Everything above base price is an option. One selling agent better than others. Once you move in, you transition to their work order program which doesnt work well and many delays. Make sure you list Everything possible on final walk thru and be very specific! Be prepared to clean your house before moving in. One Supt. much better than others also.

What became clear to me during the building process is that Pulte is trying to build too many homes too quickly. Quality of workmanship is very poor and all installed kitchen appliances had issues. Their warrantly mostly ensures that issues are corrected, but what a pain. For the money paid, especially for upgrades, the work should be done correctly the first time.

Interior finishes-painting terrible. messy, lumps rough edges etc. Worst I have experienced in all the houses I'v had built before. Cleaning prior to move in unacceptable. Cleaners mopping floors during 3rd walk thru on morning of closing.

From the start to under roof and structurally is great, some of the trades work was average at best. On the other hand the delivered finished product left a lot to be desired! Work not complete or forgotten, house was no where near clean, horrible paint job, sanitary sewer was not hooked up to the main sewer... Screened porch, driveway, and front porch were dirty and someone had walked across these areas with muddy shoes/boots. Master bath grout was stained and dirty and drywall finish at the seat and tile where the tile meets the wall was horrific! Definitely are in need of a "Quality ...

Issues that were supposedly doubled check to work were in fact NOT double checked, or even checked at all. Furnace did not work -somebody failed to turn on the gas. Dishwasher did not work - there was no electrical connection - no whip from unit to electrical source! First time we used the oven it blew up & Del Webb rep had us call warranty department which was going to be a 6 week wait to repair it! A street cleaning water trunk with a 20,000 gallon capacity was told to use our faucets outside as the source for their water supply - can you imagine our water bill of 20K gallons??!! VERY ...

Now I realize I bought an expensive track house. I worry about the future of the Sun City “neighborhood” concept that it was built on. Now the emphasis is on how many homes can be built and how fast. Infrastructure and amenities no longer come first but only after most of the homes have been built. Very disappointed in the Pulte model of Sun City.

First, you are buying a production home. Once you sign your structural contract with whatever options you have chosen there are no changes permitted at any price. Gee I want a porch. One day after signing you cannot have a porch. You can change and upgrade basic choices on selection day. However you are limited to what is determined for you. I want premium paint.NO! Highly disappointed in the overall procees from start to finish. Once we signed papers with Pulte we NEVER heard from the sales agent. We missed out on getting a gas line run for gas grill (prior to foundation being poured). The quality of interior paint is bad ( i bet your average consumer would never buy this quality of paint in a paint store). It appears that the tankless hot water heater is a cheap commercial grade (the model that was installed does NOT have a dedicated return line which would allow for a recirculating pump to be added so hot water would be readily available. Finish work is very poor. Pre-hung doors installed wrong/crooked. Caulk slopped around. Door frames poorly finished. They do not sand any rough edges on doors or frames. Only a single coat of paint that does not always adequately cover. Water main broke in the first month and warranty service team said they could not reach the plumber and gave me the same plumber's phnoe number telling me "you're on your own"!

Despite the beautiful location and first-class amenities, our home was not move-in ready at closing. Our assigned field manager was more interested in receiving a positive survey response instead of fully addressing the deficiencies that, if resolved, would have made it so. While appearing to be accommodating towards correcting our issues (that should have been taken care of before we closed), his aggressive approach toward the survey results was his obvious priority.

Del Webb sells a community, and the house is the least valuable part of your purchase. House designs provide options, but the finished house is of only average quality. Ultimately you are merely another purchaser, a small fish in a big pond, and the bureaucracy can be overwhelming. In the end, it really is just a house. Interior decorator great during appointment but VERY unresponsive afterwards. She was done with us! Sales person generally good although took awhile for replies. First construction manager was outstanding! The second, that took us to house completion was very unresponsive and did not follow through. Landscaping quality disappointing. So far warranty department has been responsive, although it’s only been a month.

While we rally like the community and the home design, we've had more issues than we would have anticipated for a home of this cost and new construction. Our second builder, Jason, came on late and has tried his best to rectify several critical issues. He is friendly and has worked admirably to try to help us be satisfied. In our opinion, he is a tremendous employee. Though the materials of our home are what we expected, the overall craftsmanship of our home has been pretty shoddy. That being said it is better than many of our neighbors. We have a real issue with quality of products as well as workmanship. For a home over $500,000 doors should be wood, not hollow ones that delaminated even before close. Some of the molding was not wood. There were many other items that were upgrades that should be standard. And much of the detail work was poorly done. Our builder did his best but there were still many issues after closing.

I finally moved in on July 15 of this year. I am still working on getting issues resolved. I am very frustrated with how long this process is taking and response times. Even when tickets were scheduled some contractors just didn’t show up and did not bother to contact me. This whole experience has not been a positive one for me.

Prospective homebuyers need to know, up-front, these are production (tract) homes not custom. Upgraded “packaged” choices do not mean higher quality workmanship (save your money). Sadly, the Field Managers are tasked to follow MANY home builds and cannot possibly keep up with checking daily workmanship of all the trades. Poor finishes (woodwork, drywall, paint) seem to be the “norm”. There is a warranty process in place which, at this point, seems to work well.
