Our builder James was great.

Construction supervisor was great and punctual.

Not all options were presented to me initially. The completion date was given as October, but closing didn’t happen until December 19! Trees planted at an extra charge fell over within 3 days. They were obviously set on the ground and not in a hole. When reported, I was told no warranty on any landscaping. That included the 3 hollies by the front door that were dead before I moved into my house. All lights in Master Bathroom (8 bulbs) and kitchen (3 bulbs) quit working 2 days after moving in. I reported the problem and was told it must have been a bad batch of bulbs. I would need to buy bulbs to replace them! NO bathroom fixtures were included in the 3/4 million dollar home! Never was I informed of this. There was no choice on light fixtures nor was there an allowance for me to furnish my own. Kitchen dining area light fixture is not centered and when it was highlighted during walkthrough, the Contractor said he was not allowed to correct the obvious error. I paid an extra amount for surround sound through Phoenix. The company representative assured me not to worry because they would install after moving in. I was paying for the pre wiring. I have not heard anything about the surround sound system after 7 weeks and totally regret working with the Del Webb recommended company. Many items needed repair,adjusting or replacing. Still waiting on service for some issues. We were advised to wait until the 11 month inspection period and review.unless an emergency. Frustrating and time consuming to wait for service. Please investigate before you buy.

Had a very good home buying experience with Del Webb Southern Springs in Spring Hill, TN. From Design to Mortgage to Build Quality and Closing, Del Webb and Pulte Homes provided great customer service and excellent communication. The Construction Manager sent us weekly emails with pictures on progress. He also was very responsive to questions and concerns. I would say the same for the Pulte Mortgage team. Build quality was very good with two exceptions. The builder's painters were pretty sloppy with the overspray, especially on the floors. We are still cleaning overspray from floors as we fully move into the house. Also, the quality of the concrete pour and cure in the garage was substandard. They did a great job of grading it to run down to the driveway. But the concrete is already cracked (summer pour), and the flex gaps look like they were hand drawn by a kindergartner trying to draw a straight line. Just a note that Phoenix Systems and the Builder Technology Team (Smart Home and Low Power electrical) are not very responsive. We have been in our home for almost one month, and we still do not have a scheduled smart home orientation from Phoenix Systems to walk us through the smart door locks, MyQ Garage, and wifi range extenders. We are supposed to get "white glove" service and an orientation , but we have not gotten anything from the team. Please know that you will not get your Lodge access badges from the Southern Springs HOA on the day you close. As a matter of fact, the HOA will not give you access to anything until after they verify your home purchase after closing, so don't expect access to amenities at closing even though you pay your HOA dues with the closing. Plus, you will need one check for your access card and another check for your community name tag for anyone other than the primary homeowner and spouse. Also, this will hold you up from getting HOA approval for any upgrades to the home you might be considering having done BEFORE you move into your house. This is because they will not give you access to the web site for the HOA approval forms until after your closing. So, we could not get a concrete patio or fence installed the week after we closed because we had to wait until after closing to submit the requests for approval (so inefficient). Oh, and the approval committee for large projects only meets once per month at the beginning of the month, so make sure you have your package ready to go so you can submit immediately after you get access to the web site and the online forms. Then, run your checks (yes, these cost money) over to the Lodge (that you don't have access to yet). My recommendation would be to shop around for yard irrigation. Performance Lighting and Irrigation does not answer their phone and only seems to respond to email. Their seasonal maintenance seems expensive to winterize In the Fall and open the lines in the Spring. Plus, they are tremendously expensive if you want to make a change to the system and cut or cap lines for things like a concrete patio extension. They want to charge me $1800 to dig up, cut, and cap a few lines to accommodate the concrete patio. And, no, the builder would not allow us to make this adjustment during the irrigation installation. The technician who provided my orientation was nice enough, but he did not show me where all the heads are or whether or not they were working and pointing in the right directions. Very poor experience with purchase and quality of this house.

My wife and I are very pleased with our house built By Pulte. Our Project Manager, TJ was extremely responsive to our questions and made our transition into our new home an enjoyable experience.

I was very disappointed in Pulte Mortgage. It was not a satisfying experience compared to other lenders. I also was left in the dark a bit in setting up HOA.

