We've encountered several relatively minor quality issues since moving into our home with most issues being lack of attention to detail during construction. Warranty repairs have been handled in a timely manner with one notable exception. We have a leak at a corner crease of a gutter near our front door that has yet to be repaired properly despite several requests (including photos indicating the leak).

T.J. was great to work with as was Nikke however I think Pulte really needs to evaluate some of the sub-contractors. If you really want to build a god home everyone that works on the home MUST have the desire to build a quality home!

The sales part of the process was excellent. They worked with us and answered all of our questions that we knew to ask. I am disappointed with the workmanship for the price we paid. Also disappointed with the quality of fixtures particularly the plumbing fixtures. After the 1st walk thru, we found several things that should have been addressed and fixed at that time because they were wrong. It took several calls to have these corrected and they weren’t taken care of until the week before the final walk thru. We have mixed feelings about our experience with Del Webb. On the positive side, the sales office was outstanding in both responsiveness, follow through and effectiveness. However, on the builder/warranty side, they were not. Phone calls, text messages and other forms of communications were left unanswered and non-responsive. If it were not for the sales side intervening to help us, we would still be living with defects and issues.

Our experience started out good but then…we are in the final phase of this Del Web development. The sales person we were working with from the start was all the sudden no longer working there(not by her choice) then we get notice from company stating what our closing date was. We were not ask or given a chance to change the date. Since we had not already closed on our house we were looking at having two mortgages and we needed to delay the closing by 2 weeks. We were told NO and that we would be charged $500 penalty a day for each day we delayed closing. No grace, no consideration no nothing ...

Fixed shelving in the panty is impossible to deal with. Can not fit small appliciances for storage such as a Kitchen Aid mixer or bread maker. Kitchen draws are not deep enough many appliances. No drawers in two of the bathrooms. Linen closet door is extremely small. Laundry room door can not be opened all the way without hitting the dryer, needs a design change. No pride in workmanship on those working on the house. Flooring has spots of "glue" throughout the entire house.

Homes built at breakneck speed with little if any attention to detail. Painters have no idea what a drop cloth is, and I spent a few hours myself doing additional caulking and paint touch up. Some exterior left unpainted. Biggest issue was concrete floor and garage cracks. Project manager despite the above was awesome and clearly cared for customer concerns, issues pointed out during build were attended to immediately. Hopefully warranty reps. will be same (TBD).

I was fairly please with the buying process however, when it came to the walkthrough and final walkthrough there was a problem. The lot was not properly graded when it was developed, which created the situation of having standing water. After the first walkthrough Pulte re-graded the back and side yards, creating a large ditch across the entire back of the property, inside the property line. Ditch was not there at the first walkthrough. Pulte / Del Webb. The jury is out but I can tell you that Pulte does not have a great reputation in this Del Webb subdivision. Pulte uses sub-standard contractors and the attention to details in regard to workmanship is bad. Maybe things will get better but my “not impressed” meter is not registering right now.

The garage door is very poor quality. You have to wait 1 year to get many things repaired. My roof has many issues and after 4 professional inspectors the work still has not been completed.

It is easy to request something to be done, but getting someone to do then is another thing. I have been waiting for my baseboards that got soaked to be put on and still waiting! Electrician was to come out today NO SHOW!no response when called.

I really love the neighborhood. This is a great place to live. We purchased the house in May of 2021. Vickie was excellent to work with. She is very knowledgeable and was not pushy. I would give five stars on this part of the process. The building phase was not as great. Yes, i know about supply chain issues and all of that. I didnt mind waiting my turn for stuff to come in. What I did not understand was how houses purchased after ours were completed months ahead of ours. That part was frustrating. Some examples of poor workmanship: Fan switch installed but not working, Electrical plug installed but could not be used, stove scratched, shower door scratched, grout and chalking very sloppy. Quality of sod installation was very poor. Overall the quality of the products were good, it was how they were installed. How can anyone install an electrical switch or plug and not test to see if it works? Why install prodeucts that are scratched in a new home. I must say the contractors warranty program works great but the sub contractors are very slow to respond. The sales process was changed ...

Being a first time buyer of a new home, i am highly disappointed in the plumbing fixtures installed, very inexpensive and after 2 months already discoloring on the finish...they installed a very low end disposal, and we don't have hot water to the kitchen ( as it needs a comfort pump) this should have been taken care of by builder... we have pressure issues and hopefully all will be resolved, overall i would say the next buyer needs to be sure of what fixtures that are included in the purchase

House was built very rapidly. Limited number of options. Unwilling to make small changes during building process if not in the plans even though it could save the builder and purchaser money. Very important that the purchaser remain involved during the building process. The order of the building process is not always the most economical. For example not putting in outlets in some cases before the drywall was installed. Drywall was installed over switch boxes.
