We were given a good understanding of the building process by the builder from the beginning. There were several good reviews prior to the start of the build to ensure we agreed with the drawings and plans. Then, there was good communication throughout the entire build process.

Delivered on time what I purchased in a pandemic. No shortages and that was amazing. My construction foreman jumped through hoops to make it happen. Rating would have been 5 Stars had it not been for the poor paint work that needed much rework.

From start to finish it was a smooth transition. Our sales person Kodi was just great every step of the way. She had all the answers! The project manager Karl was easy to contact and always returned calls immediately. He was there at every step to explain what and when during the building process!!

We have now lived in two Del Webb communities and we have had good building and closing experiences

It would be great if the workers took better care to do the job right the first time. Then we wouldn't have had to have so many things redone to get them right. Yes, all issues were fixed and resolved in a timely manner.

The overall experience with buying my home in DelWebb was very good and I am happy to be able to live in this great community. I’m happy with the house construction and interior finishing. Except for all the painting on the woodwork and doors, it is very sloppy with lumps of paint and spots without any paint. I do get very aggravated every time I look at it.

I love m house as far as the design, room sizes and responsiveness wrh our project manager. What is a huge disappointment is the finish work. We paid extra to have the craftsman’s package and expected the woodwork to be very attractive. There are so many things wrong with the trim that it’s embarrassing for people to see. Corners with large gaps, painting over nails that aren’t countersunk, rough and messed up wood; sloppily painted, just to name a few defects. I’m very happy with Mike for trying to get these defects corrected. Hopefully whoever comes here to repair the items is the best finish guy you have. As far as value: way too much for the lots which jacks the price of the home up. But, we knew going in, that the price was very expensive. I hope to be able to enjoy he amenities we are paying for but can’t use because of covid-19. I’m telling you all of this so you would do better. I wish I could have given a higher rating as some Del Webb associates went above and beyond while others were condescending and rude especially in the sales department. Sales is the face of DelWebb and she acted like they were doing us a favor purchasing the home. We ended up losing thousands of dollars and it was a “too bad attitude.” If I could say anything to DelWebb readership …one or two individuals ruined our experience and feeling towards DelWebb as a brand.

Details matter to ensure your options and issues are fully resolved. Seller options are limited and several post close elements were required at buyers expense post move in with local independent service providers to create the home details we wanted.

The punch list was not addressed prior to settlement. Some repairs were attempts to band aid instead of fixing properly. The follow up process to schedule repairs was frustrating and required too much chasing on our part.

The home was generally built well although some of the materials used were not what you would expect in a $600K home. Some of the detail work seemed rushed.

Initially we had many issues with the Superintendent. We asked him to meet us at the house numerous times for issues we saw (a 2x4 split in half and not replaced just toenailed together, porch ceiling framing not attached to header board, still do not know if it was fixed as they covered it up). Once James was replaced with Jay, things improved greatly. Jay was responsive, answered questions and anything that came up he verified with us it was handled. If we would have had Jay from the start, all our responses would have been 5 Star.

Mortgage application and approval process cumbersome and redundant. On Line process not good. Pulte insurance not responsive to questions. Responsiveness to issues with construction after closing slow and some things after more than a month not done.

Very nice craftsmanship and neighborhood.

Pulte has made me feel (as well as other neighbors) that once you close on the house that’s the end of repairs promised by construction manager to get fixed. I’m very disappointed by these actions. When speaking with CM he always pushes my request off to others or says it will be scheduled. I never get any notifications of scheduling dates.

Hard to get in touch with.phone number is always busy,mail box is always full

I like it here but not to happy with the process to get things corrected that are wrong in the homes & since continued building is being done this type of things isn’t getting any better, I actually was told to just keep a list & on the 10th month review them things will get fixed, however, that’s not true because they will them have problems so it’s like a viscous cycle. Too long of a response to get things done...workmanship by contractors is just average... BIG DEAL IS NOT ENOUGH DISTANCE FROM ISLAND TO WALL WHERE TV GOES, MAKES GREAT ROOM TO CLUDDERED

Was good we lived nearby and could check the build process along the way. No real issues developed, but we could catch, and get corrected, minor issues well in advance.

Hello, we purchased a Del Webb home with Pulte builder. Our experience was better than we hoped for mostly due to the efficiency of our Contractor Project Manager who was very good at organizing his workers which resulted in a very quick build. All new builds have issues and ours were minimal. As in all purchases, the sales group was a little misleading. In this case in the number of households planned for the neighborhood. After living in the DelWebb community for 6 weeks, we love the neighborhood and activities provided.
