For the most part the home buying experience was good. I bought a spec house already under construction in May 2022. The price I paid was much higher than what a similar spec house is selling for now. So, I don't feel that I got a good value, but I guess that's market dynamics. I wasn't given the opportunity to add or make changes and was basically told that everything had already been ordered for the house. Pulte cannot be trusted to construct a solid home at DelWebb grand dunes. We have had nothing but problems since moving in. Although there was a tension given in the first 30 days it has fallen off significantly after that. The quality of workmanship is terrible. Not one door was painted properly; neither the top nor bottoms of the doors were sanded and painted and there were many doors in need of a complete re-painting. These homes are put out so quickly that not even the paint jobs are finished before closing. There are so many areas that need to be addressed it's quite infuriating for the amount of money I spent to own this home. There is not one home in this development that was move in ready without a list of issues..They just spit them out and you are waiting and hoping for a reply to address the problems.

Poor interior paint and workmanship. Poor quality paint on walls and woodwork. It appears they were in an extreme hurry. Shoe molding unfinished and not nailed down.

Say no to builder incentives

I had a great construction manager. No issues there. Pulte Mortgage is horrible. I wish I would have not let the builder incentives persuade me. I would have still bought, but used another lender. The stress that they put my family through was not worth the money for builder incentives. We shall see how well they respond to issues because I have some open work orders. I don’t think that their homes are worth the market costs. The amenities at Del Web are great. Pleased with my community

Three field managers can’t get it right.

When we closed on our house they hadn’t even completed painting the exterior. Our patio and lanai where pitched so when it rained, water was settling and pooling near our foundation. The concrete had to be replaced. Some of my floor boards had water damage, all of my kitchen cabinets are defective, the glass in my shower is defective and the workmanship of the granite installer was unacceptable. It is 6 weeks later and the only thing addressed so far is the concrete, which they had to take up and redo a second time. There is damage to my fence,and new sod has to be laid. For the price of our Del Webb home I expected a much better outcome. Our sales person & final construction manager we’re TERRIFIC, but the workmanship was HORRIBLE! I will be filling MANY imperfections, sanding, painting & fixing many outstanding issues myself.

Tim is A GREAT FIELD MANGER. Also Shannon is A GREAT WARRANTY maager. both these men responded to my request during the building process (Tim) and after the closed of the house (Shannon) is still working with us on the warranty issues. Ifeel Tim and Shannon are a ASSET to the Pulte Group.

We love our home but found the local construction team not to be customer centered and did not supervise the work by the different tradesmen. We experienced a lot of quality issues. Thank goodness the Warranty team is experienced, responsive and willing to make things right that should have been corrected during construction. right.

As first time having a home built we found the process in purchasing the home went very smoothly. The home was finished pretty much on schedule. What we found was that the painting and finishing touches. Overall a good experience.

My closing on the house, I paid cash. The lawyer speed talked her way through all of the paperwork and when I asked for a copy, they could not give me one and I waited about 3 weeks before it finally showed up in my mail.

Going through the model was wonderful. It was beautiful but going through my house was a shock to say the least. I have stains on the cement walking up to the house and that is just the beginning. One of my French doors going into the office still needs work done on it and that's not happening. My counter top I sealed and yet found scratches and small divides. My windows would not lock, the dishwasher would not dry. The floors in the bathroom have paint drops that I need to scrub out. Outside I found that some of my siding was not nailed into place. The purchasing and planning was very good, Lisa, our sales person was very helpful and responded to any questions we had in a very timely manner. Our design team was also great and helpful with our decision making and putting our home together. The building on the other hand was very frustrating. Our home sat very long periods of time with nothing being done only to have many issues upon completion that we have addressed ourselves. For those who live a long distance from Myrtle Beach, it is important to visit the construction site at least a month or two prior to the planned closing date, and probable again two to three weeks prior to closing. You will want to attempt to resolve any issues prior to closing to the extent possible, and these visits are more likely to make you aware of any possible issues.

Holding out on rating the builders a five star until we see if they fix the water issues many of us are having. We bought in here because there was a very low possibility of any flooding. But...in the two months we have been here we have seen some very real issues that could cause major problems. Apparently, Pulte is on it and we hope that they find a resolution. Then ...five stars!

My sales agent was wonderful, very knowledgeable, and helpful during the entire process. The shining stars in this community for sure. The construction is below my standards for a new home quality build. Communication was good throughout the process but falls short after you close. Getting the building/construction manager or his supervisor to respond to your concerns has been a challenge. Kitchen cabinets, Kitchen quartz, floors, tile in bathrooms beautiful. Paint and trim finishes terrible. I'm sure we will need to repaint the entire house. Fingers crossed they repair our wood finishes, baseboards, crown, etc.

The community and people are wonderful. However, everything from picking out your first options to settlement was and still is stressful. The options are so many and not very well explained. The walk through before closing was postponed for four days because house was not professional cleaned, paint on new floors and carpet, and many other things. I’ve been here six weeks and still have things not done and now need to use a portal. Absolutely no one checking contractors work.

We have had multiple quality related issues particularly with finish work. We are on the 5th crew to get problems fixed over a 2 month period and the issues aren’t resolved. Our lawn looks like they planted mostly weeds and DW/pulte is not timely addressing this problem. We would not recommend buying from DW/Pulte.
