We felt rushed through the initial stages and were told no changes could be made after initial meeting at the design stage. This is something that could have been explained better as the design choices were limited and training was being held during our design process. Our Site Building Manager was left to explain details that were left out by sales and design. We would have maybe made other choices. Our Site Building Manager was professional and courteous but was placed in an awkward situation.

Up till close things were great. After close things started to go downhill with responsiveness and house issues. Found a number of issues with the house to include one of the bedroom vents covered in drywall. Cracks to the fine details being missed are starting to add up.

The communication during the building process was excellent. Once we moved in any issues were quickly resolved; however, the quality of some of the work was not that good. The driveway has several areas of spilled paint, the caulking inside is sloppy in many areas and some of the locks were not installed properly.

Dominic is excellent to deal with. He sent me pics showing the progress of the home, and he is very responsive to getting a few items fixed. I appreciate his help to make the process easier for me, because moving from out of state is a difficult process. He always gets back to me the same day, and I think he does a great job communicating. My experience has been excellent thanks to him. I would rate his performance as 5 stars (on a 1-5 scale with 5 being the best). my main issues are cosmetic or deal with landscaping…. The common area behind a few of our homes, should have been finished, but there are weeds growing instead. If this was seeded with grass and mowed like the rest it would be perfect. Also, the landscaping around the house : the bushes planted and the straw are not pretty. I would have preferred to pay extra for mulch like they use at the amenity center. that looks great! I would also have preferred not having the home painted in all flat paint and would have gladly paid to upgrade to other sheens for easy cleaning, like eggshell for the walls and semi gloss for trim. additionally, there are a lot of paint spots on the floor that are not always easy to remove. that was a negative, but again not a major problem just looked sloppy and avoidable. I think they should select a better title for the bathrooms, rather than the distressed which sometimes looks like water damage has occurred. I love the shower and the bench. The water pressure is great. the laundry room is very nice. I really like the kitchen cabinets and the easy close drawers! 5 stars there. the name brands are a plus, but the lack of a finish carpenter shows in the molding issues. and the windows not being square particularly the window over the sink had people the shutter salesmen laughing at how badly it was done, so that's a minus. In general, I'm happy with the home and looking forward to living in the Del Webb community. It's hard to tell now about the value and trustworthiness since that is takes time to tell. Plus, I don’t have a lot of experience to compare like some others do. many of the defects are purely cosmetic, and that would make the experience excellent if that holds true. ... More

It has been a long process with some bumps in the road. I must say there has been a recent turnaround with very good communications and actions. We are nearing the end of the list of open issues. Good recovery.

Our sales consultant, Lisa, was terrific! She did all we asked and more to make our new home purchase smooth. We were surprised by a few minor (though not insignificant) discrepancies discovered just after closing, but the construction manager eventually addressed them within our first month of occupancy.

For the most part the home buying experience was good. I bought a spec house already under construction in May 2022. The price I paid was much higher than what a similar spec house is selling for now. So, I don't feel that I got a good value, but I guess that's market dynamics. I wasn't given the opportunity to add or make changes and was basically told that everything had already been ordered for the house. I was disappointed that the drop zone wasn't included or the cabinets over the butler's pantry. The quality of the house seems very good. I love the cabinetry throughout the house and the granite counter tops. The appliances seem top notch although I wish the dishwasher had a stainless-steel tub rather than plastic. There are a few minor details and painting flaws that need to be repaired such as no paint on some trim at the base of the cabinets in the kitchen and the stickers on the windows certainly should have been removed. Also, the attic drop down does not open as the stairs do not clear the opposite wall and will not fully come down. This should have been inspected and corrected prior to the sale. Determining the closing date was a little stressful for me since buying and selling involves scheduling other folks, movers and utilities. They were noncommittal on this and once it was set and I was told the house was finished, they tried to change it again a few days before closing. That was the only time, I got really upset since I had already scheduled movers, utilities and notified the buyers of my former house. It was not changed so I was able to move as scheduled, but it should have never been suggested. I am still waiting on a response to my repair requests, but it has only been a few weeks, so hopefully, I will hear soon. As first time having a home built we found the process in purchasing the home went very smoothly. The home was finished pretty much on schedule. What we found was that the painting and finishing touches. Overall a good experience.

My sales agent was wonderful, very knowledgeable, and helpful during the entire process. The shining stars in this community for sure. The construction is below my standards for a new home quality build. Communication was good throughout the process but falls short after you close. Getting the building/construction manager or his supervisor to respond to your concerns has been a challenge. When they do it's a brief one-sentence answer and not what I'd call great customer service. There are issues with the home, mostly cosmetic in nature, however, a few issues need to be addressed with the construction/landscaping also. I'm faithful that the issues will be addressed slowly, however, if the quality was there, to begin with, it would be much less aggravating for all involved to deal with after closing. The subcontractors they are using do below-standard work in some cases and they are difficult to communicate with. I understand this is a track builder community, however with the Pulte name and this price point I expected a much nicer quality home and experience. ... More

The QC of the workmanship should be much better then it is for the price point.

