This is the second time buying a Pulte home. This time our construction manager was great. Unfortunately, not all contractors were. He did his best to manage the situation but we had problems that took several visits to get right. These homes are not cheap and you should expect them to be worth the money. Have them fix what is wrong. Don't just settle for bad details.

Buying the home is the easy and enjoyable part. Once I closed and then moved in, I noticed so many things wrong and imperfect. One expects a great, new home after spending all this money.

Based on my experience my overall rating was 3.5-4 for a few reasons. On the sale side the communication/follow up was not to the level it needs to be at. We also were told by buying the top tier house we would get more land/space between our house and neighbors. That 100% did not happen. On the construction side could not rate Mike Perry higher. If it was not for him and his communication/follow up skills I would have given the experience a 2. As for quality what surprised us for the price we paid we expected materials (ex - interior paint) to be not just a commercial paint along with other items. Lastly the process of bidding for land was something I would recommend not doing in the future as it did nothing to make experience a positive one ... More

BUYER BEWARE HOMES ARE PUT TOGETHER WITH UNSKILLED WORKERS THAT CANT BE FIRED UNLESS THEY DO SOMETHING DRASTIC .YOU SHOULD BE ON SITE THE WHOLE TIME THEY ARE BUILDING HAD A DOOR WITH SOME NASTY GRAFITI ON IN PLUTE BOSS SAID HE WOULD CHAGE IT OUT NEVER DID OVER THREE WEEKS AGO.SALES PEOPLE ARE LYERS

We were promised updates We were rushed during design due to a hurricane and we missed stuff and now we’re are stuck. Very poor communication Thought we were getting a “gas kitchen “ per design But during design no one told us it was only the range Not the ovens I would not recommend When I escalated to management got no response other than we my husband and can get a contractor and have the granite changed

My husband & I built a new home in Sun City & from our 3 day “stay and play” through our closing we had a great experience. Our sales manager, Jarrod, was very knowledgeable & gave us good advice & our construction manager, Carlos, kept us in the loop every week with updates & photos. This was especially important, as we were in another state during the whole process. Carlos has continued his commitment to customer satisfaction by stopping by & communicating with us even after we have moved into our new home. We are so lucky!

After six new construction experiences, this contractor was by far the worst in terms of quality, reliability, and communications. We were assigned three different construction managers and had closed 4 months later than originally advised.

The building team was very helpful and responsive. Particularly helpful was having a building coordinator who provided weekly updates on the progress of construction.

Doors and trim bad quality wood, doors and trim not plumb, hard wood floor damaged throughout, caulking is messy throughout, painting is unprofessional with drips throughout, subway tile not in a straight line, fireplace set too high so can’t see flame, dirty windows and concrete splashed on windows, backdoor sill wouldn’t let door open, laundry room sink drain ring not centered on drain, kitchen cabinets trim miters don’t come together, wrong bathroom hardware-still waiting for it, toilet paper holder fell off wall, thresholds to shower, kitchen sink and tub deck scratched, small black hole in white porcelain kitchen sink (very noticeable), kitchen cabinets don’t line up, three way light switch in great room activates fan not ceiling lighting, outside fan vent for kitchen closed, window shades hanging crooked, front door finisher ruined the front door-it has drips of stain dried on in streaks, overspray in many places in house, nails bent over in floor quarter round and then painted, door latches leave marks. The builder recognizes all the discrepancies but little action to rectify. ... More

It's true. We heard it throughout the build. Coming to Sun City Hilton Head is absolutely wonderful.....if you don't mind living in an over priced, poor quality home. Pulte has to be the bottom of the barrel when it comes to overall quality. The workmanship is subpar at best. The materials are the absolute cheapest money can buy. They are quick to say to NO to everything that would make a client happy yet fast to do whatever they need to get you to close. As a contractor, I would be embarrassed to pass off a final product that Pulte is overjoyed to pass off. Just a number to get to the next closing. Fortunately, we have the means to have the home repainted, (which we did), retrofit with sliding glass doors, re-landscape everything, and customize the way we wanted. I wish Pulte would have just sold us the land and let us build a decent home. I will stay in SCHH forever but I could never go through another Pulte build. ... More

Living in Sun City is amazing. Great people and neighbors. However, the quality of the workmanship and materials used in the home are sub par. We are 2 months past closing and move in date, and we still have open issues. Talking to our neighbors, our experience is common. You know how everyone has an airplane travel story, about delays or whatever. Everyone who has a new home in Sun City has an experience to share about problems with their home build.

