I love m house as far as the design, room sizes and responsiveness wrh our project manager. What is a huge disappointment is the finish work. We paid extra to have the craftsman’s package and expected the woodwork to be very attractive. There are so many things wrong with the trim that it’s embarrassing for people to see. Corners with large gaps, painting over nails that aren’t countersunk, rough and messed up wood; sloppily painted, just to name a few defects. I’m very happy with Mike for trying to get these defects corrected. Hopefully whoever comes here to repair the items is the best finish guy you have. As far as value: way too much for the lots which jacks the price of the home up. But, we knew going in, that the price was very expensive. I hope to be able to enjoy he amenities we are paying for but can’t use because of covid-19. I’m telling you all of this so you would do better. Our field supervisor was excellent but unfortunately he had to work with some contractors that were not focused quality people. I think Pulte tends to put more emphasis on getting the job done ASAP rather than allowing time to do a quality job. Everything is put on a schedule and each sub-contractor shows up on his date regardless if the prior contractor had not finished his work. This results in a nightmare for the supervisor as he then has to reschedule contractors to come back to finish work. Painters were horrible. Trim work was fair. Framing was good, Concrete work good, roofing and siding was good, plumbing good, insulation good, hanging of drywall good, finishing drywall poor, hanging of cabinets fair, flooring very good, garage doors good, electrical fair, cleanup prior to moving in horrible. ... I like it here but not to happy with the process to get things corrected that are wrong in the homes & since continued building is being done this type of things isn’t getting any better, I actually was told to just keep a list & on the 10th month review them things will get fixed, however, that’s not true because they will them have problems so it’s like a viscous cycle. Too long of a response to get things done...workmanship by contractors is just average... BIG DEAL IS NOT ENOUGH DISTANCE FROM ISLAND TO WALL WHERE TV GOES, MAKES GREAT ROOM TO CLUDDERED

We felt rushed through the initial stages and were told no changes could be made after initial meeting at the design stage. This is something that could have been explained better as the design choices were limited and training was being held during our design process. Our Site Building Manager was left to explain details that were left out by sales and design. We would have maybe made other choices. Our Site Building Manager was professional and courteous but was placed in an awkward situation.

The communication during the building process was excellent. Once we moved in any issues were quickly resolved; however, the quality of some of the work was not that good. The driveway has several areas of spilled paint, the caulking inside is sloppy in many areas and some of the locks were not installed properly.

Our sales consultant, Lisa, was terrific! She did all we asked and more to make our new home purchase smooth. We were surprised by a few minor (though not insignificant) discrepancies discovered just after closing, but the construction manager eventually addressed them within our first month of occupancy.

As first time having a home built we found the process in purchasing the home went very smoothly. The home was finished pretty much on schedule. What we found was that the painting and finishing touches. Overall a good experience.

Great purchasing experience. We used Pulte for mortgage, insurance, title and recommended closing agent. We have purchased 5 homes over the years and this was by far the best customer service experience. Overall we are generally satisfied with our home. The one issue we have is the sloppy finish work and painting. Our hardwood floor needed to be refinished, have paint on cabinets and multiple areas where paint coverage is insufficient and color is overlapping. This is a common complaint if you read reviews from different sources so we were not surprised at the poor finish work. I believe over the warranty period these things will be corrected. For years this has been well known to Pulte and they are unable or unwilling to correct….. ... More

Nice community and amenities available

The "Options" part of the sales process felt somewhat "high pressured", The Design Center coordinator was very professional... There seemed to be some confusion between Sales and Design as to what was an available option and/or included. Once Our Project Mgr. took over everything went seamlessly....he was professional, always in touch, quick to respond to our questions, and very thorough during the "walk thru"

