16, 2024 until just last week had many finish issues with trim, drywall, baseboard, and paint. The process to get the warranty issues corrected was painful and stressful, and required getting next level management involved to get the correction process moving forward. I understand that these are spec homes, not custom builds, but the quality of the finish work in our home was awful. My understanding from talking to other new home owners in our neighborhood is that we are a one off situation, and many of the other homeowners were pleased with the quality of their home builds. I needed to bring this issue forward and provide this recommendation; communication via text and email, along with pictures to your point of contacts with Pulte/Del Webb are key to your process in the event warranty issues arise. Pulte hires multiple contractors for their build process, and though many are excellent, you may run into a situation as we have. In the end, our warranty issues have been addressed, although we still have remaining issues to get completed even after the paint/drywall contractor arrived to do the warranty repairs. As a note, when the paint/drywall contractor completed their work, it was left to me as the owner to do a walkthrough with the contractor employee, and even though items below par were pointed out, they remain to be corrected. Pulte/Del Webb did not have anyone on-site to review the contractors completed warranty work. Do your homework when looking to purchase a new home. Come to the neighborhood or location you are looking to buy in, talk to existing homeowners and get their input. My problem was with my salesman. He led me to believe that I could upgrade or downgrade some items which was totally not true since my home was already in the process of being built. So partly my fault for trusting him and reading everything in detail. The new salesman that I was assigned to did try very hard to make it right and was able to let me downgrade my stove to electric instead of gas.

The building process was well planned by the building team. They kept us informed throughout the process from design to closing. The Project Manager, Mike resolved all of our concerns through closing.

Construction Nanagers did a great job. Disappointed with some of the quality. 1/8 inch thick engineered hardwood was a shock. Fixtures in bathrooms were not the same quality as pictured in model.

We recently built a Prestige model in Sun City HH. The builder was great to work with. We were kept apprised of the building process and appreciated the check-in meetings. As with any new construction, there were some issues upon moving in that needed to be addressed. However, the construction manager was very responsive in addressing our concerns.

Maureen was a great sales rep and Lance was unbelievable good project manager. Also Donna and Denise did outstanding jobs thru the process

As with any new home build there are always issues and /or concerns which were answered as best could be considering the different inspections. Living in the area during the build was VERY beneficial to see things that were of concern before too late.

When building a new home I strongly suggest a third party inspector and budget time and money to review the progress as much as possible.

The front end of the process; lot selection and purchase, moves quickly. It was helpful to have a secondary and tertiary option as property moves fast. Very little room for negotiations around price. Customization is not possible but there are some “standard’ modifications to choose from. The selection of options is limited and expensive so pick your uogrades wisely! The Construction Manager is THE key cog in the project. We were very fortunate to have the CM that was assigned to our build. Our CM was completely transparent during the build. We lived out of state and his communication's status meetings were outstanding!! He made it easy and for that, we are grateful. Lastly, be your own advocate in the process. No repair or replacement is too small. Plumb, level, and square are your best friends in the project. If you’re not totally satisfied, say something. For the cost, it should be perfect. ... More

Our home buying experience went smoothly

Last August my wife was helping a friend find a place to move from Denver. They did a stay-and-play, and when my wife returned home, she said that she wanted to join the Del Webb SCHH community. In October we flew down so I could check the place out - and we signed on the spot. The selection process is semi-customizable, as there’s always a choice of small, medium and large within lot size, house size, and choice of finishes. We were happy with our choices, and how the house turned-out. Key to our satisfaction was our assigned construction manager who kept us informed every step along the way, and wanted to make sure things were perfect before closing. With Del Webb’s construction warranty, it’s better for them to fix things up front, rather than later. We chose to be the pioneers in a new major expansion of an existing community. We were aware that our adjacent amenity center would be completed about 18 months after our close - no problems - there are already six other pools in the community to drive our golf cart to visit. A year ago this was not on our radar; based on the features of this Del Webb community - we are excited about this new phase of our retirement. It was well worth the look. ... More

During the building process, we had problems with communication. Improvements can be within the Pulte organization and the home buyer. Be patient, persistent and document. We believe their intent is build a good home.

We are very happy with our home and the experience. Carlos was a great project manager, he kept us informed and he quickly addressed any issues.

First, our Construction Manager did a great job of keeping us informed weekly of the progress on the house. When problems arose, he let us know and resolved the issues promptly. He was pleasant to deal with. He actually identified a problem that many people would not have caught. It was fixed although it delayed closing by a week. He also informed us about problems with the glue that was used on the cabinets. As a result, we have to have 80% of the cabinets replaced. Scheduled for June 26. We have asked that the cabinet company provide us with a food allowance for the time we will be unable to use the kitchen. We did have problems with the construction manager not responding to numerous texts about two issues we needed resolved. We sent him 8 texts in May and never received a response. We finally sent an email to our Customer Care person about the problems. That afternoon our construction manager stopped by. We discussed the issue and he claimed he never received any of the texts except on May 1 when we first identified the problem. If in fact he isn’t receiving texts from buyers, someone needs to figure out what happened immediately. One of the issues it still outstanding and we need it resolved immediately. Our construction manager advised he would have the plumber to the house next week. One other issue we discovered after closing. The framers did a poor job framing the master bathroom. The walls are not square. Also, the closet in the den/office was not square so they covered it up by putting shoe molding over the area where it was not square. We are hoping that the cabinet issue will be resolved and we get the kitchen and cabinets we paid for. I don’t hold Pulte responsible for the underlying issue but will hold them accountable for how they handle the “fix”. ... More

Based on my experience my overall rating was 3.5-4 for a few reasons. On the sale side the communication/follow up was not to the level it needs to be at. We also were told by buying the top tier house we would get more land/space between our house and neighbors. That 100% did not happen. On the construction side could not rate Mike Perry higher. If it was not for him and his communication/follow up skills I would have given the experience a 2. As for quality what surprised us for the price we paid we expected materials (ex - interior paint) to be not just a commercial paint along with other items. Lastly the process of bidding for land was something I would recommend not doing in the future as it did nothing to make experience a positive one ... More

The lack of choice when choosing cabinets etc. was very disappointing. Also we will need to replace the tub and asked to just leave the tub out. This request was refused. The powder room is barely functional. The toilet is way to close to the wall as is the sink on the other side. There is barely room of the sink for soap. If both would have been closer to the middle it would be much better. Currently we can not use the toilet paper holder and I doubt there is enough room to put a vanity over the sink for storage. Brian Harris was great. He was very responsive to our requests

Overall the house looks good. Squareness of walls and trim needs considerable work to make it acceptable