Very unhappy with the workmanship of our home. No attention to detail. Our project manager did everything he could to make things right. Del Web is only interested in getting as many houses built as possible instead of focusing on the detail/quality of their homes.

Overall the home is nice but there are many little things that need attention. They did not pay attention to detail. I realize they have many companies building these houses, but the quality is not up to par for what you pay.

Bring your own realtor when dealing with Del Webb. My construction manager was fabulous but the work done by the subs was less than good.

We love our new home and the life style at Sun City Hilton. So appreciated the care given to us during the important process of building our forever home by our construction manager, Lance. We highly recommend this to anyone we know interested in a similar retirement experience. Looking forward to enjoying these years with our new friends in this beautiful environment.

The lack of choice when choosing cabinets etc. was very disappointing. Also we will need to replace the tub and asked to just leave the tub out. This request was refused. The powder room is barely functional. The toilet is way to close to the wall as is the sink on the other side. There is barely room of the sink for soap. If both would have been closer to the middle it would be much better. Currently we can not use the toilet paper holder and I doubt there is enough room to put a vanity over the sink for storage. Brian Harris was great. He was very responsive to our requests

Our project manger, (builder) was excellent and kept us well informed as to the progression of the construction of the house. He was honest and timely in responding to our questions. Our salesperson was helpful in the beginning but was not good as the build progressed. He did not respond to emails, texts, or phone calls on numerous occasions. This happened many times. There were mistakes made on things we added and changed. We were very disappointed with him. Our realtor said she would never refer anyone to him again. We were also disappointed in the lady who was our design consultant. She cut our three hour time period short because of a personal matter she wanted to take care of. Our decisions were made very quickly. I tried to change something several days later regarding the model of the gas range and she would not let me do it. This was a minor change from having the controls at the top of the range to having the controls at the front of the range. Our lot had not even been graded yet but she would not let us make the change. ... More

Many imperfections within the home.

Poor workmanship and a person could still go broke having fun hoa doesn't even pay for fitness classes

We purchased in March of 2022, at the height of the hysteria, and closed on 2/10/23. Had the home inspected 3 times, and found pages and pages of issues, which were addressed. The worst was yet to come with the finish work. Beaten up trim, gouges, dings, and paint speckles all over the wood floors have created a mess. Spent 14 hours scraping the paint off the floors! We didn't move in, had the crew come back for fixes, which they rely heavily on selling you the concept that you have a year to use the warranty if you're not happy. We still haven't moved in, as we are from out of town and could not supervise the work. Unless you can be on site, supervise the work, you'll wind up with a product that requires REWORK! Many folks around us are so disgusted with the quality, they are living with iit as it is....as they don't want the crews back in the house. We bought the model. It's fair they deliver the same quality. We won't give up. What an incredibly stressful thing to go through, for our dream home with a price tag of over $650K. Buy used and remodel, unless you have the time to supervise every day for a year while it's being built. If we could get our money out of it, we would sell this house and start over with an existing home. Pulte gets another shot at fixing the trim, more paint on a perfect floor, and we will be present to supervise. Exhausting!!!!! ... More

The buying process with Art was great. However the selection of options was very limited (supply chain issues?). Jason has been great as construction supervisor. However, he has been dealing with poor quality control by subcontractors and subsequent timing to address punch list issues. Overall we like the home and everything the neighborhood has to offer!

Overall the house looks good. Squareness of walls and trim needs considerable work to make it acceptable

The Sun City Del Webb Pulte homes are great designs for living and entertaining. Even though the homes are close together, outside noise is not a problem. The finishing workmanship from poor wood filled with putty, painting not finished, paint splatter on floors and cabinets, poor tile laid uneven. If you have low expectations of quality, this the place to buy!

2nd Construction Manager did a great job of communicating updates. They were still working on house at closing time. Interior paint job could have been better - sloppy in some areas. Construction Manager has been responsive on punch list but still have open items after 40 days.

Reliable builder that knows all the trades and process to make a good home. The original build had many problems, but after closing was able to re work issues out. They need more of doing it right the first time. Excellent support group.
