We chose Del Webb because of it's location and community activities and atmosphere. We have concerns about quality of structure itself. I would have preferred to have an independent architect review plans. The fact that actual building plans were secret and hidden were a warning sign to me. Electrical and water supply may barely meet local codes, but for the price, it could have been better.

Everyone was nice to deal with. Painters did a horrible job. Didn’t like where some residence got their garage painted and i was told they didn’t do that. Landscaping isn’t great and concrete job on porches and drive isnt that great.

Was kept informed and completed on schedule

Hot water takes forever to come out of any of the faucets. And if you shut the water off and return a few later the process begins again. WHY

Recently moved to the Del Webb Southern Springs community in Spring Hill, TN. Southern Springs is a great concept and once done will have approximately 900 homes. We have a wonderful Amenity Center with indoor / outdoor pools, gym, fitness and meeting space, pickleball and tennis courts and much more. The community has clubs and events galore - too many to mention. Great neighbors too! Overall, my wife and I have been pleased but there are a few things worth noting. First, the urgency the developer has is totally one-sided towards getting as many houses built as quickly as possible. This results in sometimes sloppy work as all sub contractors are under extreme time pressure. And it shows. As we neared the finish line for completion of our house the pace seemed frenetic to the point where customer empathy became secondary. There was too much to do and not enough time to do it with care and simultaneously demonstrate sincere concern for the customer. Second, we had a couple of disputes around what was promised and what Pulte attempted to deliver. We had to argue with them on matters that never should have been areas of friction. Even though we prevailed on most items, this was not customer centric behavior on the builder's part. It was disappointing for the customer to have to stand up to fight for what was right and petty on their part. Third, expect to get nickled and dimed on upgrades. It's their business model. To end up with the kind of home you want - you'll spend several thousand extra dollars. No way around it. Last, do not believe anything they say about the time-line for completion of community amenities. They will happen eventually - just not when Pulte originally says they will. We have only been in our house for 6 weeks. Thus far, it seems to be of very good quality and the responsiveness to issues has also been very good. Value is an interesting proposition to consider. The prices were quite high for the area when we bought, and have been increased a few times since. I guess 'whatever the market will bear' would apply. I'll have to give it one year before accurately assessing the value, depending upon how the house holds up through four seasons, the continued responsiveness and how the community develops/grows.

Overall the experience has been good. Many calls and texts to the builder have gone unanswered. Neena our sale person has been outstanding to work with.

We've encountered several relatively minor quality issues since moving into our home with most issues being lack of attention to detail during construction. Warranty repairs have been handled in a timely manner with one notable exception. We have a leak at a corner crease of a gutter near our front door that has yet to be repaired properly despite several requests (including photos indicating the leak).

We were building long distance and our CM kept us informed weekly with photos and updates via email and txt.

T.J. was great to work with as was Nikke however I think Pulte really needs to evaluate some of the sub-contractors. If you really want to build a god home everyone that works on the home MUST have the desire to build a quality home!

The sales part of the process was excellent. They worked with us and answered all of our questions that we knew to ask. I am disappointed with the workmanship for the price we paid. Also disappointed with the quality of fixtures particularly the plumbing fixtures. After the 1st walk thru, we found several things that should have been addressed and fixed at that time because they were wrong. It took several calls to have these corrected and they weren’t taken care of until the week before the final walk thru. If these things had been addressed at the time they were discovered, there would have been less of having to do a total redo. We have had several issues with things not working properly. Response to the issues is good. But when scheduling repairs, the time frame is not always good. We are still having garage opener issues after a month and a half. We also were not told about several things in the building and closing process that came as a surprise to us. One of the issues was a huge charge for hoa at closing that was not the dues. I would suggest a different standard paint color for inside. The color now being used gives the homes a very cold uninviting feeling. At design time we were very limited in exterior choices because we were told neighbors had those colors. That is fine except houses behind us have the exact same stones and very similar colors as their neighbors. I do want to say that Zac, Brandon and KrisAnn have been very helpful in trying to solve our issues. While all work very hard to take care of things it seems the leadership is spread thin so it makes it very hard to take care of everything on a timely manner.

We have mixed feelings about our experience with Del Webb. On the positive side, the sales office was outstanding in both responsiveness, follow through and effectiveness. However, on the builder/warranty side, they were not. Phone calls, text messages and other forms of communications were left unanswered and non-responsive. If it were not for the sales side intervening to help us, we would still be living with defects and issues.

Our experience started out good but then…we are in the final phase of this Del Web development. The sales person we were working with from the start was all the sudden no longer working there(not by her choice) then we get notice from company stating what our closing date was. We were not ask or given a chance to change the date. Since we had not already closed on our house we were looking at having two mortgages and we needed to delay the closing by 2 weeks. We were told NO and that we would be charged $500 penalty a day for each day we delayed closing. No grace, no consideration no nothing except we had to pay $9,000 penalty. Fixed shelving in the panty is impossible to deal with. Can not fit small appliciances for storage such as a Kitchen Aid mixer or bread maker. Kitchen draws are not deep enough many appliances. No drawers in two of the bathrooms. Linen closet door is extremely small. Laundry room door can not be opened all the way without hitting the dryer, needs a design change. No pride in workmanship on those working on the house. Flooring has spots of "glue" throughout the entire house.

Homes built at breakneck speed with little if any attention to detail. Painters have no idea what a drop cloth is, and I spent a few hours myself doing additional caulking and paint touch up. Some exterior left unpainted. Biggest issue was concrete floor and garage cracks. Project manager despite the above was awesome and clearly cared for customer concerns, issues pointed out during build were attended to immediately. Hopefully warranty reps. will be same (TBD).

Paint washes off when wiped .. cheap cheap.. also some spots sloppy...

Responsiveness slow to non-existent due to virus. Needed more effort to “find a way”. Over 8 weeks in and house still has unfinished items.

If you wish to live in Nashville area in 55plus community, this is best place for you.

I was fairly please with the buying process however, when it came to the walkthrough and final walkthrough there was a problem. The lot was not properly graded when it was developed, which created the situation of having standing water. After the first walkthrough Pulte re-graded the back and side yards, creating a large ditch across the entire back of the property, inside the property line. Ditch was not there at the first walkthrough. This had a major impact of the yard itself, reducing the amount of space in the yard (I had planned on putting in a fence for my dogs) as I learned the HOA would not permit a fence to cross the ditch. Well, When I bought the house there wasn't a ditch! Now with the ditch I have continuous standing water, the grass is dead, and we have a breeding ground for mosquitos as well. I asked repeatedly for Pulte to remedy the situation yet they have refused. ... More

Have too many homes closing at one time which seems to cause them to rush to finish the homes.

Very disappointed in the quality of home for the price you pay. Cheap workmanship which resulted in many mistakes and flaws.

Pulte / Del Webb. The jury is out but I can tell you that Pulte does not have a great reputation in this Del Webb subdivision. Pulte uses sub-standard contractors and the attention to details in regard to workmanship is bad. Maybe things will get better but my “not impressed” meter is not registering right now.

The garage door is very poor quality. You have to wait 1 year to get many things repaired. My roof has many issues and after 4 professional inspectors the work still has not been completed.
