These homes are put out so quickly that not even the paint jobs are finished before closing. There are so many areas that need to be addressed it's quite infuriating for the amount of money I spent to own this home. There is not one home in this development that was move in ready without a list of issues..They just spit them out and you are waiting and hoping for a reply to address the problems.

Great design & community amenities. Poor quality painting with ultra cheap paint ( been here two months and all trim is still sticky, cheap moldings full of small and large dents, many dents and damaged areas of drywall, corner joints of base and crown molding coated with globs of caulk instead of carpenters putty. Production house built by poor craftsman with very little attention to detail or pride in workmanship. Hard to believe a public company would present this poor of a product.

Three field managers can’t get it right.

When we closed on our house they hadn’t even completed painting the exterior. Our patio and lanai where pitched so when it rained, water was settling and pooling near our foundation. The concrete had to be replaced. Some of my floor boards had water damage, all of my kitchen cabinets are defective, the glass in my shower is defective and the workmanship of the granite installer was unacceptable. It is 6 weeks later and the only thing addressed so far is the concrete, which they had to take up and redo a second time. There is damage to my fence,and new sod has to be laid. Poor customer service lack of controlling sub contractors

Very disappointed with the response of Builder and quality of work moved in month and 1/2 ago and still waiting on items to be fixed that were noticed before closing and we were told would be fixed immediately. Very poor work and service for the money. No contact with anyone on sales staff after closing poor customer service.

Say no to builder incentives

I had a great construction manager. No issues there. Pulte Mortgage is horrible. I wish I would have not let the builder incentives persuade me. I would have still bought, but used another lender. The stress that they put my family through was not worth the money for builder incentives. We shall see how well they respond to issues because I have some open work orders. I don’t think that their homes are worth the market costs. The amenities at Del Web are great. Pleased with my community

Overpriced with little regard for the buyer

DelWebb homes are way overpriced. And then after the base price you are nickeled and dimed throughout the whole design experience. You have to go for the upgrades because the "what's included" choices are so bad. The other problem I have is the unwillingness to negotiate anything! Throw the buyer a bone and let them feel good about the exorbitant price they are paying for their new home. I do have to say that the punch list after move in was minimal but 2 months later the items have not been fixed yet. Del Webb talks a lot of hot air about warranty and prompt repairs but doesn't deliver. Sent list of items to repair a week ago. One week later nothing done. No calls. Number of inside issues to be resolved. Dishwasher not even attached to cabinet. Front brick fell out of side of house. Building trades set up large speaker and blast Spanish music. Building trades sanding concrete for 2 days sending concrete dust everywhere..

Pretty much a very frustrating experience. Poor workmanship and very poor response at area t number of repairs. I would not recommend this builder to anyone.

We have had multiple quality related issues particularly with finish work. We are on the 5th crew to get problems fixed over a 2 month period and the issues aren’t resolved. Our lawn looks like they planted mostly weeds and DW/pulte is not timely addressing this problem. We would not recommend buying from DW/Pulte.