I was fairly please with the buying process however, when it came to the walkthrough and final walkthrough there was a problem. The lot was not properly graded when it was developed, which created the situation of having standing water. After the first walkthrough Pulte re-graded the back and side yards, creating a large ditch across the entire back of the property, inside the property line. Ditch was not there at the first walkthrough. This had a major impact of the yard itself, reducing the amount of space in the yard (I had planned on putting in a fence for my dogs) as I learned the HOA would not permit a fence to cross the ditch. Well, When I bought the house there wasn't a ditch! Now with the ditch I have continuous standing water, the grass is dead, and we have a breeding ground for mosquitos as well. I asked repeatedly for Pulte to remedy the situation yet they have refused. ... More

TJ was/is awesome!!! got everything done that i needed!!!

Poor quality trade workers brought in so work is poor. Tiles on floor uneven where a toe bumps them. Poor drywall and paint work. Tiles left with grout, paint, pencil marks all over. Floors not protected properly during construction so chips, paint throughout house. Certain things requested at the beginning and they weren’t done and told too late to do it.. Garbage left around the house, beer cans. Finishes in the house didn’t match and they didn’t care. Windows poor quality as 4 windows had broken parts. Every person I have met so far has their negative stories as well. The homeowners are nice and amenities but Pulte trades don’t seem to care and project managers apparently are spread too thin. Design center limited choices and high prices. Wasn’t allowed to pick the most expensive cabinets because was told they were only for the million dollar homes. If I want to pay for the cabinet I should have been able to pick what was offered in the center. Talk to homeowners in your area before you consider. Buyer beware! ... More

Very pleased with the decision to move to this community. I have had several things to deal with since moving in but most trades have been expedient in resolving the issues to my satisfaction.

Very responsive to all requests. Complete satisfaction of the buyer clearly obvious. If I was his employer I would be proud to have him working with me.

Project manager Ian has been great. We did everything over the internet

We have mixed feelings about our experience with Del Webb. On the positive side, the sales office was outstanding in both responsiveness, follow through and effectiveness. However, on the builder/warranty side, they were not. Phone calls, text messages and other forms of communications were left unanswered and non-responsive. If it were not for the sales side intervening to help us, we would still be living with defects and issues.

We were disappointed in the first agent we had at the Del Webb sales center. She was extremely rude. Our realtor reached out to the sales manager at the sales office and from there on he worked with us and he was great. As far as the building process, we had questions that were not answered by the building supervisor for our house. Very disappointing. Overall the attention to workmanship is lacking. The home did not look like a home that was priced so high. It looked more like a very low priced track home. There did not seem to be any pride in the workmanship. All that said we do like the community we just don’t feel that the home will stand up to years of use. ... More

We were pleased with the overall home buying experience. We were kept updated on the build progress of the house. Impressed with build quality.

It is questionable whether final power washing was done as there was mud on the garage floor Cleaners did a poor job of final cleaning. Painters were very careless, leaving permanent damage to flooring and concrete. Cracked windows have not been replaced. French door handles do not line up. Overall quality is not up to the claim of a high quality home.

The process of building, my home was very good. Keith, Sales, and TJ building superintend, were outstanding because of their responsiveness , and knowledge. On the other hand, I was very disappointed in Pulte offerings. Although home prices looked reasonable to begin with as it turns out, there are very few opportunities to upgrade, such as lighting fixtures, flooring, paint, etc. so therefore, once I moved in, I had to pay to get what I wanted in the first place. Also, some of the workmanship could have been better. For example, many areas in the home had glue on the flooring, which had not been cleaned up. Also something is seriously wrong with the paint in some areas. It is extremely sticky even after two months. Overall, I am pleased with my home, but caution anyone getting ready to purchase that you’re going to have to put money into the home if you want anything upgraded , additionally, some things aren’t even provided such as towel racks with the excuse that buyers don’t like where Pulte was installing them ... From start to finish, my homebuying experience was very positive. From the sales team to the construction team, I was kept informed every step of the way. My construction manager, TJ, was especially attentive to each and every question (and there were a LOT of them) and made sure I understood each phase of the construction process. He provided weekly photo updates and displayed genuine excitement for me as the build came to an end. This was especially important to me because I live in another state. Very easy to work with.

Pulte / Del Webb. The jury is out but I can tell you that Pulte does not have a great reputation in this Del Webb subdivision. Pulte uses sub-standard contractors and the attention to details in regard to workmanship is bad. Maybe things will get better but my “not impressed” meter is not registering right now.

All of the Dell Web teams were very responsive during the process answering any questions and keeping us updated on progress and next actions. The inspection and completion of purchase was seamless accommodating our schedule and needs.

Working with the team at Pulte and Dell Webb was a pleasure. Both the sales and building experiences were well managed, and we updated throughout the process. Thanks to Ryan and Keith for all of their assistance and professionalism.
