Poor interior paint and workmanship. Poor quality paint on walls and woodwork. It appears they were in an extreme hurry. Shoe molding unfinished and not nailed down.

Going through the model was wonderful. It was beautiful but going through my house was a shock to say the least. I have stains on the cement walking up to the house and that is just the beginning. One of my French doors going into the office still needs work done on it and that's not happening. My counter top I sealed and yet found scratches and small divides. My windows would not lock, the dishwasher would not dry. The floors in the bathroom have paint drops that I need to scrub out. Outside I found that some of my siding was not nailed into place. The list continues. Yes Del Webb has gotten back to me regarding most of this stuff and making it right. I'm a first time buyer and this is going to be my forever home. It needs a lot of work to make it right. Also, when I moved in I realized that my neighbors can see me while in the shower if they want to. I would have thought that being so close to one another that the houses would be situated in such a way that you wouldn't see your neighbors. Nope, and I need to put a film over my window in the bathrooms. For the price I paid for this house, I'm very disappointed with everything that is wrong with it. We were told before signing a contract that we could put a pool table on the second floor (lie). Our original closing was 30 March, but the house was far from complete and all the engineered hardwood floors were damaged from paint and spackle and needed replaced. There were numerous problems, but we closed on 12 May. Pulte has been good about fixing the numerous problems, such as the island cabinet damage, no blind on one window, leaking faucet, outer garage wall not sealed from outside, GFI not working. The drywall lines look like a 10 year old did them. There was saw and drywall dust caked on every door/window frame. I pulled down the vents and filters and almost an inch of dust came down from both. The HVAC unit in our attic had enough dust to fill a 20 gallon shop vac. ... More

Came in with low expectations on quality from this builder and was not disappointed. From low end cabinets and barely meeting building codes the house is as expected. We liked location and moved with friends who wanted to live here so we got what we expected. Homes are WAY over priced for what you get but we knew that going in. No one to blame but ourselves

I wouldn’t do it again!

Way too many poorly done items that I am still trying to get fixed or replaced. The paint job was messy. Trim was painted without cleaning it off first so imbedded dirt in the trim. Many light areas where coverage was thin. Several damaged items including granite and the shower stall which have not been resolved to date. I'm very disappointed with the finishing work.

Two months late on closing. Nothing for that inconvenience. At time of walk through a lot of little things to be completed and after 6 weeks we are still waiting on trim and paint. Workers are scheduled and don’t show up. I have complained about a pot-a-pottie in front of my home multiple times and it’s still there. Positive side community is nice.

The quality for a 600+ home is horrible! The paint, which was upgraded is horrible! Paint on the floor, rugs. chips on my counter that if they could not fix it expected me to pay for it. The landscaping person is absolutely useless! I had dead plants that I acknowledged before I moved in an trying to get them replaced correctly did not happen! It was not a good experience that's for sure!

