T.J. was great to work with as was Nikke however I think Pulte really needs to evaluate some of the sub-contractors. If you really want to build a god home everyone that works on the home MUST have the desire to build a quality home!

Construction manager was easy to work with and listened to our concerns. Found the sales process to be questionable in that not all options were reviewed or explained well. Definite misunderstandings in the design phase. Some areas had construction changes that were not part of the original specifications and not covered with us. Took some negotiation to get what we needed and what our floor plan showed. Quality in some areas is questionable. So far the warranty process is working well and the individuals have been very helpful. Love the community.

We chose Del Webb because of it's location and community activities and atmosphere. We have concerns about quality of structure itself. I would have preferred to have an independent architect review plans. The fact that actual building plans were secret and hidden were a warning sign to me. Electrical and water supply may barely meet local codes, but for the price, it could have been better.

Everyone was nice to deal with. Painters did a horrible job. Didn’t like where some residence got their garage painted and i was told they didn’t do that. Landscaping isn’t great and concrete job on porches and drive isnt that great.

No Quality For the Price

We paid over $800,000 for a less than 2,000 SqFt home. The fixtures, lights, plumbing hardware, and finish trim are all builders grade on the cheep end. The switch locations for various lights make no sense, The lawn is nothing but weeds. On the plus side, the house fits our needs very well, the location is outstanding, and the Del Webb activities and social aspects are outstanding. Those are built into the house cost, but the basic house is no where near a $400 per sqft property

Very disappointed in the quality of home for the price you pay. Cheap workmanship which resulted in many mistakes and flaws.

Pulte / Del Webb. The jury is out but I can tell you that Pulte does not have a great reputation in this Del Webb subdivision. Pulte uses sub-standard contractors and the attention to details in regard to workmanship is bad. Maybe things will get better but my “not impressed” meter is not registering right now.

The garage door is very poor quality. You have to wait 1 year to get many things repaired. My roof has many issues and after 4 professional inspectors the work still has not been completed.

It is easy to request something to be done, but getting someone to do then is another thing. I have been waiting for my baseboards that got soaked to be put on and still waiting! Electrician was to come out today NO SHOW!no response when called.

I didn't like the buying process. Once you lock in the structure part you can't make any changes even though they may be months away from starting. The same is true for your design selections. Also, I was told March - April as the most likely closing time but it was mid February. My realtor agrees that was the timeline we were told. I couldn't change that day or time without a $500 per day cost which is ridicules. I would not recommend anyone go through this process. The homes are nice but overpriced because you are also paying for the amenities.

We were denied several features which we had in 2 previous homes in DW sun city, TX. One of those was a Patio extension which two close neighbors have.

All ten (10) interior doors were incorrectly installed and our service request has not been responded to. A roof leak damaged a bedroom ceiling and fixtures. On site personnel were slow to respond. Fortunately a field inspector’s actions got the leak repaired but now we’re waiting on ceiling repairs. We’ve just read that owners are having to wait more than one month for approval of landscape change. Proposals. These are our most serious concerns.
