Yes, competent, honest and experienced

Overall I am satisfied with my new home in Del Webb Sun City Hilton Head. As far as a well built home it’s hit and miss, some of the work appears to be done by experienced craftsman while other work shows the results of inexperienced overworked migrant workers. These homes are built on a concrete slab which I am told should cure for a month before constructed upon. Del Webb/Pulte starts framing the next day or two after pouring the concrete. I home I don’t pay for that down the road with settling.

They give you what you ask for at a good price. But leave something to be desired when it comes to after you take position touch up’s.

We really enjoy the layout and design features of our new home and the modern conveniences that came with it. Even though we have experienced issues with workmanship and material, Del Webb has respond quickly.

Everything went according to the schedule laid out at the start. Problems were small and addressed quickly.

We signed the contract to build our home in late February pre-pandemic. Despite the COVID challenges, our home was completed on time. There remain a few issues to be resolved, but for the most part everyone has been responsive.

The builders were very responsive to my questions and identification of issues.

My wife and have only been in our home for 6 weeks, and had less minor “fixes” than some of our neighbors. I attribute that to our construction manager Jerry Little. He caught most of the minor problems and had them remedied before we moved in. He has also been very responsive to get the post move in problems fixed. As far as value for the money, the buyer high demand has allowed Pulte to set their prices, especially the options, a little higher than warranted. But that is the cost to moving into a vibrant retirement community. In summary, my wife and I are glad we moved here. Our neighbors great and fun. We love our new home. It’s just what we were looking for. The work in the home didn’t quite live up to our expectations though. There is grout on the floor, tiles and cabinets in the master bathroom. The floor molding in areas wasn’t painted very well.

Cleanliness and finish work were less professional than I expected. A large number of paint splatters on wood floor, circles of paint on floor where paint can was set. Food flooring has flaws. Window sills, bathtub, sliding glass door tracks and other areas dirty. Front door not properly set. Gap under door lets wind howl through the house. Problems reported 4 weeks ago and work orders issued but not yet corrected

I have been in my home for under 2 months. Issues come up that you would only see when actually living in the home. My Pulte customer service manager is very responsive to my concerns. But…..I am noticing construction issues that should have been addressed prior to this home being put on the market. Cabinets, doors lighting, sprinklers. Seems no one has pride in their work. These homes are referred to by some as “production homes”. I went with Del Webb for the quality and amenities. I shouldn’t have to discover cabinet shelves that are not secure and have my items broken. Dining room light is cheap yes but it was not hung properly and it’s bent. How does someone not step back, look at their work and say “that looks good” instead of good enough. I like my home, I like it here but the finish work has a lot to be desired. MIke was great and very responsive. When the site Manager is looking out for your best interest you know the end product will be good. There will always be some little things, fortunate for me, there was nothing big or worrisome. Thanks y'all

The design center offers a variety but you cannot make your own changes to materials. You also cannot make any structural changes in the plan that you pick. So be sure you are ok with this before you purchase the home. Your yard easements are fairly large. Going through modifications to the property is time consuming and frustrating. Workmanship in and around the home was a bit sloppy and overlooked. Sod was laid on trash and trash was found all through the yard.

The sales team and construction manager were very easy to work with. The quality of the workmanship is low, mostly because the trades crews seem inexperienced and/or unskilled. I believe this is not just a Del Webb problem, but rather an issue with the available work force in this region of South Carolina. Issues that we have reported have been quickly repaired by Pulte, and to our satisfaction. Overall, we are happy with our decision to build new with Del Webb and Pulte.

The Pulte buying experience was good starting with the sales rep. As for the build, our Construction Mgr did the best he could & was obliging in getting the necessary items done. With that being said, he was the best part of the building process. The build process was average. We hired an Inspector for the entire build & he fixed the many issues that needed attention. The painters were just horrible & sloopy. No attention to detail. So many things that need touch up moving forward. Have to wait 10 months before all this is addressed. Their policy. I have done two other new builds & this one has given me concern. Hopefully all these issues will be addressed down the line. Love the area & look forward to our new lives in Sun City & all it has to offer. ... More

Our experience was good one. I think our Construction Manager (Kyle)made it so. I do wish sales would have been involved. I’m very glad we were around for the process so that we could ask questions along the way.

A lot of things could have been better including the quality of the materials used, the quality of construction, and the communication. Switching CMs near the end of the process helped.

Very good product but once you pay the customer service goes out the window.

The Good: Our PM, Lance, was a great asset and advocate for us in the build process. We love the house despite below and love community! The bad: - closing date was pushed 3 or 4 times, costing us an additional 2 months of living in temporary quarters and all the expenses associated. - The quality of the paint on the walls is very poor! - The workmanship of many of the contractors was poor, requiring lots of rework. - The quality of many items in the house are poor. For a 600+k home in South Carolina, we expected better. Happy to discuss at anytime.

Numerous painting issues. Inside and out. Numerous issues with prepping the work before painting, definitely needs improvement. Numerous instances of spackling splattered onto finished trim, flooring and cabinets and not cleaned up properly. Issues with some rough corners on inside walls. Issues with garnet countertop having two seams within an 8’-2” run. But not in the sample home. Blinds package cost extra money and the blinds in three windows are not level and in one of the windows the valance does not match the color of the 13 others. The customer service was supposed to make an appointment with me to fix the blind issue. He called me on my cell phone and said no one was answering at 124 Fawnwood court. I was in N.J; and called my nephew that lives around the corner. My nephew came over and let the blinds service man in. He told my wife he fixed the problem, but it IS NOT FIXED. I called the service man back on his cellphone (843-295-9176). I told him to call me back as they ARE NOT FIXED AS OF THIS DATE 7/2/23, NO PHONE CALL FROM THE SERVICE MAN OR THE SUBCONTRACTOR OR PULTE. I have pictures of all issues. ... More

Overall the home is nice but there are many little things that need attention. They did not pay attention to detail. I realize they have many companies building these houses, but the quality is not up to par for what you pay.

The buying process with Art was great. However the selection of options was very limited (supply chain issues?). Jason has been great as construction supervisor. However, he has been dealing with poor quality control by subcontractors and subsequent timing to address punch list issues. Overall we like the home and everything the neighborhood has to offer!

The building experience with our project manager during the building process was very adequate. The finishes however were totally unacceptable upon our move-in. There was spilled paint all over the floor from when they did touchup paint, The trim around the doors looked like somebody used a rock to cut the trim with at the bottom, there was grout painted over on baseboards, The house was filthy had not been cleaned except for rough clean there was no final clean we had to clean the house our self, the crown molding was unacceptable at six different joints that still need to be fixed, there was missing paint in several locations on walls, the corners did not have proper caulking at the base. There are many other issues that we are trying to work through with both the construction project manager and now the warranty project manager. I myself was in the construction trade as a project manager and general superintendent for several large commercial companies. I have turned over more than 2000 units and have never turned over one looking like our home debt. These units include hotels condos and apartment complexes. It was totally unacceptable and for the price that was paid was very disappointing. We did not get a half million dollar home. Completely dissatisfied.! ... More

We felt like everything was overpriced especially for the quality of the work done. The construction mgr has been great getting things scheduled to be replaced, repainted, re-sanded, etc. The problem with that is A LOT of the problems should have been done correctly to begin with. The paint job done by the initial painters was horrible - missed tons of areas on the outside and the trim and doors all have to be sanded and repainted, tons of caulking needs to be done also. We love Sun City Hilton Head and the people we have met already.
