overall, the site manager was extremely efficent. Quality of workmanship on the tile and grout below standard of a pulte home, Previous Pulte home was a amazing. Overall, less quality on the Southern Springs location.

Not enough attention and explanation given to detai ls of home and property purchased.. an extra person is needed besides sales to go over fine details in the building and extras in that phase of picking out all the add on's. A great deal of money was wasted on your part , by installing goods before house was in final stage.

I really love the neighborhood. This is a great place to live. We purchased the house in May of 2021. Vickie was excellent to work with. She is very knowledgeable and was not pushy. I would give five stars on this part of the process. The building phase was not as great. Yes, i know about supply chain issues and all of that. I didnt mind waiting my turn for stuff to come in. What I did not understand was how houses purchased after ours were completed months ahead of ours. That part was frustrating. I love my home don't get me wrong. The quality of workmanship is gone. I've been here for 2 months & my cabinets have fallen apart. The concrete front porch is cracked so badly that it needed to replaced before I moved in. Filling the broken chunks of concrete makes both the front porch & back patio look cheap & worn out. For how much this house cost, everything should have been perfect. I can't believe some things passed their inspection because they didn't pass mine--like crooked window trim, missing paint or paint where it shouldn't be (like on windows). Some examples of poor workmanship: Fan switch installed but not working, Electrical plug installed but could not be used, stove scratched, shower door scratched, grout and chalking very sloppy. Quality of sod installation was very poor. Overall the quality of the products were good, it was how they were installed. How can anyone install an electrical switch or plug and not test to see if it works? Why install prodeucts that are scratched in a new home. Felt there was a good deal of misinformation right from buying process & through building process. Fell strongly that overall finishes could be a LOT better. At 80 yrs old, I am not getting down on the floor to clean & scape areas that should have been done for me.

Disappointed with the number of things that needed to be corrected. Instead of being addressed by builder, the home buyer needed to identify these issues and then follow-up with builder to see if they have been addresses.

Lack of response and communication among the front sales office and field team

Quality homes. The wait to move into our home was not what we were told or expected. Communication among the Pulte Team is poor. Very frustrating. Realize everyone is trying to do their job, but I would not recommend Pulte to a friend. Built 3 houses in our lives and this is by far the worst experience.

Terrible Build Process

We were promised a smooth build process with lots of communication. Didn’t happen. The only way we found out about anything was to visit the build site after hours, and ask questions. It usually took a day or 2 to get any answers. House is solid, but the finish work is shabby. Example: We had paint on the floor all around the house next to the base shoe. We were also misled on the home options and lost out on a chance to have a sunroom. We found out just after footers were dug but they would not let us revise the plan under the guise of permitting being completed. We offered to pay for ...

Very poor quality of workmanship. Poor paint job with paint stains all over floor, etc. Very poor grout work in bathroom tile. Contractors walking in house with muddy feet permanently staining concrete and grout. Broken cabinets. Plumbing and electrical issues. Wrong kitchen faucet installed. Microwave surround not installed.

You’re signing up for a production line house with a custom price. Don’t expect your house to not have most/all the defects that others have had. Pulte does not appear to improve its methodology as it goes.

Don't Expect Your New Home to Look Like the Model.

The walk-thru scheduled 10 days before the actual closing should show a home with a short punch list...a home that's almost perfect and ready for move-in. My list of open items was 2 pages long, and the 'promise' that the home would be 100% ready by closing date did not happen. The closing date is set by Pulte...not the buyer. Read the contract carefully.

I like my new home and the community. The property management staff has been helpful. The design of the house attracted me to it. The open kitchen, the covered lanai, and the covered front porch are all desirable. I am very happy with the led lighting. I would suggest that a buyer add extra lighting over the location of the headboards of the beds and by the entry door in the garage. I am glad that I did this. The garage door is very poor quality. You have to wait 1 year to get many things repaired. My roof has many issues and after 4 professional inspectors the work still has not been completed.
