We moved into our new Del Webb home 2 months ago. So far, everything has been great and we are very pleased. The small number of issues we have encountered have been addressed quickly, so no complaints. Very good experience!

I am working with the builder now to repair some of the damage caused when it was determined that some of the watershed for my property needed to be extended. Extensive damage was done to my irrigation system. This was quickly and quietly repaired by the Pulte Co.

I didn't like the buying process. Once you lock in the structure part you can't make any changes even though they may be months away from starting. The same is true for your design selections. Also, I was told March - April as the most likely closing time but it was mid February. My realtor agrees that was the timeline we were told. I couldn't change that day or time without a $500 per day cost which is ridicules. I would not recommend anyone go through this process. The homes are nice but overpriced because you are also paying for the amenities.

Pulte builds a good house, not a great house. We moved from a custom built home with all the upgrades. It was about the same price as Pulte but much better quality finish in terms of fixtures, cabinetry, carpet, paint, etc. The people in sales & construction are very nice & helpful. Pulte pushes partnerships, some of which are very good & others not so much. I suggest shopping around. Be diligent about your walk throughs and follow up. Once you move in be prepared for an unreasonable HOA process in terms of time to review & approve requests and some silly rules.

When the 1st phase opened up, we spoke with our sales associated, Amy, and got the process going. Amy did a fantastic job helping us each step of the way. She always answered our tquestions. As things got moving we met with the design team and construction team. Our construction manager, Walker email us once a week with updates. After completion we walked throughout the house and noted concerns, which were addressed. I also used the warranty service and they were quick about any issues. The final price was a bit of a surprise. All the options add up really fast and some items we thought should have been included were not included or were not even offered. For the cost we felt closets should not be wire shelves, but should at least be wood, and a pot filler was not an option. The floor plans and style of homes are great and the purchase process was very well organized.

All ten (10) interior doors were incorrectly installed and our service request has not been responded to. A roof leak damaged a bedroom ceiling and fixtures. On site personnel were slow to respond. Fortunately a field inspector’s actions got the leak repaired but now we’re waiting on ceiling repairs. We’ve just read that owners are having to wait more than one month for approval of landscape change. Proposals. These are our most serious concerns.

Generally great experience. We love the house. Area's that could use attention - Heating system initially was not working properly. System with the vents in the ceiling means the floor is always a different temp. Landscaping is marginal - seems no system to make sure all homes landscaping look great. Our construction manager, Walker, did a great job in fixing and explaining things.

I think when you go to closing, you have a right as a buyer to be involved in a convenient time and date for the closing. We had to close on December 20 and we had airline tickets for a Christmas holidays and they would not budge. I think that sucks

Great sales representative. Excellent project manager. However, we will be repainting the flat white painted interior walls with semi gloss paint. After moving in, we were not pleased with the sloppy dark-blue caulking job around the exterior white trim (project manager is helping to get this, and several other minor issues resolved). The sales and office staff are outstanding!

Not all options were presented to me initially. The completion date was given as October, but closing didn’t happen until December 19! Trees planted at an extra charge fell over within 3 days. They were obviously set on the ground and not in a hole. When reported, I was told no warranty on any landscaping. That included the 3 hollies by the front door that were dead before I moved into my house. All lights in Master Bathroom (8 bulbs) and kitchen (3 bulbs) quit working 2 days after moving in. Had a very good home buying experience with Del Webb Southern Springs in Spring Hill, TN. From Design to Mortgage to Build Quality and Closing, Del Webb and Pulte Homes provided great customer service and excellent communication. The Construction Manager sent us weekly emails with pictures on progress. He also was very responsive to questions and concerns. I would say the same for the Pulte Mortgage team.