The sales and finance people did a great job. My home builder John was on top of things, but there were several issues that needed to be addressed after closing which were poor workmanship by the subs. With what we paid for this home I believe the subs should be held to a higher standard.

Very happy with Del Webb as the developer but cannot say the same for Pulte as the builder. Workmanship and responsiveness to issues was average at best. Lack of attention to details and proper completion of home did not seem to be a priority with Pulte.

The builder builds structural a good house as for finishing the inside very disappointing with painting being the biggest issue.

The home itself seems to be pretty well built. However, the trades that come in do a terrible job. The fit and finish is horrible, the paint and caulking is unbelievably bad and plumbers are a joke. Any time a plumber can put in a shower head, shower control, and shower drain in three different colors, plainly just doesn't care. Pulte warranty folks are pleasant and responsive. But I am tired of calling them, and I am sure they are tired of me calling. A house at this price point should not need to be painted at move in....but it does.

Great purchasing experience. We used Pulte for mortgage, insurance, title and recommended closing agent. We have purchased 5 homes over the years and this was by far the best customer service experience. Overall we are generally satisfied with our home. The one issue we have is the sloppy finish work and painting. Our hardwood floor needed to be refinished, have paint on cabinets and multiple areas where paint coverage is insufficient and color is overlapping. This is a common complaint if you read reviews from different sources so we were not surprised at the poor finish work. I believe over the warranty period these things will be corrected. For years this has been well known to Pulte and they are unable or unwilling to correct….. ... More

Nice community and amenities available

The "Options" part of the sales process felt somewhat "high pressured", The Design Center coordinator was very professional... There seemed to be some confusion between Sales and Design as to what was an available option and/or included. Once Our Project Mgr. took over everything went seamlessly....he was professional, always in touch, quick to respond to our questions, and very thorough during the "walk thru"

We have built six homes and this house is a nice home but to be honest, some of the quality of the product that we paid top dollar for was very disappointing. The paint for example is the cheapest grade of Sherwin-Williams there is. Had to have the bulk of it touched up and we still need to address some more paint issues. It totally will need to be repainted and the carpet we had to upgrade to is quite chintzy and disappointing. We do not feel we got our moneys worth. We know we paid for the location which we love the community, just wish the home had a little higher end offerings for the price we paid. ... More

I had a great experience working with Brian, Jeff and Terry from the initial contact to closing. Unfortunately, once we closed on the home I have run into several brick walls trying to resolve lingering construction issues. I would advise buyers to get everything in writing and never sign off on punch list items that have not been completed.

It seems after Pulte gets your money that they dont have any concerns about addressing your issues that arise after the sale. Emails went unanswered and nobody seems to care about the items that need addressed after the money changes hands.

Beautiful area, designs, location. The quality of the finish work was rushed. Poor painting and quality paint. Ended up 250.00 square foot. That's way too much for the end result in the product quality and finish work.

The experience during the building process was good, but once you closed on the property and gave the rating for build process, service and warranty requests were mostly ignored. Adjacent home sites that were being built were messy and never cleaned up, with trash blowing everywhere and onto our property, as well as noisy trades working until 8:00 PM at night.

My husband and I have had approximately 13 homes in the last 18 or 20 years and at least five of them were spec homes that were brand new by reputable builders. We’ve had many issues beyond anything I’ve experienced with this new house in DelWebb NMB. There was no hot water in the kitchen and the faucet was not working properly. It took about two weeks of multiple phone calls and emails to get a new faucet. There’s a broken door going into the den. There was multiple sloppy workmanship and paint and trim, i’m still waiting for the range hood to be replaced that was defective since the day we moved in. We are now in the house almost 3 months. There was also a major problem with the sprinkler system. It took a couple weeks finally to get them to come and look at it, and the workers were very nice and found that the system is broken and the water was squirting right into the front door and into the back porch. We commented on our walk-through before we close that they were defects in the counters in both bathrooms and it took over a month to have someone come and look at it from the counter company and they decided they had to be replaced. Multiple times we set up appointments for them to replace the counters and the company workers did not show up. One time they lied to my project manager and said I wasn’t home and I was home waiting for them. The project manager tries to get vendors to fix things, and they continually do not show up while we wait at home all day, it would be nice if the project manager was more responsive and answering calls and emails and maybe once in a while stopping in to see how a new homeowner is doing on a face-to-face manor. There are approximately 20 homes that have been closed on in the neighborhood and we are all getting pretty friendly with each other and everyone is saying the same thing that the workmanship and quality is very very poor people have problems with their bathrooms, their air conditioner, their windows, mistakes, wrong toilets, wrong shower doors, the subcontractors are not properly supervised and there seems to be no quality control. I was going to recommend this neighborhood to many of my friends and now I’m not so sure because of the quality of the building. My home was $525,000. I feel for that price they should’ve been more quality control. Hopefully the responses to the survey will help you improve the building quality of these houses. They are very pretty and they are in a good location and I think the community is going to be very charming. But people are spending a lot of money and it’s very frustrating Having to wait day after day, week after week to get responses back from project managers and then wait for vendors to come and then they don’t show. ...
