Overall, the experience, once project began, was a good experience...Project manager, Jerry, was responsive, attentive, knowledgeable, and addressed any concern(s) quickly...If he didn't know the answer, he promptly found the answer... On the downside, responsiveness to items that need addressing after move-in, have been less attended to...The followup to first 30-day walk through still has many items with no applied remedy/remedies to items (appliance, landscaping, tile work, etc)...Still waiting...

To begin with our construction supervisor was great. This helped in making it better. You have to remember these are not custom homes. They are out up pretty fast. If you can. Live to visit often you are much better off. The worst and really is annoying is the cheap paint. You can't upgrade the paint quality but almost everything else. Since it goes up quite fast and it is contract labor you need to be aware that the walls are not square. In putting in shelves and other items to our house we found walls were off as much as 3/4 inch from top to bottom. The master bedroom was ...

The design center offers a variety but you cannot make your own changes to materials. You also cannot make any structural changes in the plan that you pick. So be sure you are ok with this before you purchase the home. Your yard easements are fairly large. Going through modifications to the property is time consuming and frustrating. Workmanship in and around the home was a bit sloppy and overlooked. Sod was laid on trash and trash was found all through the yard.

The Pulte buying experience was good starting with the sales rep. As for the build, our Construction Mgr did the best he could & was obliging in getting the necessary items done. With that being said, he was the best part of the building process. The build process was average. We hired an Inspector for the entire build & he fixed the many issues that needed attention. The painters were just horrible & sloopy. No attention to detail. So many things that need touch up moving forward. Have to wait 10 months before all this is addressed. Their policy. I have done two other new builds & this one ...

When our PM was taking care of problems things were handled very well. He is excellent. When we switched over the communications slowed down. I have three issues pending right now that I still have not heard when they will get fixed. To be fair one just happened Saturday. All of our smoke alarms went off and would not reset. It’s very noisy in here when that happens. Must be a wiring issues .

Numerous painting issues. Inside and out. Numerous issues with prepping the work before painting, definitely needs improvement. Numerous instances of spackling splattered onto finished trim, flooring and cabinets and not cleaned up properly. Issues with some rough corners on inside walls. Issues with garnet countertop having two seams within an 8’-2” run. But not in the sample home. Blinds package cost extra money and the blinds in three windows are not level and in one of the windows the valance does not match the color of the 13 others. We felt like everything was overpriced especially for the quality of the work done. The construction mgr has been great getting things scheduled to be replaced, repainted, re-sanded, etc. The problem with that is A LOT of the problems should have been done correctly to begin with. The paint job done by the initial painters was horrible - missed tons of areas on the outside and the trim and doors all have to be sanded and repainted, tons of caulking needs to be done also. We love Sun City Hilton Head and the people we have met already.

After we bought there was a transition with sales agents. We weren’t told about vinyl planking floors clapping. It was amazing the schedule that they were able to maintain. From start to finish it delayed just a week. Our builder was top notch and kept us up to date on schedule.

The sales staff and initial builder support following purchase were excellent. We are also extremely pleased with cabinetry, flooring and carpentry. Minor issues with interior paint, especially small areas of repair, which were poorly done. Landscaping issues have been especially difficult to resolve. It appears COVID has warranty service backlogged, delaying responsiveness to some issues

The Good: Our PM, Lance, was a great asset and advocate for us in the build process. We love the house despite below and love community! The bad: - closing date was pushed 3 or 4 times, costing us an additional 2 months of living in temporary quarters and all the expenses associated. - The quality of the paint on the walls is very poor! - The workmanship of many of the contractors was poor, requiring lots of rework. - The quality of many items in the house are poor. For a 600+k home in South Carolina, we expected better. Happy to discuss at anytime.

The building experience with our project manager during the building process was very adequate. The finishes however were totally unacceptable upon our move-in. There was spilled paint all over the floor from when they did touchup paint, The trim around the doors looked like somebody used a rock to cut the trim with at the bottom, there was grout painted over on baseboards, The house was filthy had not been cleaned except for rough clean there was no final clean we had to clean the house our self, the crown molding was unacceptable at six different joints that still need to be fixed, there ...

Experience was pretty good until after closing. My construction manager was responsive and tried to help but seemed to have little authority to help resolve concerns. They should have more authority since on the front lines. Even going up the corporate ladder a bit had the same experience. Pulte is a large corporation and primary focus is on selling and getting homes closed. The attention drops significantly after close. Every new home is going to have some issues so it would be great if Pulte gave the same attention post close for up to a year as during the sales cycle. ...

Several quality issues with our new house all of which could have been resolved before closing. Has been difficult to get incomplete or defective items repaired. 12 weeks after moving in and many email and phone calls to our contract manager later, we are still trying to resolve many of the issues and feel like we are being ignored at this point.