Suffice to say, the post closing support has soured our experience. We had a significant list of punch items at our final walk, and only 4 of about 50 have been done in the 45 days since. Some of these are minor, but there are what I consider major items too. Below is a list of items sent to Pulte at the end of December, approximately 30 days after our November closing. Front Door Whistles (leaks) when there is the slightest amount of wind. Needs alignment. Coat Closet Shelf needs replacing due to finish damage. Return vent needs squaring. Office Scratched glass on office doors transom window. Blind in needs trimming/leveling, as it binds towards the bottom. Entry doors bind, needs adjustment. Guest bedroom Window trim patched and painted. Corner wall needs squaring Blind adjusted Guest bathroom Drywall/paint repair when mirror was installed. Cabinet drawer alignment/sink mount bolt interference. Kitchen Cabinet above refrigerator needs replacing, damaged/split door hinge area Stainless hood chimney needs alignment. May also need exhaust tubing work to allow for proper fitment. Ignitors on stove quit working after 1 week in house, using lighter to cook. This may be a warranty issue. Hole in drywall over beverage center / refrigerator Microwave has dent, needs replacing. Missing trim on left side above beverage center Gathering Room Wall to the right of the nook, crooked Fireplace gas valve trim needs adjustment, mud, and paint. A tech came by last week to move it, so its ready for finishing. Sunroom Exterior door to lanai needs adjusting/trimming. Doesn't close/open smoothly. Window #3 needs alignment/adjustment. Binds when opening/closing. Hallway Bedroom Wall needs repairing, very crooked Closet ceiling needs painting, wrong color Shoe molding has high spot. Hallway Bathroom Vanity cabinet cracked at screw Master Bedroom Window trim patching and painting. Master Bathroom Right side mirror needs replacing due to incorrect assembly. Exposed frame holes are visible. Drywall/paint repair from when mirrors were installed. Missing paint between linen and closet doors Master closet Drywall/paint repair where fireplace gas valve was repaired. Stairwell to Loft Railing needs sanding and restaining. Stair trim needs sanding and painting. Loft Carpeting has paint on it at top of stairs needs cleaning or replacing. Long wall on backside very crooked Closet attic access panel needs painting 1/2 wall trim damaged Loft Bedroom Need the 5-panel door installed and finished. Warped wall trim needs repair/refinish Garage Leave 48' of 8" trim and 3 sheets plywood for finishing above. Outside Need paint on front concrete walkway removed. May require replacement. Front porch post needs painting/refinishing from tape removal. Front Door painting Grade common ground to left of house, holds water. Downspouts need redirecting onto driveway. Downspouts need checking, overflow on heavy rain at front right corner of garage. May be warranty issue. Irrigation line at front window has hole in it. Needs repair/replace Lanai post needs painting/refinishing from tape removal. Rear roof shingles/underlayment issue, rear of house. Hardy plank on side has hole in it. Brick flashing at garage needs replacing. Has hole in it. Vertical strips need replacing on front side of house. Visible, uneven gaps at bottom edges all over. General comment on trim/painting. Minimal attention to detail was applied throughout entire house. Overspray, very poor edging, spills, and lack of good cleanup are evident all around the home. We were excited to purchase the lot with the elevation, & color. But we couldn't because of symmetry and had to relocate to another lot. Moving forward, we picked out our choices for the entire house but had to make adjustments as supplies for certain materials were not available. That was understandable. Only three colors to choose from for interior paint. When the time came to do a pre-walk-through 2 weeks before closing, we were shocked. There was so much more that needed to be done - the molding, calking, and paint were done substandard. No bathroom mirrors, cracks in the tile, etc. We felt rushed into the closing, and should not have proceeded. But we did, trusting our building manager to make the necessary corrections. Guess what? That didn't happen. We arrived to move in after a 15-hour drive, and the entire home was coated in spackle dust. The floors were filthy, mud caked on the floor, mirrors never cleaned, and inside windows dirty. It was disgusting. Complained to the building manager and a cleaning crew arrived. They helped, but the condition of the home was still unacceptable. We were buying a home, like the model that was shown to us. This was not what we closed on, or what we moved into. Shoddy workmanship, too many jobs uncompleted, and the list goes on and on. This was not a home that was ready to be moved into. The community, location and amenities are fantastic. Quality of workmanship and materials should be a separate category. The things in the home that take it from ok to great are missing. The build process interspersing location of builds and completions could be better. A new owner should not be put into a mindset of having to worry about what might go wrong hearing and seeing what your neighbors are experiencing.

Craft workmanship absolutely horrific and rushed into the closing process into a home that was not even remotely close to be moved into. It’s been six weeks since closing and we still have a multitude of craft coming through to try to fix the inadequacies associated with extremely poor workmanship. Also equally as important, the workers in the area that are working on other homes are very disrespectful and continue to blast their music at a decibel level that can be heard inside the home. This is an absolutely horrible situation.

Difficult reaching project manager, absolutely no follow through on punch list. When we closed we became invisible. Scheduled exterior paint fixes- no show. Interior scheduled fixes-cancelled date scheduled until we’re not here.

We waited six months for the house to be finished and having built and owned 5 new homes and two custom builds this has been the worst product for the price. Caulking , molding , painting both inside and out very poor , several shades do not work and the dish washer was not hooked up at all. Your support teams are so so as of this point we have not receive a punch list ….