We have built six homes and this house is a nice home but to be honest, some of the quality of the product that we paid top dollar for was very disappointing. The paint for example is the cheapest grade of Sherwin-Williams there is. Had to have the bulk of it touched up and we still need to address some more paint issues. It totally will need to be repainted and the carpet we had to upgrade to is quite chintzy and disappointing. We do not feel we got our moneys worth. We know we paid for the location which we love the community, just wish the home had a little higher end offerings for the price we paid. ... More

We are overall pleased with our new home. From start to finish, our sales representative was available to assist with any and all concerns or directed us to the appropriate person. The building team leader was responsive to our concerns during and after the House was completed. However, we recommend an independent home inspector and a real estate agent. In our case, both our agent and home inspector agreed that our home was well built

When problems occured Jeremy saved the day, and I thank him f or that. He is a true Professional.

Mortgage application and approval process cumbersome and redundant. On Line process not good. Pulte insurance not responsive to questions. Responsiveness to issues with construction after closing slow and some things after more than a month not done.

Pulte has made me feel (as well as other neighbors) that once you close on the house that’s the end of repairs promised by construction manager to get fixed. I’m very disappointed by these actions. When speaking with CM he always pushes my request off to others or says it will be scheduled. I never get any notifications of scheduling dates.

Was good we lived nearby and could check the build process along the way. No real issues developed, but we could catch, and get corrected, minor issues well in advance.

Hello, we purchased a Del Webb home with Pulte builder. Our experience was better than we hoped for mostly due to the efficiency of our Contractor Project Manager who was very good at organizing his workers which resulted in a very quick build. All new builds have issues and ours were minimal. As in all purchases, the sales group was a little misleading. In this case in the number of households planned for the neighborhood. After living in the DelWebb community for 6 weeks, we love the neighborhood and activities provided.

Up till close things were great. After close things started to go downhill with responsiveness and house issues. Found a number of issues with the house to include one of the bedroom vents covered in drywall. Cracks to the fine details being missed are starting to add up.

It has been a long process with some bumps in the road. I must say there has been a recent turnaround with very good communications and actions. We are nearing the end of the list of open issues. Good recovery.

For the most part the home buying experience was good. I bought a spec house already under construction in May 2022. The price I paid was much higher than what a similar spec house is selling for now. So, I don't feel that I got a good value, but I guess that's market dynamics. I wasn't given the opportunity to add or make changes and was basically told that everything had already been ordered for the house. I was disappointed that the drop zone wasn't included or the cabinets over the butler's pantry. The quality of the house seems very good. I love the cabinetry throughout the house and the granite counter tops. The appliances seem top notch although I wish the dishwasher had a stainless-steel tub rather than plastic. There are a few minor details and painting flaws that need to be repaired such as no paint on some trim at the base of the cabinets in the kitchen and the stickers on the windows certainly should have been removed. Also, the attic drop down does not open as the stairs do not clear the opposite wall and will not fully come down. This should have been inspected and corrected prior to the sale. Determining the closing date was a little stressful for me since buying and selling involves scheduling other folks, movers and utilities. They were noncommittal on this and once it was set and I was told the house was finished, they tried to change it again a few days before closing. That was the only time, I got really upset since I had already scheduled movers, utilities and notified the buyers of my former house. It was not changed so I was able to move as scheduled, but it should have never been suggested. I am still waiting on a response to my repair requests, but it has only been a few weeks, so hopefully, I will hear soon. The neighborhood itself is beautiful as are all the amenities to include the Ocean Club. I am overall pleased with my purchase and would recommend the neighborhood to others. ... More

The home itself seems to be pretty well built. However, the trades that come in do a terrible job. The fit and finish is horrible, the paint and caulking is unbelievably bad and plumbers are a joke. Any time a plumber can put in a shower head, shower control, and shower drain in three different colors, plainly just doesn't care. Pulte warranty folks are pleasant and responsive. But I am tired of calling them, and I am sure they are tired of me calling. A house at this price point should not need to be painted at move in....but it does.

Del Webb met the deadline but needed follow up for sparkling and paint touch up.
