Overall it was a avg experience There were things that we would of liked to do but they were not a option..we did see alot of waste going in the dumpsters during every home build. With the cost of lumber we were amazed! Since this is a new community and we are at the begining of the build hopefully it will reach the standards of other del webb communities..this is our 2nd del webb home. Thank You

Great location with close proximity to beach and necessities. Friendly neighbors and nice amenities. Home has nice open concept and favorable features included huge MBR and bath, screened in lanai, convenient kitchen with huge pantry. My main disappointments has been with the interior and exterior paint quality. Paint has peeled in my garage and the exterior hardie boards show some bleed through in spots. All this could have been avoided if the builder would have spent a few extra dollars and PRIMED and added an extra coat of paint. I also have issue with the landscaping. They planted nice ...

Had major issue with laundry room door wall not square and thus it was not parallel with the hall-way flooring then the laundry room itself had its own tile off another 5-10 degrees off parallel. Wall around shower was off perpendicular about 5 degrees and really showed with more space of wall at top than bottom by the tile. Many windows were not trimmed parallel or square. While these were all fixed within 2 weeks of finding them and right at closing, they would not have been fixed if we had not come down to check on the house 2 weeks before closing. Kitchen cabinets, Kitchen quartz, floors, tile in bathrooms beautiful. Paint and trim finishes terrible. I'm sure we will need to repaint the entire house. Fingers crossed they repair our wood finishes, baseboards, crown, etc.

Ensure ALL issues are resolved BEFORE CLOSING.. walk thru weekly if possible near the end of the build and insist that all is resolved. Look at EVERYTHING meaning open cabinets, drawers, look at finishes, etc

The beginning of my process was great, good communication, pre-sheetrock walk through good, regular updates. The final 45 days not so good. My builder representative did the surprise, it's ready early after telling me the house would be ready later for months. Then 2 days before closing wanted to push closing for a few minor things - all theatre! Do not close if you have even the smallest items outstanding, it's almost impossible to get them done after closing. Pulte may build a good house structurally but the finishing of the home & attention to details is of poor quality.

There is nothing I do not like about the model\style and layout of our home. There was lack of communication and personal connection from the sales office rep and lack of making sure we were getting what we really wanted. We were lucky we didn't have any major issues, but every issue wether big or small should be treated the same and taken care of. I feel like the project manager was trying to classify us with certain answers to my concerns,but yet kept on coaching us to give him a good review. Poor interior paint and workmanship. Poor quality paint on walls and woodwork. It appears they were in an extreme hurry. Shoe molding unfinished and not nailed down.

My closing on the house, I paid cash. The lawyer speed talked her way through all of the paperwork and when I asked for a copy, they could not give me one and I waited about 3 weeks before it finally showed up in my mail.

Going through the model was wonderful. It was beautiful but going through my house was a shock to say the least. I have stains on the cement walking up to the house and that is just the beginning. One of my French doors going into the office still needs work done on it and that's not happening. My counter top I sealed and yet found scratches and small divides. My windows would not lock, the dishwasher would not dry. The floors in the bathroom have paint drops that I need to scrub out. Outside I found that some of my siding was not nailed into place. Closing Disaster & Selling Lies

We were told before signing a contract that we could put a pool table on the second floor (lie). Our original closing was 30 March, but the house was far from complete and all the engineered hardwood floors were damaged from paint and spackle and needed replaced. There were numerous problems, but we closed on 12 May. Pulte has been good about fixing the numerous problems, such as the island cabinet damage, no blind on one window, leaking faucet, outer garage wall not sealed from outside, GFI not working. Came in with low expectations on quality from this builder and was not disappointed. From low end cabinets and barely meeting building codes the house is as expected. We liked location and moved with friends who wanted to live here so we got what we expected. Homes are WAY over priced for what you get but we knew that going in. No one to blame but ourselves

Way too many poorly done items that I am still trying to get fixed or replaced. The paint job was messy. Trim was painted without cleaning it off first so imbedded dirt in the trim. Many light areas where coverage was thin. Several damaged items including granite and the shower stall which have not been resolved to date. I'm very disappointed with the finishing work.

Two months late on closing. Nothing for that inconvenience. At time of walk through a lot of little things to be completed and after 6 weeks we are still waiting on trim and paint. Workers are scheduled and don’t show up. I have complained about a pot-a-pottie in front of my home multiple times and it’s still there. Positive side community is nice.

The quality for a 600+ home is horrible! The paint, which was upgraded is horrible! Paint on the floor, rugs. chips on my counter that if they could not fix it expected me to pay for it. The landscaping person is absolutely useless! I had dead plants that I acknowledged before I moved in an trying to get them replaced correctly did not happen! It was not a good experience that's for sure!

Suffice to say, the post closing support has soured our experience. We had a significant list of punch items at our final walk, and only 4 of about 50 have been done in the 45 days since. Some of these are minor, but there are what I consider major items too. Below is a list of items sent to Pulte at the end of December, approximately 30 days after our November closing. We were excited to purchase the lot with the elevation, & color. But we couldn't because of symmetry and had to relocate to another lot. Moving forward, we picked out our choices for the entire house but had to make adjustments as supplies for certain materials were not available. That was understandable. The community, location and amenities are fantastic. Quality of workmanship and materials should be a separate category. The things in the home that take it from ok to great are missing. The build process interspersing location of builds and completions could be better. A new owner should not be put into a mindset of having to worry about what might go wrong hearing and seeing what your neighbors are experiencing.
