Walk through before closing. Keep casual conversation to a minimum so you can ask questions. There were items about the HVAC and sprinkler system we were not told. We previously owned a home for 33 years so we are familiar with both. Simply turning on and off is not informative. There are vents that don’t work they help with pressure, this was not explained on walk through. Sprinkler rain gauge, not sure we have on we can’t locate it. Shrubbery should be guaranteed one year, even Lowe’s does this. I think since closing was in the winter our home does not have similar landscaping. It is disappointing. Details matter to ensure your options and issues are fully resolved. Seller options are limited and several post close elements were required at buyers expense post move in with local independent service providers to create the home details we wanted.

Very disappointed in the overall experience. Poor workmanship, lack of communication and many lingering punch-list items.

While friendly and personable the salesperson (April) cost me a lot of money because she did not explain cabinet configurations when I was choosing double vs single oven, and range hood. So I ended up with a very plain cabinet configuration I never would have chosen had I known. It was only AFTER I complained my cabinets didn't look like the model home, that she sent me sketches of the 4 different configurations and told me the fact I didn't choose double ovens meant I got something completely different. This was NOT ok!!! Likewise I chose to purchase the refrigerator offered since she told me it was a counter depth, but was NOT! It stuck way out into my kitchen and looked terrible so I bought a new frig. Now I"m stuck with a second frig I need to try to sell. While my construction manager was a super nice guy he was not good/consistent with communication. He frequently did not answer emails or calls and it became very frustrating. If I happened to run into him in person, he was quite nice and informative but that was hit and miss. Pulte Mortgage was TERRIBLE. I had the worst mortgage experience of my life! Then, I had items not complete before closing so the warranty manager followed up. And Troy was wonderful! He was responsive, friendly and on task! 2 weeks after move-in I had a major plumbing back up that took 4 visits from the plumber to resolve. Turned out it was construction debris. Troy the warranty was hands on at my house to work with the plumbers to get the issue resolved. He was great! As I am getting more familiar with my house I notice a lot of places where the quality could have been much better (trim joints not well done, drywall details, finish details, etc) which is a bit disappointing. Additionally there are several bad home design issues, such as the refrigerator doors will not fully open as they hit the walls on either side, especially the angled wall on one side. To sum it up, the home architectural plans, the communication in general and the build quality has lots of room for improvement! ... More

We had poor communication throughout the process with our salesman, Todd. Knowing my husband and I lived two different directions, 300 and 400 miles from our new home, he didn’t tell us we would have to return within 3 weeks of deciding to buy. He didn’t always answer questions about the meetings scheduled through the process. However, it is a very beautiful, good quality home. We especially enjoyed working with Brooke, the construction manager. The workers in our neighborhood seem friendly and respectful as well.

I knew of the excellent reputation Del Webb enjoys and I was very interested in purchasing a home in North Myrtle Beach. My real estate agent was excellent and with me every step of the way. At the Office we were given a list of model homes that had been discounted for a quick sale and I chose one. I didn’t want to wait 6 months so this option was ideal. I’m very happy with my new home!

The overall experience in the build and relationship with our construction manager Christian was excellent. However the workmanship by the trades and the quality of the materials used especially the doors, cabinetry, paint and overall finishes are disappointing and in my opinion subpar.

Pulte homes is a production builder that is rigid in the limited homeowner selections. The very best kitchen cabinets they offer at a substantial cost to the homeowner are low level contractor grade product. This strategy goes thru out the selection process to all homeowner choices. If your history is with custom or semi custom builders prepare to be disappointed.

There were many things wrong with the house as they pushed to get an early closing. Bathroom window, cabinets needed replacing, floors fixed, went without electricity in 2 front bedrooms for 3 weeks. Only 1/2 of flashing done above garage, etc. As of today, still haven’t gotten a cabinet panel replaced or the rain gutters re-pitched. I’ve seen better quality in a motor home. It really left us with a bad taste for Pulte custom homes.

Like many seniors the need to downsize is inevitable and is still a stressfull time. These folks have rules and laws that need be followed. These rules and regs usually give the most pains. This area is where this organization excels. They tell you it’s coming and what they will done to make it easier , AND THEY DO IT!! Enough said.

Our agent, April was very attentive and so nice to deal with. She made sure everything was in order and addressed any concerns or questions we had. My wife and I couldn't have been happier as April was knowledgeable and very easy to contact with any questions. We also had a loan agent, Misty, who was also very attentive and helpful. The whole purchase was an A+ experience.

Construction Mgr could not have been more helpful or responsive to my questions.

Working with a builder-company has been very cumbersome. Too many people involved to get things resolved quickly (vs one point of contact) and/or spread too thin. The community itself is nice, the amenities, however I am not thrilled that I have lived here one month and HOA dues already increased 7%. One month and there are issues that were maybe part of "punch list" that are not yet resolved and I have no idea who to contact about them and get the stuff finished/corrected. I have a cracked window, have no idea who to contact about that, etc... It is not a particularly friendly community, especially if you are single - but that is not their target market. The HOA rules are rigid for my taste, some people like that and it does control the quality of the community, This was probably not the right home-buying decision for me. The worst part was going through Pulte Mortgage. Gave all but blood and took Pulte 7 months before final approval. Sales agent made the sale but was difficult to contact later. Field Manager Chris was super intelligent, always communicating, prompt, courteous, very respectful and guided us right through and efficient with following up on items that needed addresed. He deserves a 10+++++ stars

I would look more closely at craftsmanship during my walk thru. I think you should be given the paperwork what isn’t covered in your warranty before purchasing. I was lucky that all my issues were fixed quickly. Also, pay attention to your irrigation system. My first utility invoice was VERY high. I went to the Myrtle Beach office and was told it was high because of the way my watering system was set.

Response to inquiries were prompt and construction manager has a high work ethic to insure the home met all quality inspections on time.

Pulte did a great job building our dream home. We appreciate the attention to detail and making things right.