I do not have a pinnacle!!! I am in a villa!!!!! Responsiveness is terrible!!! Workmanship is careless, shoddy & poor quality. The “Pulte Promise” of “Quality Build” is lip service. You hire low paid, unqualified workers who have no craft or expertise!!!

The house is built fairly well. However, the attention given to the finishing details is poor. Our punch list is very long and after 2 months our house is still littered with blue tape showing the defects yet to be corrected. Upgrades, although costly are about medium grade .

In general, Pulte builds a good product. The finish work and warranty is horrible. I have purchased 2 properties from Pulte (primary (2020)& investment(2022). I am having issues with my one year warranty on my primary residence. February 2023 will be two years since I closed. I purchased a second investment home in November 2022. It was not finished at closing in November. I was assured things would be finished by mid December 2022. I left a 53 item punch list on December 1, 2022 and the repairs are not finished. (it’s Jan 11, 2023)

One of the most disappointing aspects of the finished product was the painting, inside and out. A lot of places were missed and the drip spots were not cleaned up.

Pulte cannot be trusted to construct a solid home at DelWebb grand dunes. We have had nothing but problems since moving in. Although there was a tension given in the first 30 days it has fallen off significantly after that. The quality of workmanship is terrible. Not one door was painted properly; neither the top nor bottoms of the doors were sanded and painted and there were many doors in need of a complete re-painting. The wall paintings were never cut in at the top or bottom moldings. There were pieces missed and whole walls need to be re-painted. The kitchen counter at the breakfast bar and the island needed a complete replacement as did a lot of grout work which is still not satisfactory. It doesn’t appear that there is one square wall in the entire house and studs are placed at 20 inches apart and not the standard 16 inches and although they say this is to code it is also to cut down on construction costs. We are grossly unhappy after having paid 1,000,000+ dollars to live there. And I haven’t even mentioned the landscaping. There are so many weeds growing between the slabs of grass that it’s embarrassing that this is their quality of workmanship. I have not met one homeowner who doesn’t complain about the construction quality of their home. There is a serious problem with Pulte management. I tried to call the vice president of operations for construction and never returned my email or phone call. This is unconscionable. ... More

For the price of our Del Webb home I expected a much better outcome. Our sales person & final construction manager we’re TERRIFIC, but the workmanship was HORRIBLE! I will be filling MANY imperfections, sanding, painting & fixing many outstanding issues myself.

Poor attention to detail and finish work. Many items left unfinished and not yet corrected, a month after closing. Examples: baseboards not properly joined, front door trim not finished, thresholds and transitions not completed, cracked window trim not repaired, chips in quarter rounds, stovetop scratched, lots of caulking not done, scuttle door in closet not finished, and more relatively small items. Although I know I’ll love living in my new townhome, the number of punch list items and trying to get things fixed as they should have been (and as I was assured they would be), is quite frustrating and disappointing. ... The purchasing and planning was very good, Lisa, our sales person was very helpful and responded to any questions we had in a very timely manner. Our design team was also great and helpful with our decision making and putting our home together. The building on the other hand was very frustrating. Our home sat very long periods of time with nothing being done only to have many issues upon completion that we have addressed ourselves. We have been in our home now for a little more than a month and are still waiting on cabinet doors and drawers that were talked about at the final walk thru. Used inexperienced trades. We were at the site each day and saw firsthand how and who was doing the work. The interior work was not completed by experienced contractors in most cases. This was proven correct by the number of times we had to have repairs done.

We had poor communication throughout the process with our salesman, Todd. Knowing my husband and I lived two different directions, 300 and 400 miles from our new home, he didn’t tell us we would have to return within 3 weeks of deciding to buy. He didn’t always answer questions about the meetings scheduled through the process. However, it is a very beautiful, good quality home. We especially enjoyed working with Brooke, the construction manager. The workers in our neighborhood seem friendly and respectful as well.

I think they build a good solid foundation, but the finishing details are far from decent. Painting, trim work, landscaping should be better for the price you pay. No changes are allowed to be made.
