We have little experience in buying homes, as this is only our 2nd home purchase. The selection of options was not well managed, as the salesperson involved didn't keep us informed of the overall costs of the options, so when we got the bill, we had grossly overspent our budget. The build process seemed to go alright, but we discovered in our pre-closing walkthrough that multiple walls were not straight and/or not forming orthogonal corners; also, there are several other ways in which the plan was a bit deficient -- like a master bathroom suite with only one towel rod (since there are two ...

Pulse home buying second time around

This is the second time buying a Pulte home. This time our construction manager was great. Unfortunately, not all contractors were. He did his best to manage the situation but we had problems that took several visits to get right. These homes are not cheap and you should expect them to be worth the money. Have them fix what is wrong. Don't just settle for bad details.

Our project manger, (builder) was excellent and kept us well informed as to the progression of the construction of the house. He was honest and timely in responding to our questions. Our salesperson was helpful in the beginning but was not good as the build progressed. He did not respond to emails, texts, or phone calls on numerous occasions. This happened many times. From west coast to east coast

We moved here from the west coast where over the years we had purchased several brand new homes so know what to expect and are familiar with the interactions with builders. This home has a nice layout and great neighborhood but the quality of the build is mediocre at best. The house serves its function of giving us shelter and making us comfortable but it comes with sacrifice of a good quality build. If we had to buy again in this region it probably wouldn’t be here. We paid premium price for average house.

The construction of the home is well built and energy efficient. It the finishing work we have a problems with especially the painting and cleaning up before walk through. The other problem we had was landscaping, sod. The homes are being rushed through actually so that they can close on homes. The community and amenities are wonderful. Our sales person, Jarrod, was very responsive and reachable during the entire process. He was compassionate about our concerns during the build process. Our build went extremely slow, with nothing much happening for months on end. We wished that the communication of reasons for delays were provided to us in a more effective manner to alleviate our anxiety. Overall we are pleased with the outcome and love being a part of Sun City. We would not recommend building, but instead buying a spec house that has already been built.

Everything above base price is an option. One selling agent better than others. Once you move in, you transition to their work order program which doesnt work well and many delays. Make sure you list Everything possible on final walk thru and be very specific! Be prepared to clean your house before moving in. One Supt. much better than others also.

What became clear to me during the building process is that Pulte is trying to build too many homes too quickly. Quality of workmanship is very poor and all installed kitchen appliances had issues. Their warrantly mostly ensures that issues are corrected, but what a pain. For the money paid, especially for upgrades, the work should be done correctly the first time.

We love the area and the amenities, however the building quality left us frustrated. We faced several fairly unfortunate issues related to quality. When brought to the attention of our CM, we were, at times, left with dismissive answers and the feeling that they expect us to just “live with it”. Other times, minor issues were addressed. Poor workmanship is evident throughout the home. We have a new home in the Distictive series, not the Scenic. Our doors are hollow, the tile in the primary bathroom is crooked, the edges of the window sills, underneath are rough and unfinished as are the bottoms of all the doors. We do love our neighborhood and living here overall but feel the overall craftsmanship is substandard especially for the price

Interior decorator great during appointment but VERY unresponsive afterwards. She was done with us! Sales person generally good although took awhile for replies. First construction manager was outstanding! The second, that took us to house completion was very unresponsive and did not follow through. Landscaping quality disappointing. So far warranty department has been responsive, although it’s only been a month.

Issues that were supposedly doubled check to work were in fact NOT double checked, or even checked at all. Furnace did not work -somebody failed to turn on the gas. Dishwasher did not work - there was no electrical connection - no whip from unit to electrical source! First time we used the oven it blew up & Del Webb rep had us call warranty department which was going to be a 6 week wait to repair it! A street cleaning water trunk with a 20,000 gallon capacity was told to use our faucets outside as the source for their water supply - can you imagine our water bill of 20K gallons??!! VERY ...

Now I realize I bought an expensive track house. I worry about the future of the Sun City “neighborhood” concept that it was built on. Now the emphasis is on how many homes can be built and how fast. Infrastructure and amenities no longer come first but only after most of the homes have been built. Very disappointed in the Pulte model of Sun City.
