In general, Pulte builds a good product. The finish work and warranty is horrible. I have purchased 2 properties from Pulte (primary (2020)& investment(2022). I am having issues with my one year warranty on my primary residence. February 2023 will be two years since I closed. I purchased a second investment home in November 2022. It was not finished at closing in November. I was assured things would be finished by mid December 2022. I left a 53 item punch list on December 1, 2022 and the repairs are not finished. (it’s Jan 11, 2023)

One of the most disappointing aspects of the finished product was the painting, inside and out. A lot of places were missed and the drip spots were not cleaned up.

Pulte cannot be trusted to construct a solid home at DelWebb grand dunes. We have had nothing but problems since moving in. Although there was a tension given in the first 30 days it has fallen off significantly after that. The quality of workmanship is terrible. Not one door was painted properly; neither the top nor bottoms of the doors were sanded and painted and there were many doors in need of a complete re-painting. For the price of our Del Webb home I expected a much better outcome. Our sales person & final construction manager we’re TERRIFIC, but the workmanship was HORRIBLE! I will be filling MANY imperfections, sanding, painting & fixing many outstanding issues myself.

Poor attention to detail and finish work. Many items left unfinished and not yet corrected, a month after closing. Examples: baseboards not properly joined, front door trim not finished, thresholds and transitions not completed, cracked window trim not repaired, chips in quarter rounds, stovetop scratched, lots of caulking not done, scuttle door in closet not finished, and more relatively small items. The purchasing and planning was very good, Lisa, our sales person was very helpful and responded to any questions we had in a very timely manner. Our design team was also great and helpful with our decision making and putting our home together. The building on the other hand was very frustrating. Our home sat very long periods of time with nothing being done only to have many issues upon completion that we have addressed ourselves. Used inexperienced trades. We were at the site each day and saw firsthand how and who was doing the work. The interior work was not completed by experienced contractors in most cases. This was proven correct by the number of times we had to have repairs done.

Great quality home and workmanship- sales staff lacking

We had poor communication throughout the process with our salesman, Todd. Knowing my husband and I lived two different directions, 300 and 400 miles from our new home, he didn’t tell us we would have to return within 3 weeks of deciding to buy. He didn’t always answer questions about the meetings scheduled through the process. However, it is a very beautiful, good quality home. We especially enjoyed working with Brooke, the construction manager. The workers in our neighborhood seem friendly and respectful as well.

I think they build a good solid foundation, but the finishing details are far from decent. Painting, trim work, landscaping should be better for the price you pay. No changes are allowed to be made.

The person handling our closing walk thru was very responsive and ask for 5 stars. A few weeks later we asked for a follow up several times and he never responded. A month later and no follow up to our call. Seems like once he got our 5 star rating, he wasn’t interested in helping us anymore.

While friendly and personable the salesperson (April) cost me a lot of money because she did not explain cabinet configurations when I was choosing double vs single oven, and range hood. So I ended up with a very plain cabinet configuration I never would have chosen had I known. It was only AFTER I complained my cabinets didn't look like the model home, that she sent me sketches of the 4 different configurations and told me the fact I didn't choose double ovens meant I got something completely different. Our experience was not as pleasant as we wished. Our first construction manger was not very responsive to our concerns. How ever Nate was our construction manger at the end was great and helped us out. Our sales person was very short to us about our concerns and and basically dropped us at end. Pulse seems to build homes too quickly which results in mistakes and poor quality

The entire process of building the home from initial purchase to final move-in was easy. The quality of the home and materials is poor and the skilled workers were not all that good (sheet rocking, molding and painting were terrible). The team was good but they also have to deal with poor craftsmanship. Tim was responsive and efficient in addressing our issues. For future home buyers, the quality is not worth the cost. Also, don't rely on the models shown as designs and options change over time

There were many things wrong with the house as they pushed to get an early closing. Bathroom window, cabinets needed replacing, floors fixed, went without electricity in 2 front bedrooms for 3 weeks. Only 1/2 of flashing done above garage, etc. As of today, still haven’t gotten a cabinet panel replaced or the rain gutters re-pitched. I’ve seen better quality in a motor home. It really left us with a bad taste for Pulte custom homes.

The quality of the workmanship, especially the finish-work subcontractors, is below even track home quality. Lack off attention to detail and even basic trade skills is evident by all of the major trades. Not only did Pulte insist on our closing before the house was completed: it has not fulfilled its reassurances and promises to take care of outstanding issues. Stressful Experience buying at Del Webb

The community and people are wonderful. However, everything from picking out your first options to settlement was and still is stressful. The options are so many and not very well explained. The walk through before closing was postponed for four days because house was not professional cleaned, paint on new floors and carpet, and many other things. I’ve been here six weeks and still have things not done and now need to use a portal. Absolutely no one checking contractors work.

No customer service except from one person in HOA.

They had a list of items to be fixed. Apparently customer service agent quit and list must have been lost. New agent assigned to take over. I was told to add to list with filling out a ticket. I wasted my time filling out 3 new tickets of simple things to fix (not realizing original things were never included). I’ve been here almost 2months and never heard from anyone to fix anything. But I have received a communication that I can call someone about warranty services. Included in this was websites of about everything that was not included -basically so don’t bother to call.

These homes are put out so quickly that not even the paint jobs are finished before closing. There are so many areas that need to be addressed it's quite infuriating for the amount of money I spent to own this home. There is not one home in this development that was move in ready without a list of issues..They just spit them out and you are waiting and hoping for a reply to address the problems.

Great design & community amenities. Poor quality painting with ultra cheap paint ( been here two months and all trim is still sticky, cheap moldings full of small and large dents, many dents and damaged areas of drywall, corner joints of base and crown molding coated with globs of caulk instead of carpenters putty. Production house built by poor craftsman with very little attention to detail or pride in workmanship. Hard to believe a public company would present this poor of a product.
